Update 3/21/24 – The global self-storage development pipeline continues to be extremely dynamic. Inside Self-Storage regularly covers new projects being planned and approved as well as zoning and other municipal issues. Following is additional activity taking place in March 2024.

Bakke Development Corp. and Batson-Cook Development Co. (BCDC) are developing a self-storage facility in Weslaco, Texas. Plans for the 2.6-acre site at 1115 Dragonfly Ave. include a three-story building comprising 86,975 net rentable square feet in 773 units. Independent Contractors Inc. is serving as the general contractor, with Alamo Architects Inc. providing the design. Halff Associates will oversee the civil engineering. The project is expected to be complete in early 2025. Founded in 1996 and headquartered in San Antonio, Bakke specializes in multi-family, office, self-storage, shopping centers and urban-infill redevelopment projects in Texas. Founded in 1963 and based in Atlanta, BCDC provides development and capital solutions primarily through partnerships on commercial real estate projects.

A joint venture between BCDC and Madison Capital Partners is developing a Go Store It Self Storage in Charlottesville, Virginia. Plans for the property at the intersection of Rio Road West and Seminole Trail include a five-story building comprising 92,585 square feet in 704 units. Project partners include general contractor BenCo Construction Inc., architect JMN Architecture P.C. and civil engineer Shimp Engineering P.C. The facility is expected to open early next year. Based in Charlotte, North Carolina, Go Store It is an affiliate of Madison Capital, which specializes in the acquisition, development and management of self-storage properties nationwide.

In a joint venture, Castle Hill Investors LLC and Diamond Point Development LLC opened a self-storage facility in Poughkeepsie, New York, that’ll be managed and branded by industry real estate investment trust (REIT) CubeSmart. The multi-story building at 1998 South Road comprises 67,000 rentable square feet in 640 units. It was designed by SAA Architects, with EDC serving as the general contractor. Castle Hill is a Miami-based real estate investment, operating and development firm specializing in the self-storage, manufactured housing and multi-family sectors. Diamond Point is a real estate investment, development and asset-management company.

Cumming Highway Storage in Canton, Georgia, received zoning approval to expand. The new structure will be built on nearly 10 acres at 7222 Cumming Highway, which is adjacent to the existing facility at 7770 Cumming Highway.

Double E Properties LLC received zoning approval to build a self-storage facility in Gainesville, Georgia. Plans for the 9.3-acre property at 0 Cornelia Highway include 10 buildings, two of which will be three stories. It’ll offer climate-controlled and drive-up units. Double E is a real estate investment company focused on building and leasing commercial properties in Georgia.

Self-storage REIT Extra Space Storage Inc. is developing a new facility in Coconut Creek, Florida. Plans for the property at 4161 W. Hillsboro Blvd. include a five-story building comprising 170,000 square feet in 1,400 units. Headquartered in Salt Lake City, Extra Space operates more than 3,500 locations under the Extra Space, Life Storage and Storage Express brand names.

Lindon DMC is seeking approval to build a container self-storage facility in Sunderland, England. Plans for the parcel on Halliwell Street include up to 71 shipping containers. The land was formerly used as a storage depot for Northern Gas Networks.

Livingston Veterans Commercial LLC is seeking zoning approval to build a mixed-use project in Naples, Florida, that’ll include self-storage. Plans for the 4.6-acre property on the southeast corner of Livingston Road and Veterans Memorial Boulevard include a car wash, gas station and 100,000-square-foot self-storage building. The project received support from the county planning commission.

Bruce Maisel received zoning approval to build a self-storage facility in Stafford, New Jersey. Plans for the property at 365 S. Main St. include a two-story building comprising 47,000 square feet in 750 units.

Manok Investments Ltd. is developing a self-storage facility in Laredo, Texas. Expected to be complete this summer at 210 Cuatro Vientos Road, it’ll comprise 75,000 square feet. The architect for the project is NOMA Design Studio.

StorSafe, which operates 28 facilities in six states, is seeking a special-use permit to expand its self-storage facility in China Grove, North Carolina. The 2.6-acre property at 1530 Hope Lane already includes five structures comprising 12,155 square feet that were built in 1996. The new single-story building will add 14,750 square feet. Though the parcel is zoned properly, a special-use permit is required by the city’s Unified Development Ordinance for any site expansions.

Sutton Real Estate received zoning approval to build a mixed-use project in New Haven, Indiana. Plans for the 23-acre property at 10433 E. Paulding Road include self-storage on the northern third and a 469 Cycle Shop on the southern portion. The middle of the parcel will remain undeveloped.

Tulfra Real Estate is seeking permission to build a mixed-use project in North Haledon, New Jersey. The proposal for the vacant 4.7-acre lot at 987 Belmont Ave. calls for a three-story self-storage building, a 4,379-square-foot retail structure that will accommodate two tenants, and 90 apartments, including 16 for low-income families. The project is facing opposition from community members, who raised concerns at a recent board meeting about water runoff, traffic and noise. A public hearing has yet to be set. Based in Rochelle Park, New Jersey, Tulfra develops and operates residential, retail and self-storage properties.

Phoenix-based U-Haul International Inc. is developing a self-storage facility in Manheim, Pennsylvania. Plans for the 13.3-acre property at 1985 State Road include a three-story building offering 1,295 climate-controlled units. It’ll also contain a warehouse for the company’s mobile-storage containers. It’s scheduled to open next year.

U-Haul is also converting a former Levitz Furniture store in Oxnard, California, to self-storage. The company purchased the 8.8-acre property at 2420 N. Oxnard Blvd. in 2016 and operates a retail shop in a portion of the vacant building. It received approval earlier this month to transform the 153,000-square-foot structure into a three-story building. It’ll also add a single-story warehouse for its mobile-storage containers.

U-Haul is also building a self-storage facility in Lancaster, Pennsylvania. Plans for the 13.3-acre property at 1985 State Road include a three-story building comprising 125,000 square feet in 1,295 climate-controlled units. It’s expected to open in a year. Established in 1945, U-Haul owns and manages more than 82 million square feet of storage space nationwide.

Aaron Gonzales/Jaclyn Anne LLC is seeking approval to convert two vacant buildings at 292 E. Smith St. in Woodbridge, New Jersey, to self-storage. The applicant has requested a use variance, site-plan approval and bulk variances. The township zoning board of adjustment will discuss the application this week.

Clear Sky Capital, a private-equity investment-management firm, is developing a four-story self-storage facility in Scottsdale, Arizona. Expected to be complete in fall 2025, the building at 16136 N. Pima Road will offer 1,051 climate-controlled units and 15 vehicle-storage spaces. Founded in 2009 and headquartered in Phoenix, Clear Sky has more than 130 investments totaling $1.6 billion in assets under management across its self-storage, carwash, manufactured-housing and multi-family platforms.

JR Clisham, who owns eight self-storage facilities in Connecticut, is seeking zoning permission to build another in Enfield, Connecticut. Plans for the property at 210 Moody Road call for 10 single-story structures comprising a total of 67,230 square feet.

EXO Storage is seeking permission to build a container-storage facility in Cramlington, Northumberland, England. Plans for the vacant property on Bassington Lane include the addition of 300 units.

Hines, an international real estate development, investment and management firm, is developing Custer Self-Storage in Frisco, Texas, and Jupiter Self-Storage in Garland, Texas. Plans for the 4.6-acre lot at the intersection of Custer Road and Sam Rayburn Tollway in Frisco include a two-story building comprising 76,675 net rentable square feet in 709 units. It’ll also offer 19 vehicle-storage spaces. Jupiter Self-Storage will comprise a single-story building and a three-story structure, offering 90,650 net rentable square feet. The 2.5-acre site is at the intersection of Buckingham and Jupiter Roads. Founded in 1957, Hines is a privately owned global real estate investment firm with a presence in 30 countries.

Hold Storage opened in Kings Cross, London. The facility at 260-266 York Way comprises 56,000 rentable square feet. The company plans to develop five more facilities in the city by the end of 2025. It was cofounded by Frederic de Ryckman de Betz, founder of U.K.-based Attic Self Storage, and Callum Kempe.

Insite Property Group, the parent company of SecureSpace Self Storage, opened a new location in San Bernardino, California. The facility at 1300 E. Highland Ave. offers 87,365 square feet of climate-controlled space. Based in Redondo Beach, California, InSite has more than 60 facilities operating or under construction.

Robert Kriz received approval to build a self-storage facility in Acworth, Georgia. Plans for the nearly 4-acre site at the intersection of State Route 92 and Wade Green Road include a two-story building with a basement. It’ll comprise 101,250 gross square feet.

One Stop Self Storage, which operates seven facilities in six states, opened a new location in Milwaukee. The building at 3742 W. Wisconsin Ave. is the company’s largest, according to a press release.

Scoco Investments, a self-storage development and investment company, is facing opposition in its quest to build a facility in Eldersburg, Maryland. Plans include a three-story building on Liberty Road. Carroll County Commissioner Ed Rothstein initiated a community-outreach session to allow the developer to discuss the project with community members. The project aligns with the amended county regulations, which sets the maximum structure height at 35 feet for commercial buildings near residential zones.

Snapbox Self Storage, which operates more than 35 facilities nationwide, is seeking approval and 20 variances to build Chimney Rock Self Storage in Bridgeport, New Jersey. Plans for the 3.4-acre site along U.S. Route 22 call for a three-story building comprising 90,000 rentable square feet in 876 units. Community and board members have raised concerns about its size, the impact on surrounding homes and possible flooding. The board requested photo simulations of how the facility will appear to residents on Glen and Donahue Roads. No action was taken.

True Storage LLC, which owns nine facilities, is seeking permission to convert a former Sears Store at the Mall at Greece Ridge Center in Greece, New York, to self-storage. In addition to transforming the 125,000 square feet of space, utility and landscaping upgrades will be made. The planning board was expected to discuss the application on March 6. Based in New Hampshire, True Storage focuses on ground-up construction and conversion projects. Its owned facilities are operated by third-party management companies.

Phoenix-based U-Haul International Inc. is developing a self-storage facility in Urbandale, Iowa. Plans for the 4.4-acre parcel at 4880 N.W. Urbandale Drive include a multi-story building offering 700 units and a separate warehouse for the company’s portable-storage containers. It’s expected to be complete in 2026.

U-Haul is also developing a self-storage facility in Lawrenceville, Georgia. Plans for the 1.7 acres at 243 Buford Drive include a multi-story structure containing 700 units. It’s expected to open by the end of 2025.

U-Haul purchased a 5.4-acre parcel at 00 Tanger Blvd. in Locust Grove, California, on which it plans to build a multi-story self-storage structure offering 700 units. It’s slated for completion by 2026. U-Haul acquired the property on Jan. 2. Established in 1945, U-Haul owns and manages more than 82 million square feet of storage space nationwide.

Florida-based Willow Partners Redevelopment is converting the Housatonic Wire Co. site in Seymour, Connecticut, to self-storage. Construction on the 100,000-square-foot building will begin at 109 River St. this spring. Willow Partners purchased the 4.5‑acre property from Alex Budzinski for $1.2 million a year ago. Since then, it has worked to clean the soil of the Brownfields site, which had contaminants dating back to World War II, according to Budzinski. The property has been vacant since 2010 when a fire consumed most of the building.
