Focus Property Group, a real estate investment and development company, has submitted plans to build a new Greenbox Self Storage facility in Denver. The 4.4-acre property at Holly Street and Leetsdale Drive is the former site of the now-demolished Dillon Dairy. Focus purchased the lot from Southern Foods Group last year for $3.9 million, then tore down the single-story, 35,000-square-foot warehouse, according to the source.

Plans submitted to the city last month include the construction of a three-story storage building with a walkout basement on the western end of the property along Leetsdale Drive. The facility would take up less than half of the acreage and comprise 143,000 square feet of storage space. Details for the site’s eastern end, which stretches along Holly Street and Leetsdale Drive, aren’t included in the plans. The city has yet to approve the project, the source reported.

Studio DH Architecture is the architect firm designing the project. Sterling Design Group LLC will create the facility’s landscaping, and Perception Design Group Inc. is the engineering firm on the project.

Focus has another Greenbox facility under development at the site of the former Rockies Inn on Evans Avenue in Denver. The project was delayed last spring after a fire started on the top floor of the three-story building.
