Update 4/8/24 – T&C Ventures LLC received approval from the planning and zoning commission to develop its proposed self-storage facility on property it owns in Monroe, Connecticut. The company agreed to several conditions prior to the vote, for example, using a dark gray paint for part of the building and a roof that better matches the existing landscape.

The site, which is next to a Starbucks on Route 25, currently contains a Taylor Rental building as well as a private residence, both of which will be demolished. Owner Thomas Christiano has been working with homeowners Sara and Thomas Harris, who will be able to see the facility rooftops from their backyard, to provide more trees for screening.

2/22/24 – The global self-storage development pipeline continues to be extremely dynamic. Inside Self-Storage regularly covers new projects being planned and approved as well as zoning and other municipal issues. Following is additional activity taking place in February 2024.

Bakke Development Corp. and Batson-Cook Development Co. (BCDC) are developing a self-storage facility in New Braunfels, Texas. Plans for the 1.8-acre parcel at 982 Interstate 35 include a four-story building comprising 104,875 net rentable square feet in 987 units. Expected to open in early 2025, the project will be designed by Alamo Architects Inc. and built by Independent Contractors Inc. Ink Civil will serve as the civil engineer. Founded in 1996 and located in San Antonio, Bakke specializes in multi-family, office, self-storage, shopping centers and urban-infill redevelopment projects in Texas. Founded in 1963 based in Atlanta, BCDC provides development and capital solutions primarily through partnerships on commercial real estate projects.

Bee Safe Storage and Wine Cellar, a subsidiary of the Carroll Cos., is seeking zoning approval to build a new location in Asheville, North Carolina. Plans for the 2.33-acre property at 492 Sardis Road include a four-story building comprising 100,000 square feet in 800 self- and wine-storage units. The planning and zoning commission supports the project. Based in Greensboro, North Carolina, Bee Safe operates more than 25 facilities in five states.

Ellen and Jim Boyle are seeking approval to build a self-storage facility in Southwick, Massachusetts. Plans for the 3-acre property at 662A College Highway include a 58,000-square-foot building comprising more than 300 units. During a recent planning-board meeting, board members expressed concerns over the project’s size. They also suggested that more than two access doors will be necessary. The Boyles will revisit their design and present a new draft at a Feb. 27 public hearing.

Go Store It Self Storage, an investment sponsor that focuses on self-storage properties, opened a new location in South Gate, California. The multi-story facility at 9830 Atlantic Ave. offers 1,300 units. Founded in 2013 and based in Charlotte, North Carolina, Go Store It is a privately held acquisition, development and property-management company that operates more than 80 facilities in 15 states.

Identico Inc. is developing Lock N Leave Self Storage & RV in Buckeye, Arizona. Plans for the nearly 6-acre property include 62,330 net rentable square feet in 587 climate-controlled, drive-up and vehicle-storage units.

James Lawrence is seeking zoning approval to convert a property he owns in Williamston, Massachusetts, to a mixed-use development that’ll include self-storage and a tool-repair service. He purchased the building at 310 Pearl St. in November. Plans include converting 5,000 square feet of the structure to self-storage. The town is expected to review the proposal in March.

Karbon Self Storage received approval to build an 11-story mixed-use facility in Brentford, England, that’ll include self-storage and rental workspaces. Plans for the vacant site at the junction of Ealing Road and Great West Road include 81,202 square feet of storage. The developer agreed to a £50,000 contribution for street improvements near the property. Karbon is the operating brand for EQT Exeter, a global alternative-investment manager.

Loft Self-Storage opened in Hucknall, England. The property at 76 Portland Road formerly contained a car dealership and gas station. The facility offers traditional self-storage and container storage. It’s owned by siblings Lucy Shipley and Nick Williams, who also operate a container-storage facility in the Bestwood Village Business Park in Nottingham, England.

Shurgard Self Storage Ltd., the European affiliate of U.S.-based real estate investment trust Public Storage Inc., is developing a facility in The Hague, Netherlands. Plans include 47,361 square feet in 700 units. The project is expected to open next year. Shurgard operates 277 self-storage properties comprising 1.4 million net rentable square meters in Belgium, Denmark, France, Germany, The Netherlands, Sweden and the United Kingdom.

SROA Capital LLC, which operates the Storage Rentals of America brand, received initial approval to develop a self-storage facility in Cumberland, Rhode Island. The original plans for the property at 90 Industrial Road called for a three-story building containing 465 units. A revised design includes a single-story structure comprising 21,000 square feet in 156 units. The update addresses concerns over stormwater runoff and flooding in the area. The project was submitted prior to new zoning laws that went into effect on Jan. 1. Based in West Palm Beach, Florida, SROA owns and operates more than 18 million square feet of self-storage at approximately 350 properties primarily in the Midwest, Northeast and Southeast.

Star Self Store opened in Grantham, England. The three-story facility at Spittlegate Level offers a variety of unit sizes.   

StateStreet Group, which operates six StowAway Self Storage facilities, opened a new location in Canton, Mississippi. The facility at 314 Soldiers Colony Road offers 80,000 square feet in 600 units. StateStreet is a real estate development and property-management firm based in Jackson, Mississippi.

Steep Hollow Mini Storage opened in Bryan, Texas. The facility at 7125 Coyote Run Road comprises 50,000 square feet. It’s locally owned and operated.

SureStore, which operates 13 self-storage facilities in the United Kingdom, opened a new location in Southport, Merseyside, England. The facility at 292 Scarisbrick New Road comprises 55,000 square feet in 500 units. It also contains office space for rent.

Two Hundred Five Monroe Turnpike LLC is seeking zoning approval to build a self-storage facility in Monroe, Connecticut. The company originally planned to develop a medical building at the back of the shopping center at 205 Monroe Turnpike. It’s now proposing a four-story, 100,000-square-foot self-storage building. The project will first go before the Inland Wetlands Commission on March 13. A public hearing will then be held by the planning commission.

Phoenix-based U-Haul International Inc. is developing a facility in Rapid City, South Dakota. Expected to open in 2025, the three-story building at the intersection of Catron Boulevard and Stumer Road will comprise 80,000 square feet in 900 units. Established in 1945, U-Haul owns and manages more than 82 million square feet of storage space nationwide.

Apple Self Storage, which operates 50 facilities and provides asset-management services in Canada, opened a new location in Goderich, Ontario. The facility at 397 Bayfield Road offers indoor units. Apple was founded in 1975 by brothers Jeff, Phil and Scott Allan.

The zoning board in Cherry Hill, New Jersey, tabled a decision regarding a proposal by Cherry Hill 70 Partners LLC. The application was put on hold after the developer’s attorney requested time to confer with his client. He said it could take up to two months, and the developer might reconsider whether to pursue self-storage for the property.

Bakke Development Corp. and Batson Cook Development Co. (BCDC) have broken ground on a self-storage facility in McAllen, Texas. Plans for the 1.9-acre parcel on South McColl Road include a three-story building comprising 85,825 net rentable square feet in 762 climate-controlled units. Expected to open early next year, it’s being designed by Alamo Architects, with Halff Associates as the civil engineer and Independent Contractors Inc. serving as the general contractor. Established in 1996 in San Antonio, Bakke develops multi-family, office, retail space and self-storage in Texas. Founded in 1963 and based in Atlanta, BCDC is a wholly-owned subsidiary of Kajima USA. Its services include construction, development, property management and real estate brokerage.

Development company BDC Holdings Inc. has submitted an application to build a Stack-N-Stor self-storage facility in East Fishkill, New York. The site is a vacant lot off New York State Route 82 near Clove Branch Road. A public hearing will be held Feb. 20. Stack-N-Stor operates three facilities in Milton, Patterson and Rotterdam, New York.

Extra Space Storage Inc., a self-storage real estate investment trust and third-party management company, received approval to expand its facility in Toms River, New Jersey. Plans for the property at 3200 Route 37 W. include the construction of a three-story structure comprising 39,050 square feet. The facility already contains two existing storage buildings. Headquartered in Salt Lake City, Extra Space owns or operates more than 3,651 self-storage facilities nationwide under the Extra Space, Life Storage and Storage Express brand names.

A rezoning request for a self-storage development in Glen Allen, Vermont, by General Land Co. LLC won’t be considered by the Henrico Board of Supervisors until at least April 9. The developer asked for deferral during the board’s Jan. 23 meeting. It was the second time a postponement was requested. The project was previously scheduled for a Dec. 12 public hearing. Plans for the 8.6 acres on the southwest corner of Mountain and Woodman Roads include a three-story, 105,000-square-foot self-storage facility and a 10,900-square-foot retail center with a drive-through for a restaurant or coffee shop. Though the development faces opposition from some community members, the Henrico Planning Commission recommended the proposal for approval during its Nov. 9 meeting.

Go Store It Self Storage, an investment sponsor that focuses on self-storage properties, opened a new location in Jacksonville, Florida. The three-story facility at 7782 Gate Parkway comprises 120,033 gross square feet in 775 units. Founded in 2013 and based in Charlotte, North Carolina, Go Store It is a privately held acquisition, development and property-management company that operates more than 80 facilities in 15 states.

U.K. self-storage operator Lok'nStore Group PLC opened a new location in Kettering, England. The multi-story building on Pytchley Lane contains 600 units. Founded in 1995, Lok’nStore operates 44 self-storage facilities in Southern England.

Storage Sense, which operates 250 facilities nationwide, opened a new location in Rockland, Maryland. The property at 1350 E. Gude Drive offers 66,668 square feet in 663 units. It’ll be managed by Storage Asset Management, a property-management company based in York, Pennsylvania.

Stor-All DeLand LLC is seeking approval to build a three-story self-storage facility in DeLand, Florida. Plans for the property on South Woodland Boulevard includes 92,000 square feet of climate-controlled units. The city council tabled the discussion to give the developer and county planners time to confer with the Florida Department of Transportation, with a goal of examining safety issues around the property’s ingress and egress. The project is supported by the county’s planning staff and planning and land-development regulation commission. To move forward, the city council would need to provide a special exception for the project, as self-storage isn’t permitted in the zone.

T&C Ventures LLC is seeking zoning approval to develop a self-storage facility on a property it owns in Monroe, Connecticut. Plans for the 3.12-acre site at 515-517 Main St. include a pair of two-story buildings comprising 15,000 square feet each. An existing house will be removed. The planning commission approved a special development district for the zone to allow the use. The developer must now submit a special-exception permit application and a detailed site plan.

Phoenix-based. U-Haul International Inc. is developing a new self-storage facility in San Antonio. The company purchased the 11-acre parcel at 7616 N.W. Loop 410 last month. Slated to open in early 2026, the three-story building will offer 750 units.

U-Haul is also developing a self-storage facility in Payson, Arizona. Plans for the 9.89 acres at 1900 N. Beeline Highway include a three-story building encompassing more than 80,000 square feet in 600 units. It’ll open in 2026. Established in 1945, U-Haul owns and manages more than 82 million square feet of storage space nationwide.

Upper Space Buffalo is seeking zoning approval to convert a vacant warehouse on a 1.2-acre parcel in Buffalo, New York, into an Extra Space self-storage facility. A variance has been requested for the two-story building at 160 Dupont St. and 294 E. Ferry St. to allow for exterior access to units. The city’s “green code” requires storage units to only be accessed from within the building. The proposed $2 million project also includes renovations to the exterior facade and the restoration of the original window openings. Because the building is in a historic district, the project will also require a review and approval by the city’s preservation board.

2/5/24 – A four-story self-storage facility proposed by Cherry Hill 70 Partners LLC for a vacant lot in Cherry Hill, New Jersey, hit a roadblock after members of the township zoning board said they wouldn’t support it. Rather than vote on the development for the corner of Route 70 and South Union Avenue, board members tabled the request for the grant-use variance. They noted zoning laws didn’t permit self-storage for the area. In addition, they believed the use wasn’t a good fit for the site, which is considered a “gateway” to the city.

After some discussion, board member Marshall Spevak suggested the developer not request a vote, as the self-storage project likely wouldn’t pass. They also indicated there might be other parcels in the city that would be ideal for such a development and already zoned for the use. Duncan Prime, an attorney with Prime & Tuvel LLC, the law firm representing the developer, said he’d meet with his clients to determine how they’d like to proceed.

Amy's Attic Self Storage, which operates six facilities in Texas, is developing a new location in Killeen. Plans for the facility at the intersection of East Stagecoach and Featherline Roads, which is expected to open in spring 2025, call for 105,000 square feet. Founded in 2004, Amy’s Attic and its sister business, 1670 Properties, develops, owns and operates self-storage and multi-dwelling properties in Bell and McLennan Counties, Texas.

Carlo Development, which operates the Smart Self Storage brand, received a conditional-use permit to build Ceres Self Storage in Ceres, California. Plans for the vacant property at 3418 Mitchell Road include 92,248 square feet of storage and a two-story, 1,908-square-foot home for a resident manager. Based in Van Nuys, California, Carlo also develops and owns apartments.

Cherry Hill 70 Partners LLC is seeking zoning permission to build a four-story self-storage facility in Cherry Hill, New Jersey. Plans for the 1.7-acre vacant lot at the corner of Route 70 and South Union Avenue call for 118,200 square feet. The township zoning board will discuss the project today. If the application is approved, the company will purchase the property from Gelmarc Distributors Inc., a restaurant-equipment distributor. The facility will be branded as Trojan Self Storage, which operates more than 20 sites in California, Illinois, Oregon and Washington.

Cook Properties, a family-owned real estate development and management firm, opened Village Woods Storage in Spencerport, New York. The facility at 42 Nichols St. comprises 20,760 square feet in 177 climate-controlled units. Headquartered in Rochester, New York, Cook also owns manufactured-housing communities.

Real estate investment company Cypress Equity Investments is developing a self-storage facility in Los Angeles. Plans for the 1.4-acre property at 943 N. Marianna Ave. call for 90,000 square feet. The site is currently operating as industrial outdoor storage. Founded in 2001, Cypress focuses on commercial and multi-family projects.

DXD Capital, a self-storage investor and developer, opened a facility in Lithia Springs, Georgia, that’s branded and operated by self-storage real estate investment trust (REIT) Public Storage. The three-story building at 895 Thornton Road comprises 71,335 net rentable square feet in 703 climate-controlled units. The company acquired the property in 2022 through its first fund, DXD Self Storage Fund I. Based in Albuquerque, New Mexico, DXD Capital is a real estate and private-equity firm that leverages data technology to make opportunistic investments.

Go Store It Self Storage, an investment sponsor that focuses on self-storage properties, opened a new location in Monterey Park, California. The multi-story building at 505 Monterey Pass Road comprises 70,000 square feet in 802 climate-controlled units. Founded in 2013 and based in Charlotte, North Carolina, Go Store It is a privately held acquisition, development and property-management company. It operates more than 80 facilities in 15 states.

Insite Property Group, the parent company of SecureSpace Self Storage, opened a new location in Odenton, Maryland. The multi-story building at 1872 Mayfield Road comprises 89,423 square feet. Based in Redondo Beach, California, InSite has more than 60 facilities operating or under construction.

Parkland Storage LLC is seeking zoning permission to build a three-story facility in Parkland, Florida. The city commission unanimously voted to amend the land-use map, which allows the project on 4.3 acres at 7700 Loxahatchee Road. If approved, the building will comprise 150,000 square feet and be branded and operated by REIT Extra Space Storage Inc.

Storage World, which operates three facilities in England, received permission to build a five-story building in Manchester. Plans for the 1.2-acre site off Ambrose St. call for the demolition of an existing 1970s warehouse and the construction of 125,000 square feet in up to 1,000 units. The facility will be designed by Bate & Taylor Architects. Storage World operates sites in Airport City, Manchester and Middleton, England.

S.W. Krauss LLC plans to convert a building it owns in Old Forge, Pennsylvania, to a mixed-use development that’ll include office space and self-storage. The property at 107 N. Keyser Ave. was operating as The Diamond Club and Club VIP until it was shut down by the county after two separate shootings on the premises last year. A court order banned the site from being leased as a gentleman’s club or liquor-serving establishment. To proceed, S.W. Krauss will need to seek a zoning change.
