Self-Storage Owner to Build Car-Storage Condos in Rosemount, MN

Self-storage owner Larry Koland intends to build a $9 million car-condominium facility in Rosemount, Minn. Koland is hopeful he’ll be able to begin construction this spring on the first of three buildings, which would offer about 80 private condos in a business park off S. Robert Trail, just south of County Road 42, according to the source.

Standard units will be 1,000 square feet and sell for $195,000 to $205,000. Spaces will be finished with a gas-fired boiler, in-floor heat, electrical, drywall and fire suppression. Loft space and a bathroom will be available as options. “They’ll leave a lot to the person’s imagination; they can do whatever they want to it, depending on what they collect and what they’re into,” Koland told the source.

The facility would also feature a community clubhouse with a deck, fireplace, kitchen and restrooms. A plaza would provide outdoor seating for barbecues and car shows.

Koland believes car condos are a niche with local demand to grow. He himself owns two condo units at a similar local facility. He also owns Inver Grove Heights Storage and More Space Self Storage in West St. Paul, Minn.

The condo project is scheduled to be considered by the Rosemount Planning Commission this month and is expected to be reviewed by the city council in March.
