Self-Storage Variance Request Denied in Butte, MT

A variance request from self-storage developers Cathy Huffer and Gene Spolar was rejected last week by the Silver Bow County, Mont., Zoning Board. The developers had intended to construct a four-building facility on Continental Drive in Butte, Mont., but faced opposition from local residents, according to the source. The board voted 5-1 against the proposal.

The proposed site is zoned for single-family homes. Several residents in opposition to the project attended the meeting and shared a petition with 17 signatures. The board denied the request despite recommended approval from board staff, which determined the facility wouldn’t negatively impact the neighborhood, the source reported.

Among the variances needed for the project was a setback exception. The developers wanted the facility up to 10 feet from the “buildings’ front and back yards,” but the required distances are 20 and 35 feet, respectively, according to the source.

The facility would have included perimeter fencing and architecture similar to other commercial buildings along Continental Drive.
