Self-Storage Development and Zoning Activity: April 2024

Update 4/19/24 – The global self-storage development pipeline continues to be extremely dynamic. Inside Self-Storage regularly covers new projects being planned and approved as well as zoning and other municipal issues. Following is additional activity taking place in April 2024. 

Access Self Storage, which operates 60 locations in England, completed an expansion of its Vale Royal, Kings Cross location. The renovation added 41,000 square feet to the site and 437 units. The site now offers 111,500 square feet in 836 spaces. 

All Safe Storage received a special-use permit to develop a self-storage facility on a 2.2-acre site on Deans Street in Bailey, North Carolina. Owner David Truelove submitted his application in December before city officials instilled a moratorium on these types of permits in March. Zoning administrator Shawn Lucas said the early application qualified the project for a hearing. The permit is subject to certain conditions regarding aesthetics.  

Chimney Rock Self Storage submitted revised plans for a development to the Bridgewater, New Jersey, Zoning Board. Plans for the project on U.S. Route 22 near Vosseller Avenue include a 103,887-square-foot, three-story building containing 681 units. Improvements to the latest site plan reduced the footprint of the structure and addressed drainage and other aesthetic concerns expressed by the board.  

Compass Self Storage LLC, a member of the Amsdell family of companies, opened a wine-storage cellar at its facility in Jupiter, Florida. The facility at 50 Fredrick Small Road was designed with specific humidity levels and a conditioning system supported by a back-up generator. Headquartered in Cleveland, Compass operates more than 100 facilities in 15 states. 

Devon Self Storage will open its conversion of the former National Needle Building next month in Springfield, Massachusetts. The facility at 55 Emery St. contains 575 units, but not all will be immediately available for rent. National Needle Co. built the existing structure in 1883.  

DXD Capital, a private-equity investor and developer, opened a self-storage facility within a Qualified Opportunity Zone at 2078 Old Kings Road in Daytona Beach, Florida. The two single-story buildings comprise 63,650 square feet in 731 interior, climate-controlled units. The property will be managed by U.S.-based real estate investment trust (REIT) Public Storage Inc. 

Garrett Development Corp. opened three self-storage facilities in Phoenix and Scottsdale, Arizona. Two are branded and managed by REIT Life Storage Inc. The one at 7325 E. Evans in the Scottsdale Airpark comprises 89,500 square feet and 35 covered vehicle-storage spaces. The three-story building at 2003 W. Whispering Wind Drive in Phoenix comprises 108,000 square feet and includes 12 covered vehicle-storage spaces. The third facility is managed and branded by REIT Extra Space Storage Inc. The building at 2232 E. Quail in Phoenix comprises 79,000 square feet and offers 86 covered vehicle-storage spaces. Garrett owns six storage facilities in Metro Phoenix.  

Go Store It Self Storage, a subsidiary of Madison Capital Group, opened a facility in Savannah, Georgia. Located at 1110 Fulton Road, the building comprises 93,677 square feet in 801 climate-controlled units. The adaptive-reuse project was formerly a grocery store.  

ProSafe Storage opened a drive-thru facility in Richmond, Virginia. The building at the intersection of Chippenham Parkway and Forest Hill Avenue comprises 88,190 square feet in 895 climate-controlled and drive-up units. 

Shurgard Self Storage Europe SARL, the European affiliate of Public Storage, opened a facility in Tottenham, England. The seven-story building comprises 88,264 square feet in 1,300 units. Shurgard operates more than 270 properties comprising 1.3 million net rentable square meters in Belgium, Denmark, France, Germany, The Netherlands, Sweden and the United Kingdom. 

Spartan Investment Group LLC, a self-storage development, property-management and real estate firm that operates the FreeUp Storage brand, is developing a new facility in Port Wentworth, Georgia. Plans for the property at 100 Mulberry Ave. include a multi-story building comprising 74,088 square feet in 738 climate-controlled units. It’s expected to open by year’s end. Founded in 2014 and based in Golden, Colorado, Spartan syndicates investor capital to develop real estate. The company also has interests in luxury condos and RV parks. 

Storage of America, which operates more than 20 self-storage facilities in five states, is seeking zoning approval to convert a former Sears store in The Johnstown Galleria in Johnstown, Pennsylvania. The operator purchased the property at 500 Galleria Drive in an online auction last year. Though the site is zoned commercial, self-storage isn’t explicitly prescribed as an acceptable use. The zoning board held a public hearing this week to discuss whether a variance or special exception would be necessary. 

Storage Sense, which operates more than 250 locations nationwide, opened a new one in Berlin, Maryland. The facility at 9413 Evans Road comprises 45,000 square feet in 366 storage units. It’ll be managed by Storage Asset Management, a property-management company based in York, Pennsylvania. 

Storex Self Storage opened a new facility at 3 Rhodes Way in Watford, England. The operator has additional projects underway in Brentwood, Cricklewood and Sunbury, England, expected to open later this year. 

Developer Trip Trezevant is converting the former U.S. Steel Building on Riverside Drive in Downtown Memphis, Tennessee, into a mixed-use project. The two-story structure will comprise 6,400 square feet of self-storage, 6,000 of retail, and a 4,000-square-foot office and apartment. Trezevant hopes to open the facility this fall.  

Twenty4 Secure Storage, which operates a self-storage facility in Leeds, England, has resubmitted its plans for a container-storage development in Bradford, England. The company withdrew its application for the property on Factory Street last year after city officials raised concerns about the project, which included container and open space for vehicle storage. The resubmitted plans include only 10 shipping containers. 

Phoenix-based U-Haul International Inc. is developing a self-storage facility in Junction City, Kansas. Plans for the 12.9 acres at East Ash and East Vine Streets call for two three-story buildings containing a total of 900 climate-controlled units. The project is expected to open in spring 2026. Established in 1945, U-Haul owns and manages more than 82 million square feet of storage space nationwide. 

Wigwam Storage is converting a 57,500-square-foot warehouse on a 3.5-acre site on Greetwell Road in Lincolnshire, England, to a self-storage that’s expected to open this summer. The former retail warehouse was acquired by joint venture partners Wigwam Storage Management and Paloma Capital. 

Yellow Lobster 888 GA 3 LLC is seeking a conditional-use permit to build self-storage on 2.4 acres at 7320 Friendship Road in Braselton, Georgia. Plans include a multi-story building comprising 86,000 square feet. The planning commission is expected to discuss the project next week.  

An unnamed developer received zoning approval to build a four-story self-storage facility in North Augusta, South Carolina. Plans for the property off Interstate 20 near exit five include a four-story building comprising 120,000 square feet in 950 to 970 units.

16 Post Road LLC received preliminary approval to build a self-storage facility in Westerly, Rhode Island. Plans for the property off U.S. Route 1 include a three-story building comprising 101,250 square feet. The project will need final plan approval before construction can begin. 16 Post is led by Joseph Labrosse, Patrick Lemp and Jeff Sweenor.

Bristol Realty Group Inc. is seeking approval to build a self-storage facility in Levittown, Pennsylvania. Plans for the 2.2-acre property at 1510 Haines Road include five buildings containing 113 units. Founded in 1980, Bristol is a privately owned real estate investment and development firm.

Brookwood Properties LLC opened two The Storage Center facilities in Mobile, Alabama. The three-story building at 5651 Grelot Road comprises 95,000 net rentable square feet in 900 climate-controlled units. The three-story structure at 99 Schillinger Road S. comprises 100,000 net rentable square feet in 900 climate-controlled units. Founded in 1986 and headquartered in Baton Rouge, Louisiana, Brookwood operates 64 locations in seven states. with plans to open four more in the state this year.

Business Property Trust LLC opened Carefree Covered RV Storage in Surprise, Arizona. The 14-acre property at 18415 W. Deer Valley Road offers 632 covered vehicle-storage spaces. Development partners included A.T. Meridian Construction, Done Deal Iron Works, Pender Engineering and Withey Morris Baugh PLC. Carefree Covered operates seven facilities in Arizona and Texas. Founded in 1999 and headquartered in Portland, Oregon, Business Property is a real estate investment firm that also operates the Bargain Storage brand.

Capozzoli Enterprises Ltd. is seeking zoning approval to build a self-storage facility at 50 Quannapowitt Parkway in Wakefield, Massachusetts. In a 3-2 vote, planning-board members recommended that the town council vote against the request when they discuss the project on April 29. Members have concerns about the property as a “gateway” into the city and believe other uses would be more suitable for it.

East Penn Self Storage, which operates 14 facilities in Pennsylvania, opened a new location in Allentown. The facility at 415 S. Carlisle St. comprises 25,290 rentable square feet in 296 units. Founded in 1989, East Penn is family-owned.

Self-storage real estate investment trust (REIT) Extra Space Storage Inc. received preliminary site approval to build a facility in Riverhead, New York. Plans for the property at 61 Main Road include a two-story structure comprising 36,250 square feet. Headquartered in Salt Lake City, Extra Space operates more than 3,500 locations under the Extra Space, Life Storage and Storage Express brand names nationwide.

Futura and co-investment platform Linkvest Capital opened Nona Cove Self Storage in Lake Nona, Orlando. The facility at 14800 Narcoossee Road is within Nona Cove, a 17-acre, master-planned community. The four-story facility comprises 90,000 rentable square feet. It’ll be managed by Extra Space.

Global Storage Partners is converting a former Sears store to self-storage in Memphis, Tennessee. Plans for the building at 1200 Southland Mall include 83,040 square feet in 854 units. Once complete, the project will be managed by REIT Public Storage Inc. Global Storage is a private-equity company focused on sustainable real estate transformation.

LSC Development LLC completed a seven-story self-storage facility in Hempstead, New York. Branded and managed by Extra Space, the building at 46 Greenwich St. comprises 112,188 net rentable square feet in 1,382 climate-controlled units. It was designed by Mancini Mui Architects, with Park East Construction serving as the general contractor. Based in Barrington, Illinois, LSC focuses on the acquisition, development and ownership of commercial properties including self-storage.

Real estate firm Mergenser Enterprise Inc. received approval to build a self-storage facility in McDonough, Georgia. Plans for the 2-acre site on Lake Dow Road include a four-story building, with three floors above ground and a basement. It’ll comprise 109,000 square feet.

Mission Storage opened in Odessa, Florida. The facility at 13262 State Road 54 comprises 95,370 square feet in 603 units. It’ll be managed by Storage Asset Management (SAM), a property-management company based in York, Pennsylvania. Mission Storage operates two locations in Crystal River and Hernando, Florida, and two in Hobbs, New Mexico.

Money Saver Storage opened in Stanwood, Washington. The facility at 26912 Florence Road comprises 59,070 square feet in 355 units, plus outdoor vehicle-storage spaces. Owned by Money Saver Stanwood LLC, it was built by Peak Development LLC, with Dawson Construction providing the civil engineering. It’ll be managed by West Coast Self-Storage Group, a self-storage property management, acquisition, and development company headquartered in Everett, Washington.

Pacetti Road Self Storage opened in St. Augustine, Florida. The facility at 3645 Pacetti Road comprises 82,836 square feet in 644 units. It’ll be managed by SAM.

Real estate developer Greg Reitz is seeking approval to build a mixed-use project in Santa Barbara, California. Plans for the property at 101 W. Canon Perdido include converting a three-story office building constructed in 1927 to a four-story self-storage facility. A five-story, 40-unit apartment building will be built in front of it at 102 W. De la Guerra St. The storage site has environmental toxins in the ground, so it can’t be used for housing. The project was expected to appear before the city’s architectural board of review last week.

Shurgard Self Storage Europe SARL, the European affiliate of U.S.-based REIT Public Storage Inc., is developing a self-storage facility in Roedelheim, Frankfurt, Germany. Expected to open 2026, it’ll comprise 80,729 square feet in 1,100 units. Shurgard operates 280 self-storage properties comprising 1.4 million net rentable square meters in Belgium, Denmark, France, Germany, The Netherlands, Sweden and the United Kingdom.

Store More is seeking zoning approval to add a third self-storage building to its facility in Mount Vernon, Ohio. It’ll be constructed between the existing structures at 721-723 N. Sandusky St., which were built in 1980 and 1987. The zoning board plans to hold a hearing on the application.

Stor-It Self Storage, which operates five facilities in Florida, is opening a new location this month in Port Orange. The facility at 720 Dunlawton Ave. comprises more than 100,000 square feet in 600 units including vehicle-storage spaces. Stor-It has two developments underway in DeLand and Ormond Beach, Florida.

Tucker Holdings LLC received zoning approval to build a self-storage facility in Coweta, Oklahoma. Plans for the 3-acre property on U.S. Highway 29 S. include five buildings as well as a gravel lot for outdoor vehicle storage.

Phoenix-based U-Haul International Inc. is developing a facility in Elk Grove, California. Plans for the property 10261 E. Stockton Blvd. include three stories comprising 122,000 square feet in 1,300 units. Established in 1945, U-Haul owns and manages more than 82 million square feet of storage space nationwide.
