RMS Properties Gets Initial Zoning Approval to Convert Bridgeton, MO, Walmart to Self-Storage

RMS Properties II LLC received zoning approval from the Bridgeton, Mo., Planning and Zoning Commission on Monday to convert a former Walmart retail store to self-storage. The rezoning of the property at 10835 Saint Charles Rock Road must now be approved by the city council, according to the source.

The proposal includes the construction of indoor self-storage units, with no metal doors visible from the street, the source reported. During the meeting, city planner Zach Greatens said there’s demand for self-storage, and the city is “open to the use” for the empty store. However, he cautioned against creating a proliferation of storage facilities in the area. “No city is jumping up and down for self-storage,” he said.

RMS has owned the property for more than a decade, according to the source. The Walmart closed five years ago after a larger store was built two miles away. The grocery store had served as an anchor for the Cypress Village Shopping Center, which is now 92 percent vacant. The site also houses several standalone buildings that include a motorcycle-repair shop and fast-food restaurants.

The company plans to add three more structures to the shopping center. The rezoning application noted the property will require fewer parking spaces. “As such, the applicant intends to maximize the utility of the property by creating new opportunities for prospective users who prefer an outlot and standalone building,” the application stated.

RMS Properties II LLC is connected to a Chicago-based investment group, the source reported.
