I-90 Self Storage Expansion Awaits Zoning Decision in Lawrence County, SD

Self-storage owner Daryl Johnson has submitted a rezoning request in Lawrence County, S.D., as part of expansion plans for I-90 Self Storage in Spearfish, S.D. Johnson intends to expand the 200-unit storage facility onto 1.24 acres of undeveloped county land that borders the city. The property is off Interstate 90 at Exit 8, near the Spearfish Industrial Park.
The parcel will need to be rezoned from suburban residential to highway service commercial, according to the source. The county’s comprehensive plan identifies the area as a growth area for Spearfish, but Johnson doesn’t believe the land is conducive for residential development.
“The proposed highway-service-commercial lot would be used for a combination of allowable highway-service-commercial uses,” Johnson told the Lawrence County Commission on Feb. 24. “At this time, the most likely use is self-storage. Any buildings require a front setback of 25 feet with a 10-foot setback on the sides and rear. Any signage, utilities, etc., will be done as needed and will meet all county or city ordinances.”
The Spearfish planning department is supportive of the rezoning request, as long as the county approves Johnson’s development plan and all plats associated with the property are approved by Spearfish officials before development commences, the source reported.
County commissioners were scheduled to discuss the zoning application this week.
