Update 9/20/21 – Guardian Storage received approval last week to build its new location in Lower Macungie Township, Pennsylvania. The operator consolidated five parcels comprising 3.1 acres for the new building, which will contain 750 units. The site’s existing structures will be demolished.


7/30/21 – The global self-storage development pipeline continues to be extremely dynamic. Inside Self-Storage regularly covers new projects being planned and approved as well as zoning and other municipal issues. Following is additional activity taking place in July 2021.

1784 Capital Holdings LLC, which acquires, develops, constructs and owns self-storage facilities, is building Westbard Storage in Bethesda, Maryland. The nine-story facility with four basement levels will be built on 1.37 acres at 5204 River Road. Slated to open in the second half of 2023, it’ll comprise 131,559 net rentable square feet in 1,560 units. The $45.5 million loan was arranged by Jim Davies, principal, Erich Pryor, associate director, Mason Brusseau, analyst, and Tom Sherlock, co-founder, for Talonvest Capital, an Irvine, Calif.-based, boutique commercial real estate mortgage brokerage with a specialty in self-storage.

Attic Self Storage, with four London locations, has purchased land in Enfield, North London, to build a new facility. Plans for the parcel on A10 include 90,000 square feet of storage. Attic is also building a facility at 1 Claps Gate Lane in Beckton, East London, that’ll comprise 60,000 square feet. Founded in 2006, the company operates facilities in Bow, King’s Cross, Harrow and Marylebone. It plans to open 10 to 15 new properties across the region in the next five years.

Bluebird Self Storage and private-equity real estate investment firm NYX Capital Corp. intend to demolish a commercial building they purchased in the Saint-Leonard district of Montreal, Quebec, Canada, and replace it with a 120,000-square-foot self-storage facility. The 2.15-acre development at 5715-5785 Metropolitain Blvd. E. will house the partnership’s ninth shared project overall and the first outside the Greater Toronto Hamilton Area for NYX. If approved, the project is expected to be complete in late 2023 or early 2024. Bluebird operates 21 self-storage facilities in Alberta, New Brunswick, Nova Scotia, Ontario and Quebec. Based in Toronto, NYX specializes in commercial, industrial and residential real estate and development projects throughout Canada.

Mark Bockenstedt is developing two four-story, climate-controlled self-storage buildings in Des Moines, Iowa. The $15.5 million project will be built in two phases on nearly 2 acres at 503 S.E. 12th St. The first phase will be a 118,400-square-foot structure fronting MLK Parkway. Construction will begin next spring and finish in fall 2023. The second will comprise 35,200 square feet and face Southeast 12th Street, with construction commencing in spring 2027. Both buildings will be designed to reflect the historic warehouse architecture of the area, according to Ryan Moffatt, the city’s economic-development coordinator.

BSH Cos. is seeking approval to build Discovery Storage in Sun Prairie, Wisconsin. The three-story facility would cover three undeveloped parcels near the intersection of Autumn Blaze Way, North Thompson Road, North Wildwood Street and West Main Street. Despite opposition from neighboring property owners, the Sun Prairie Plan Commission supported changes to the general development plan to allow the project. A final vote was expected on July 21. Founded in 2010, BSH specializes in the development of multi-family housing, retail, self-storage and senior living. It opened another Discovery facility in Bentonville, Arkansas, earlier this year.

Corner Storage Group completed construction of a facility in Niceville, Florida. The three-story structure at 1850 E. John Sims Parkway comprises 64,200 net rentable square feet in 589 units. It’s managed by self-storage real estate investment trust (REIT) Life Storage Inc. and branded under its name. Wes Mitcham, owner of WLM Contracting Inc., served as the general contractor. Eric Brown of Franklin Street was the project manager. The construction loan was provided by Synovus Bank. Life Storage operates more than 925 storage facilities in 32 states and Ontario, Canada. Founded in 2016, Corner acquires and develops self-storage facilities.

Keith Dedrick, owner and founder of Corporate Commercial Group, received zoning approval to build six self-storage buildings on property he owns in Angola, Indiana. Five of the structures at 202 Harcourt Road will contain 514 units, with the sixth dedicated to vehicle storage. Dedrick’s request to add a taller fence, about 10 feet high rather than the required 6 feet, was also approved. Dedrick opened Square Box Storage in Pendleton, Indiana, last spring.

Mark McClure, managing partner for GenX Capital Partners, is seeking planning-board approval to build Motor Toys Luxury Vehicle Storage in Brunswick, Maine. Plans for the property at 105 Farley Road include 30 climate-controlled condominiums to store boats and luxury cars. The units will feature 23-foot-high ceilings, loft space, a bathroom with stand-up shower, a bar and a refrigerator. They’ll be priced at $165,000 per unit, with a $200 monthly condo fee. The builder is Snell Construction of Brunswick, Maine. If approved, construction will begin this fall.

Self-storage owner Jas Gill received zoning approval to convert a building in Lorain, Ohio, to self-storage. The property at 1730 W. 19th St. formerly housed Cleveland Demolition, a demolition and excavation company. Plans include indoor and outdoor storage. Gill owns My Other Space Storage at 495 Oberlin-Elyria Road in Elyria, Ohio.

Chris Goeman received zoning approval to build a self-storage facility adjacent to his existing business, Goeman’s Rapid Mart-Car Wash, in Palmyra, Wisconsin. Goeman's Self Storage will be on the 2.4-acre lot at 525 Kettle Moraine Drive and include four buildings ranging from 10,000 to 12,000 square feet. Two structures will be built this year, with the remaining two later. A site plan will need to be submitted and approved by the city council.

Hannas, a property-development and civil-infrastructure company, is building a mixed-use, multi-story facility in Lane Cove, a suburb of Sydney, that’ll include industrial space and self-storage. The $75 million Arc Lane Cove development for 16 Orion Road will contain three levels comprising 118,704 square feet in 51 self-storage spaces and 48 industrial units. Founded in 1988 and headquartered in Sydney, Hannas specializes in commercial, industrial and residential development.

Interchange Depot is seeking approval to construct a three-story self-storage facility in Ormond Beach, Florida. The 2.94-acre parcel at 295 Interchange Blvd. would comprise 111,825 square feet. Newkirk Engineering Inc. will present the proposal at an Aug. 5 neighborhood meeting.

The Rogers, Arkansas, Planning Commission approved one self-storage development and denied another. Modern Storage was granted a conditional-use permit to build a climate-controlled facility with meeting spaces at S. 26th Street and South Dixieland Road. The facility will be constructed in three phases. Willa Mini Storage was denied a permit to build on South Rainbow Farm Road because the undeveloped land is zoned for agriculture use and bordered by a floodplain.

North Marion Road Self Storage is building a second location in Sioux Falls, South Dakota. Plans include 150 units at 730 N. Ebenezer Ave., which are expected to be available on Oct. 1. Owner Sam Hoskins chose the property because of its proximity to Sioux Falls Regional Airport, residences and a new Amazon fulfilment center. He’s owned the original location at 401 N. Marion Road since 2014.

North Shore Mini Storage is looking to add another building to its property in Essex, Maine. Owner John Coughlin is waiting on approval from the Essex Conservation Commission because a portion of the 30-by-160-foot building at 73 Eastern Ave. would encroach on the mandated 100-foot wetland setback. A public hearing is scheduled for Aug. 3.

North Star Management received a zoning variance to build a two-story self-storage facility in Wareham, Massachusetts. Plans for the 3.5-acre property at 2400 Cranberry Highway include demolition of an existing structure that was used as a pharmacy and construction of 60,000 square feet of climate-controlled storage in its place. The property will be managed by a national storage company. North Star is based in Portsmouth, New Hampshire.

SecurCare Self Storage Inc., which operates more than 200 facilities nationwide, is seeking approval to convert a former Shopko store in Marshfield, Wisconsin. Plans for the 7.35-acre parcel at 1306 N. Central Ave. include more than 1,000 climate-controlled units. The building has been vacant since 2019. SecurCare is an affiliate of National Storage Affiliates Trust, a REIT comprised of 12 self-storage brands.

Shurgard Self Storage Europe SARL, the European affiliate of U.S.-based REIT Public Storage Inc., re-opened its facility in Zoetermeer, The Netherlands. The property at Industrieweg 7 was rebuilt after being destroyed by a fire at a neighboring building in January 2020. The two-story facility offers 43,055 square feet in more than 850 units. Shurgard has 62 storage sites comprising more than 3.2 million net rentable square feet across The Netherlands. It operates 245 self-storage properties in seven countries.

Smart Space Self Storage opened in Colleyville, Texas. The climate-controlled facility at 8060 Precinct Line Road is managed by Advantage Storage, an owner and third-party management company that operates 48 facilities in Arizona, Colorado and Texas.

The Bartlesville, Oklahoma, Planning Commission approved a site plan for a new self-storage facility on a 1.46-acre parcel at 3605 S.E. Rice Creek Road. Richard Smith intends to build five structures offering 154 indoor storage units, plus an office to house his company, Smith Family Roofing. The approval is contingent on the construction timeline, facility design, lighting and landscaping.

Snapbox Self Storage, which operates more than 20 facilities in eight states, plans to convert a former ShopRite building in Hazlet, New Jersey. The grocer vacated the 43,464-square-foot store on New Jersey Route 36 in 2013. Once complete, the facility will offer 345 units.

Stein Investment Group, which operates the Space Shop Self Storage brand, received zoning approval to convert the former Park 12 Cobb Cinemas in Marietta, Georgia, to self-storage. Plans for the 5.81-acre property at 2925 Gordy Parkway include 101,190 square feet of storage space. The former movie theater will be renovated and a single-story building comprising 33,785 square feet will be erected. Based in Atlanta, Stein operates 2 million square feet of self-storage.

Storage Giant Ltd., which operates 12 self-storage properties in the United Kingdom, opened a new location in a former courthouse in Oldbury, England. The facility on Oldbury Ringway offers more than 26,000 square feet. Storage Giant plans to double its footprint in the United Kingdom over the next two years, with developments underway in Bridgend, Wales, and across the Midlands, England.

StorageMart, which operates 225 self-storage properties across Canada, the United Kingdom and the United States, is building a new location in Overland Park, Kansas. Expected to open this summer, the 115,000-square-foot building will offer 800 climate-controlled units. It’ll be within Metcalf Crossing, a 5.2-acre project developed by Sky Real Estate LLC. Founded in 1999 and based in Columbia, Mo., StorageMart is privately owned and operated by the Burnam Family. Its portfolio consists of more than 15 million square feet of storage.

Jon Stults is seeking zoning approval to build a self-storage facility on land his family owns in Carol Stream, Illinois. Plan calls for demolishing the 66-year-old Coachlight Motel, which the Stults operated until 2001, at 27W010 North Ave. and constructing one three-story building and two single-story structures. During a public hearing earlier this month, village officials expressed concern about the project fitting into their long-term vision for corridor redevelopment. The site also falls within 60 acres the village has designated as a “key opportunity area” near the intersection of County Farm Road and North Avenue. Officials have asked for a revised site plan that includes information on storm-water detention, well and septic, parking and traffic patterns, and building layout. A second public hearing is set for Aug. 19.

Self-storage developer and owner True Storage is converting a former JCPenney store in Hanover, Pennsylvania, to self-storage. The Hanover Zoning Hearing Board approved a special-exception permit despite opposition from residents who preferred a plan by Chuck Messersmith, owner of Bourbon Grill, to turn the property at 1155 Carlisle St. into a mixed-use space. Both True Storage and Messersmith have legal contracts with the mall, which has multiple owners. After discovering the conflict, Messersmith posted the public-hearing notice on Facebook with hopes the community would support his plans for “Fusion,” which would include an arcade, banquet rooms, brewery, restaurant and other amenities. Following the hearing, the zoning board unanimously supported the storage proposal.

True Storage is also seeking zoning approval to transform a former Shopko store in Fort Atkinson, Wisconsin, to climate-controlled self-storage. The building at 1425 Janesville Ave. is in the Janesville Avenue Business District Planning Area, which currently doesn’t allow indoor self-storage. The council will conduct a second reading of the request at its Aug. 3 meeting. Based in Manchester, New Hampshire, True Storage develops ground-up and conversions along the Eastern seaboard and Midwest. All the properties are managed by national self-storage brands.

Phoenix-based U-Haul International Inc. is looking to build a three-story facility in Ukiah, California, on a vacant lot near a Kohl’s department store. The Ukiah Design Review Board was scheduled to review the plans for the property on North Orchard Avenue on July 22. The development would include a 102,791-square-foot building with a nearly 2,454-square-foot showroom. The property would offer 846 storage units, truck and trailer rental, U-Box storage containers, and retail and automotive-accessory sales. Established in 1945, U-Haul owns and manages more than 72 million square feet of storage space nationwide.

Vasmar Rentals and Investments LLC is building a self-storage facility in Holtville, California. The 1.7-acre site at the southeast corner of Fifth Street and Grape Avenue will contain four buildings comprising 13,075 square feet in 120 storage units. It’ll also include a 1,213-square-foot office, a 2,652-square-foot residence, a 620-square-foot garage, a 498-square-foot accessory-dwelling unit and a 450-square-foot swimming pool. Founded in 2020, Vasmar is based in Yuma, Arizona.

Officials in North Providence, Rhode Island, are considering an offer from a developer who plans to convert the town’s former public-safety complex to a mixed-use project that’ll include self-storage and a standalone coffee shop and bank. If the city agrees to sell the property at 1967 Mineral Spring Ave., the existing buildings would be demolished. Town officials are expected to finalize the more than $2 million sale once the developer presents them with potential tenants for the project, said Mayor Charles Lombardi. The 20,000-square-foot safety complex was abandoned when the town built a new one at 1835 Mineral Spring Ave.

Construction of a three-story storage facility in New Hyde Park, New York, received unanimous approval to move forward following discussion about the building’s façade, signage and landscaping. Altered plans for the development at 300 S.12th St. include removing building windows, changing parking lot and traffic patterns, and adding more grass and evergreen trees along the property line.

1784 Capital Holdings LLC is seeking zoning approval to build a three-story self-storage facility in South Brunswick, New Jersey. Plans for the vacant 5.7-acre lot at 14 Deerpark Drive include 118,772 square feet of interior storage. The developer has also requested a variance for outdoor vehicle storage. Founded in 2013 and based in Scottsdale, Arizona, 1784 Capital acquires, develops, constructs and owns self-storage.

Tom Gandee, owner of All Seasons Self-Storage in Edenton, North Carolina, received permission to convert a former Boys & Girls Club in the city to a 182-unit self-storage facility. Gandee purchased the 7.94-acre tract at 1100 N. Oakum St. for $180,000. Though the plan faced some opposition from residents and one council member, the site is zoned for industrial warehouse use, which allows self-storage. Gandee opened All Season in 2008 with 179 units.

Jack Dougherty, owner of Allied Group Holdings, is seeking approval to build a mixed-use project in St. Petersburg, Florida. Plans for 4311 34th St. S. in the Skyway Marina District include a self-storage facility comprising 95,000 square feet in 750 units. Once complete, it’ll be managed by Life Storage Inc., a self-storage real estate investment trust (REIT) and management firm. The development will also contain an eight-story residential building with 400 units, a 4,500-square-foot restaurant, a 2,400-square-foot bank with a drive-thru, and a 900-square-foot office. The property is adjacent to the 245-unit Marina Walk apartment complex, another Allied project under construction. Dougherty has the 8-acre site under contract with the owner, California-based Maximo Plaza Inc., pending project approval from the city. The St. Pete Development Review Commission was expected to review the proposal on July 7.

Brookwood Properties LLC, which operates more than 50 self-storage facilities in Louisiana, Mississippi and Texas, opened a new location in Kenner, Louisiana. The three-story facility at 1529 32nd St. comprises 107,050 rentable square feet in more than 1,100 climate-controlled units. It’ll be managed by Life Storage and branded under its name.

Diamond Point Development is looking to tear down the former sales office and warehouse for fuel-distribution company Red-Kap in Schenectady, New York, and build a three-story self-storage facility containing 700 units in its place. The purchase of 1806 Erie Blvd. also includes the adjacent vacant lot, but the company has no plans to develop it as this time. The site plan was expected to be reviewed by the Schenectady Planning Commission this week. If approved, construction will begin this fall, with the facility opening next summer. It’ll be managed by Life Storage. Diamond Point is led by principals and brothers Aaron and Jason Sommer, Schenectady natives. Based in Atlanta, the company has developed seven self-storage facilities and has additional projects in Massachusetts and New York.

Guardian Storage, which owns 31 facilities in Colorado and Pennsylvania, is seeking approval to build a new location in L. Macungie Township, Pennsylvania. Plans for 4440-4478 Cedarbrook Road include construction of a three-story facility comprising 120,000 square feet. Established in Pittsburgh in 1987, Guardian operates 20 locations in the greater Pittsburgh area and 11 in Colorado.

Real estate investor Martin Lucibello received approval to build a six-story facility in Jersey City, New Jersey. The project at 300 Thomas McGovern Drive in the Bergen-Lafayette neighborhood will contain a subterranean garage, a first-floor office and 2,350 units. Designed by Louis Vandeloecht, vice president of GMA Architects Inc., it’ll feature a variety of materials including white corrugated-metal panels and two styles of cement to create a multi-textured appearance. Once complete, it’ll be managed by REIT Public Storage Inc.

John Francis of Portage Industrial LLC is looking to add two self-storage structures to his Greenville, Michigan, facility, North Greenville Self Storage. The property at 6910 S. Greenville Road opened in 2017 with six buildings. Francis hopes to construct a 2,200-square-foot building now, then add a 1,900-square-foot structure in a year or two, according to Robert Berends, senior project manager for Nederveld Inc., the engineering firm designing the additions. The planning commission voted unanimously on Aug. 12 to allow the project.

Ripon Parallel Self Storage received site-plan approval last week to construct a facility on two parcels in Ripon, California. Plans for the 3.24 acres along Parallel Avenue include 48,950 square feet in 255 units. It’ll contain 32 10-by-10s, 211 10-by-20s, 11 10-by 30s and one 10-by-25 space, plus an office.

Greg Orput of Roc Inc. received approval from the planning commission to convert two former retail stores in the Park Place Shopping Center in Palatine, Illinois, to self-storage. Plans for the property at 1311 to 1329 N. Rand Road include construction of 80,000 square feet in up to 200 units. Orput and his partner are in discussion with U-Haul International Inc. to rent the space, he said. U-Haul has a truck-rental business on Dundee Road near the shopping center. They’re also prepared to approach other national self-storage brands. The village council will consider the proposal in early August.

Joseph Giardino of Rose Industries received approval to build a self-storage facility in Amsterdam, New York, on a 6.3-acre undeveloped property he owns. The parcel at 115 Maple Ave. is off New York State Route 30. Plans include four buildings, with three measuring 30-by-150 feet, and one 20-by-150-foot structure. The facility will be modeled after Giardino’s self-storage business, Best Value Storage at 133 Route 67.

Shurgard Self Storage Europe SARL, the European affiliate of U.S.-based REIT Public Storage Inc., is converting two building in Paris to self-storage. The first, northwest of Central Paris, will comprise 53,820 square feet in 800 units. The second, in southwest Paris, will have the same square footage in 750 units. Both are expected to be complete at the end of 2022. Shurgard operates 40 locations and has five other projects underway in Paris. The company offers 1.2 million net rentable square meters in seven countries.

George Kays, owner of Smyrna Self Storage in Dover, Delaware, purchased 10 acres for $1.08 million for future business expansion. The vacant lot off U.S. Route 13 is 18 miles south of Kays’ 250-unit storage facility in the Smyrna Mart shopping center. Opened in 2000, the existing self-storage facility is family-owned and -operated.

Springville Self Storage LLC opened in Springville, Alabama. The facility at 145 Walker Drive is climate-controlled and offers 24-hour access.

U-Haul is seeking zoning approval to convert a former office building it owns in Rockville, Maryland, to self-storage. The property at 1355 Piccard Drive is currently in a mixed-use employment zone. This type was eliminated as a permitted use in 2019 by the council, and now requires a conditional use. The site must also adjoin property that allows for heavy industrial use. The planning staff is opposed to the change, suggesting the conversion is large enough to make it a principal use, rather than “in conjunction with” an existing principal use. The Rockville Planning Commission discussed the proposal at its July 14 meeting. Established in 1945 and based in Phoenix, U-Haul owns and manages more than 72 million square feet of storage space nationwide.

The developers seeking rezoning approval to build a storage facility in Moncton, New Brunswick, Canada, have been asked to alter their plans. City staff presented the request to the Moncton City Council last week but recommended the council not proceed. They called the parcel at 1888 Mountain Road “not in an ideal location” for self-storage. The facility would be behind a strip mall and near several homes. Bill Budd, the city’s director of planning and development, suggested the developers scale back the plans for the 73-unit facility. A revised site plan is expected for the public hearing on Aug. 16.
