Update 8/11/23 – The joint venture between Boston-based development and investment firm The Davis Cos. and local real estate developer Highland Development Ventures, completed construction on its 18-story self-storage facility in the Chelsea area of Manhattan, New York. The 180,000-square-foot building on W. 29th Street will be managed and branded by REIT Public Storage Inc. It was designed by architectural firm Mancini Duffy. Founded in 1976, The Davis Cos. specializes in real estate development, investment and management. Based in Valhalla, New York, Highland is a real estate development and investment firm with interests throughout Canada and the United States.
7/26/23 – Construction is underway on the Cardiff Mason Development Inc. self-storage project in the Westchester neighborhood of Los Angeles. The metal exterior of the building on Osage Avenue will feature inlaid text for the facility name, along with a yellow-painted wall beneath screening. Construction is expected to take 23 months.
11/5/21 – Div West 29th Street, an affiliate of The Davis Cos., has completed the demolition for its project in the Chelsea area of Manhattan, N.Y. The company acquired two adjacent industrial properties at 155 and 165 W. 29th St. from the Moshel and Garfinkel families for $62.5 million. Construction financing of $84 million was provided by Santander Bank and United Overseas Bank.
Expected to be complete in spring 2023, the building will comprise nearly 180,000 square feet of self-storage in more than 6,300 units. It’ll also use building systems and green roofs to meet city emission-reduction requirements. The development team includes Cauldwell-Wingate Construction, GEA Consulting Engineers and Highland Development Ventures LLC.
8/28/20 – StorageShopUSA received approval to build on two 2-acre, residential parcels about a quarter mile south of Wisconsin Highway 59 in Waukesha. One is vacant and the other contains a house. Despite discussions during public hearings on relocating the facility entrance, the board approved the project with its current plan, leaving the Big Bend Road entrance in place. Construction is expected to begin next month.
StorageShopUSA opened a similar facility in the city on Tesch Court 12 years ago. Commercial tenants include a window-tinting operation and a plumbing business. Developer Greg Thompson has more than 20 developments underway across the state, a source reported.
7/30/20 – The global self-storage development pipeline continues to be extremely dynamic. Inside Self-Storage regularly covers new projects being planned and approved as well as zoning and other municipal issues. Following is additional activity taking place in July 2020.
Barker Storage LLC, a family-owned investment company, is building a facility in Spokane Valley, Wash. The first of two phases for the $5.5 million project at 4303 N. Barker Road will be built on six of the parcel’s 10 acres. It’ll comprise 83,000 square feet in 470 units, with at least 50 dedicated to covered or enclosed vehicle storage. Development of the remaining four acres will be determined by demand, according to company manager Jason Sorge. A third phase could be built on a portion of an adjacent 12-acre parcel. The company purchased both plots last year. BRS Architects is designing the facility. Wright Brothers, The Building Co. is the developer.
Big Yellow is developing a four-story facility in Uxbridge, a suburb of West London. The 55,000-square-foot building is expected to be complete by February. The project is being built by MCS Group, which has collaborated with Big Yellow on five similar sites in Camberley, Enfield, Guildford, Reading and West London.
Brookwood Properties LLC, which operates 52 self-storage facilities in Louisiana, Mississippi and Texas, opened a new location in Baton Rouge, La. Situated on a 2-acre parcel at 2151 N. 3rd St., the three-story building comprises 105,875 net rentable square feet in 1,134 climate-controlled units. Brookwood acquired the site for $775,000 from Community Coffee Co. in 2017. It’ll be managed by Life Storage and branded under its name. Rosehill Construction LLC was the general contractor. Kaufman Design Group was the architect. Brookwood opened six facilities in Louisiana in the last year and has additional projects underway.
Highland Development intends to build a three-story facility in Stafford Township, N.J. The facility at 465 U.S. Route 9 would comprise 119,000 square feet in more than 800 units. The structure would extend over multiple property tracts. If approved, it would be the company’s 13th facility branded and managed by Extra Space. The planning board was scheduled to review the project last week.
Home Star Storage opened a new location in Cincinnati. The facility at 5242 Crookshank Road comprises 48,544 rentable square feet in 544 units. The property is the third for the company, which also operates locations in Mableton, Ga., and Orlando, Fla. The facilities are managed by Storage Asset Management (SAM), a property-management and consulting firm. Founded in 2010 and based in York, Pa., SAM oversees more than 220 storage facilities operating under 60-plus brands.
Ideal Self-Storage opened a new facility in Norwegian Township, Pa. The property at 97 Westwood Road comprises 258 units and outdoor vehicle storage. The company operates 11 self-storage facilities in Pennsylvania.
Paul and Lynette Krieger received initial approval from the Hastings, Neb., Planning Commission to build three self-storage structures in the Industrial Park North business complex. The facility would be north of 39th Street and east of Utecht Circle. The Kriegers have agreed to three conditions, including the construction of a 6-foot-high perimeter fence.
NitNeil Partners, an Atlanta-based investment firm specializing in self-storage, is developing a four-story, 100,000-square-foot facility on a 2-acre parcel it purchased in Huntsville, Ala. The site at 2312 Memorial Parkway is between an Office Depot and Lee’s Magic Tunnel Car Wash. Expected to be complete next summer, it’ll also include an acre outparcel for a restaurant or retail store.
Shurgard Self Storage Europe SARL, the European affiliate of U.S.-based REIT Public Storage Inc., opened a new location in Corbeil-Essonnes, France, south of Paris. The facility comprises about 6,000 square meters in approximately 800 units. The location is Shurgard's 61st in France. The company operates 241 self-storage facilities comprising 1.2 million net rentable square meters in Belgium, Denmark, France, Germany, The Netherlands, Sweden and the United Kingdom.
Phoenix-based U-Haul International Inc., which operates more than 1,200 self-storage facilities across North America, recently opened two conversion projects. U-Haul Moving & Storage at Manchester Airport, at 451 S. River Road in Bedford, N.H., offers nearly 1,000 units. The company acquired the building in 2016. U-Haul Moving & Storage of Bravo Park in Tucson, Ariz., opened at 1265 E. Benson Highway. Purchased in 2016, the building now contains 700-plus indoor units.
Victory Storage Co. intends to build a two-story self-storage facility in St. Simon Islands, Ga. The property would comprise 73,089 square feet in 450 units. The Glynn County Islands Planning Commission recently recommended approval for the company’s site plan and rezoning request at Halton Road and Wellness Way, despite objections from residents. The rezoning would require a special-use permit for uses other than self-storage. The site has been historically preserved for the future expansion of nearby medical facilities, but Victory acquired the property from Southeast Georgia Health System, which supports the storage project. The Glynn County Commission will have final say on the development. Victory operates another self-storage facility on the island.
Washington Property Co. (WPC), a commercial and residential real estate firm, opened a second location in Rockville, Md. The $15.6 million project at 44 Research Place was constructed on the parking lot of a former 82,000-square-foot office building at 4 Research Place that WPC converted to storage in 2016. The new building comprises 87,723 square feet in 720 climate-controlled and 51 drive-up units. Both facilities are managed by CubeSmart and branded under its name. Headquartered in Bethesda, Md., WPC specializes in acquisition, land use, design, development, finance, leasing, construction and property management. It owns commercial, residential, retail and mixed-use projects in the Washington, D.C. Metropolitan Area.
WWG opened StorQuest Express - Self Service Storage in Kissimmee, Fla. Situated on 4 acres at 161 Oakwood Drive, it encompasses five single-story buildings comprising 64,361 rentable square feet. The property offers 24/7 onsite or online customer support. WWG funded the project with a $4.1 million construction loan from CAMPUS USA Credit Union, according to Yardi Matrix data. Founded in 1994 and based in Santa Monica, Calif., WWG acquires, develops and operates more than 190 self-storage facilities in 14 states.

U.K. self-storage operator Big Yellow Group PLC intends to build a mixed-use development adjacent to its existing facility in the Wapping area of London. The site at 60-70 The Highway will comprise 125,000 square feet and include self-storage and ancillary space, including residential. The company recently agreed to acquire the property for £18.6 million and plans to extend the mixed-use scheme across both sites. Big Yellow operates 100 self-storage locations in the United Kingdom under the Big Yellow Self Storage and Armadillo brand names, with most concentrated in Greater London and Southeast England. Its total portfolio comprises 5.8 million square feet.
An affiliate of Chicago-based Cardiff Mason Development Inc. intends to build a self-storage facility in the Westchester neighborhood of Los Angeles. The six-story structure at 7366 Osage Ave. would comprise 50,000 square feet. It’s expected to be 53 feet tall, with three levels below ground. It’ll replace a mortuary. It’s being designed by architecture firm Morphosis. Construction is expected to take about two years.
CubeSmart, a self-storage REIT and third-party management firm, opened a new facility in Wakefield, R.I. The three-story structure at 94 Old Tower Hill Road comprises 77,000 square feet. The $10 million project was developed in partnership with Bluedog Capital Partners (BPCStor Development II LLC) and The Procaccianti Group. The facility will be completely powered by renewable energy. It’s part of a mixed-use project that will include a Pawtucket Credit Union branch and another space that has yet to be assigned. CubeSmart owns or manages 1,250 self-storage facilities across the United States. Its operating portfolio comprises 83.7 million square feet.
Simply Stor-It opened inside the former Palace Mall in Mitchell, S.D. It offers 269 traditional storage units and 49 vehicle-storage spaces. Cheryl Buys and Tom Kulm are the site managers. The business is owned by Roman Daniels-Brown and his brothers-in-law, Mark and Steve Bigelow. It’s the group’s second conversion project. They transformed a former Kmart store in Longview, Texas, to a 580-unit storage facility last year.
Div West 29th Street LLC, an affiliate of The Davis Cos., intends to build a 17-story self-storage facility in the Chelsea area of Manhattan, N.Y. The 223-foot tall building at 155 W. 29th St. will comprise 166,679 square feet, with 133,003 designated for manufacturing space. Permits to demolish an existing three-story building at the site were filed last month. William Mandara Jr. of architecture firm Mancini Duffy is the designer. Founded in 1976, The Davis Cos. specializes in real estate development, investment and management.
Burnie and Selena Gordon received planning-board approval to proceed with their storage project in Ellsworth, Maine. Plans for the 3.09-acre property at 314 Bucksport Road include four buildings containing 9,600 square feet. A small retention pond will need to be removed, and plunge pools will be built between the structures to direct water into a pond located 40 feet behind the property, according to Steve Salsbury, a surveyor representing the Gordons.
The Woodland, Calif., City Council voted 4-0 in favor of a conditional-use permit that will allow self-storage owner Patrick Laughlin to build Woodland Storage at 1434 E. Main St. The multi-phase project will comprise 116,475 square feet. It’ll include a three-story structure and 10 single-story storage buildings as well as a two-story office and manager residence comprising 5,121 square feet. The facility will incorporate solar panels and offer an electric-vehicle charging station. Future development on the 6.7-acre property could include apartments and retail. The agreement took three years to complete and includes several conditions including sewer lines and roadway access from E. Main Street and Matmor Road as well as screening units from Highway 113 and a nearby apartment complex. Laughlin agreed to pay $25,000 per year for the next 25 years, with a 2 percent annual increase to cover infrastructure costs. One percent of development and construction costs will go toward public art projects. Laughlin and officials continued to work together during the city’s moratorium and re-zoning efforts. The developer also owns self-storage facilities in Dixon and Orland, Calif.
Manley Storage Ventures presented its latest development plans on July 8 to the Towamencin Township, Pa., Planning Commission. The developer sought several waivers for the 102,000-square-foot storage project. Manley requested approval a year ago to consolidate six parcels totaling 2 acres on Franklin Street, just west of Bustard Road and south of Sumneytown Pike. The commission granted a code change in August to allow storage. Since then, Manley and its consultants have identified 17 waivers, addressing the facility’s design and code requirements. The township approved all waiver requests.
Metro Storage LLC, which operates more than 140 self-storage properties in 14 states, started construction on a new Metro Self Storage location in Coon Rapids, Minn. The facility at 3021 124th Ave. will comprise 95,000 rentable square feet in 908 units. It’ll be built on 6 acres, which the company acquired for $2.2 million from Shamrock Development Inc. Construction is expected to be complete next spring. The location will be Metro’s eighth in the Minneapolis market. The company’s portfolio comprises more than 9 million square feet of storage space.
Mini Storage Depot and Sterling Bethany Partners LLC purchased 28 acres of land in Mason, Ohio, for $1.34 million. The companies plan to build 100,000 square feet of indoor storage and outdoor vehicle storage. The property on Bethany Road is the last remaining parcel of the 300-acre farm owned by Mason Lakewood Farms Inc.
The Midland, Mich., Planning Commission recommended approval for a self-storage site plan from applicant Dave Rapanos. The facility at 916 Waldo Ave. would include 19,600 square feet, with the full project eventually comprising 46,200 square feet. Rapanos indicated the property will specialize in oversized units targeted at business owners and contractors, including those who need to store large equipment. The city council is expected to review the site plan on July 27.
Safe Storage, which operates two facilities in Gurugram and Noida, India, is leasing a 5,000-square-foot space in Kattupakkam, a suburb Chennai, Tamil Nadu, India, to open a new location. The firm intends to scale the space to 50,000 square feet in the next year. Construction on the site had begun earlier this year but was halted when the country entered lockdown due to the coronavirus pandemic, according to company co-founder Nageswar Midam. The project is expected to be completed within two months once restrictions are lifted. The site will offer moving and transport services of customer’s goods, which will be stored in a common warehouse until individual units are constructed.
Village officials in Waukesha, Wis., are considering two self-storage proposals. StorageShopUSA, which has 25 locations across the state, is seeking approval to build a 12-building, 24-unit storage facility on the corner of Big Bend Road and Wilmot Drive. Each 1,250-square-foot unit could be rented for general storage, but would also be available for use by contractors, small businesses and hobbyists. They’d include an office, restroom, and multi-purpose storage or shop. During a July 9 public hearing, residents expressed concerns about the project, notably hours of operation, traffic congestion and types of business that would be permitted. After a debate, the commissioners adjourned the public hearing to Aug. 13 to allow the developer time to explore moving the access point.
Although scheduled for the July 9 meeting, a proposal for Sunset Self-Storage was pushed to Aug. 13. The 11-building facility for the northwest corner of Highway 164 and Townline Road would comprise 44,200 square feet in 250 units.
UN Development Properties LLC is seeking permission to build a self-storage facility within a business park in Santa Clarita, Calif. The plan for the 1.51-acre parcel on the southwest corner of Centre Pointe Parkway and Diamond Place would include three stories above ground and a basement, totaling 130,060 square feet. The surrounding area is populated by industrial buildings such as offices, light manufacturing, research facilities and warehouses. There are no residential properties near the site. The planning commission discussed the project, which was supported by city staff, earlier this month.
The William Warren Group (WWG), a privately held real estate company that operates the StorQuest Self Storage brand, opened a new location in Bermuda Dunes, Calif. The facility at 78120 42nd Ave. offers climate-controlled units and contactless storage. Founded in 1994 and based in Santa Monica, Calif., WWG acquires, develops and operates more than 165 self-storage facilities in 14 states.
A nine-story self-storage facility is being proposed for Toronto. A rezoning application and a site plan have been filed for the site at 1109 Bathurst St. The parcel includes a pair of semi-detached dwellings at 246 and 248 Albany Ave., which are occupied by a carwash. The project is being designed by Paul Hastings Architect and Rick Brown & Associates Inc. The 146,033-square-foot facility will include a mix of brick and metal cladding, sandstone cornices, glass spandrel, and steel canopies to comprise the disparate building envelope. The ground floor would contain storage units, two loading docks and a nearly 1,000-square-foot rental office, with the remaining levels containing units.

Beyond Self Storage (BSS) opened a new location in Kansas City, Mo., its second in the city. The three-story, drive-through facility at 6650 Troost Ave. contains 920 units. The company hosted a private celebration on June 19 that included employees and Sean Ackerson, executive director of the Southtown Council, an organization that facilitates partnerships among local businesses to promote economic development and community growth. BSS operates 21 facilities in eight states. It’s expanding into three more this year, with plans to launch more than 80 locations in 12 markets by 2025.
City Gate Storage LLC completed construction on a new facility in Gilbert, Ariz. The three-story structure at 1485 N. San Benito Drive comprises about 103,000 square feet in 683 units. It’ll be managed by Life Storage.
Clark Storage LLC, which operates six Clark Storage facilities in Iowa and one in Nebraska, began construction on a second site in Council Bluffs, Iowa. Expected to be complete next spring, the property on Railroad Avenue is be between a local animal shelter and Bomgaars Supply Inc., a retail chain of farm and ranch supplies. It’ll ultimately comprise four buildings containing 330 drive-up units. Owned by Henry Clark, Clark Storage operates properties in Council Bluffs, Glenwood and Shenandoah, Iowa; and Nebraska City, Neb.
Heartland Commercial Real Estate LLC, an affiliate of Heartland Cos. LLC, opened a self-storage facility in St. Louis. The property at the southeast corner of Lindbergh Boulevard and Page Avenue comprises 118,000 square feet in 790 units and more than 100 boat/RV spaces. It’ll be managed by Life Storage. Heartland specializes in distressed-property acquisitions and self-storage development in the Inland Waterways Region.
Real estate developer Highland Development Ventures LLC completed construction on a new self-storage facility in Walpole, Mass. The property at 5 Foxhill Drive comprises 120,000 square feet in 819 units. It’ll be branded under Extra Space Storage Inc., a REIT and third-party management firm. The facility has two drive-in loading bays, a contemporary reception area and an employee breakroom. Construction was managed by Integrated Builders. Based in Valhalla, N.Y., Highland is a real estate development and investment firm with interests throughout Canada and the United States. Its primary focus is the adaptive reuse of older buildings and small urban sites, specializing in self-storage and student-housing projects.
Development firm InSite Property Group has purchased a 3-acre site in Somerset, N.J., on which it plans to build a four-story SecureSpace facility. The parcel at 619 Somerset St. is less than two miles from Rutgers University. Plans call for 155,000 gross square rentable feet of storage and a retail drive-through outparcel. The transaction included a 15-month approval process and negotiations with three ownership groups. Construction began last month, with a completion slated for next summer. InSite is a developer, operator and manager focused on self-storage, industrial and multi-family projects across institutional and emerging markets.
The Livonia, Mich., Planning Commission recommended approving a waiver that would allow Livonia Budget Storage LLC to convert a former Toys R Us store to self-storage. The two-story project at 29150 W. Seven Mile Road would comprise 650 units. The developer would replace most of the parking lot with green space and a retention pond on the north end. The former retail space was liquidated in 2018. The city council will make the final decision on the waiver.
Mini-West Storage in Corsicana, Texas, broke ground on an expansion project. The facility at 1400 N. 45th St. will add 39,950 square feet in 278 units. The construction and design team includes Advantage Construction and Forge Building Co. The property, which includes solar panels and a five-bay self-serve car wash, sold last year. It currently has 750 units.
Plantation Storage Group broke ground on a six-story More Space Storage facility in Plantation, Fla. The $10.6 million project on 1.14 acres at 231 and 251 S.W. 125th Ave. will comprise 109,000 square feet. The developer acquired the land in 2018 for $1.95 million. The property was previously a truck stop.
Strategic Storage Trust IV Inc. (SST IV), a public non-traded real estate investment trust (REIT) sponsored by an affiliate of SmartStop Self Storage REIT Inc., opened its first property in the Greater Toronto Area (GTA). SmartStop Self Storage at 145 Wicksteed Ave. in East York was developed as a joint venture between SST IV and SmartCentres Real Estate Investment Trust, a Canadian REIT that specializes in retail real estate. It’s second self-storage joint venture between the companies and the first ground-up development.
The three-story facility is in the Leaside community, adjacent to the SmartCentres shopping center and near the Ontario Science Center. It comprises 100,000 square feet in 1,000 climate-controlled units. SST IV owns 24 facilities comprising approximately 18,000 units and 2 million net rentable square feet of storage space. It also has three parcels of land under development in joint ventures in the GTA.
Stronghold Self-Storage opened in Cockfield, England, after the coronavirus pandemic forced owner Charlie Shallow to delay plans in March. Developed inside a former calf-feeding shed on Lavenham Road, the facility offers 10- and 20-foot storage containers. Shallow is a partner with David Hodge Farms.
Tonsley GS Ltd., which operates the Go Store brand, is seeking approval to build a new location in Kettering, Northamptonshire, England. The multi-story facility on Weekley Wood Avenue would include 47,000 square feet of storage. The Kettering Borough Council will vote on the project on Sept. 25.
Virginia Avenue Self Storage in Martinsburg, W.Va., opened. The facility at 24 Virginia Ave. Extension encompasses 99,000 square feet in a two-story building and four single-story structures, one of which was converted from a car-body shop. Construction services were provided by ARCO/Murray Design Build, a national general contractor with more than 25 years of experience. Ben Graber was the project manager and Murray Howell served as the project superintendent.
