Real Estate Developer Barters Sportsplex for Self-Storage Project Approval in Loudoun County, VA

Miller & Smith, the real estate development firm behind a massive, mixed-use project in Loudoun County, Va., called One Loudoun, has asked the county for permission to add hundreds of residences and a self-storage facility in exchange for an 80,000-square-foot sportsplex. One Loudoun, at State Route 7 and Loudoun County Parkway, is currently designed to include 3 million square feet of office space and 700,000 square feet of entertainment, retail and restaurants, according to the development website. It’s being billed as the county’s “new downtown.”

Adding self-storage and single-family attached units would require rezoning, according to the source. Planning commissioners voted 6-2-1 on Wednesday to send the request to the board of supervisors for approval. Commissioner Cliff Keirce argued both uses are consistent with the surrounding area.

Supervisor approval would allow the county to accept the “fully equipped” indoor recreation center, which would enable Loudoun to host sports tournaments and boost tourism, Keirce said.

Founded in 1964, Miller & Smith is a privately owned commercial real estate company and homebuilder. The firm has assets in excess of $186 million, with annual revenue of $110 million. It has built more than 2,000 condominiums, 5,000 single-family homes, 8,000 townhomes and 12,000 “home sites” in 87 communities throughout Delaware, Maryland and Virginia, according to the One Loudon website.
