Johnson Development Associates to Build $10M Self-Storage Facility in Glen Allen, VA

Johnson Development Associates Inc., a real estate developer and owner of the American Storage Rental Spaces brand, received preliminary approval to build a $10 million self-storage facility in Short Pump, a village of Glen Allen, Va. The Henrico County Planning Commission offered its endorsement for the project earlier this month. The county’s board of supervisors will review the plans on May 10, according to the source.

The three-story development at 4110 Springfield Church Lane will include 115,000 square feet of interior, climate-controlled storage space. The number of storage units has yet to be determined, said attorney Andrew Condlin, a partner at Roth Doner Jackson PLC. Condlin represented the developer during the planning meeting. If the project is approved, construction will begin immediately.

The 4-acre parcel between Interstate 64 and Tom Leonard Drive has struggled to secure a developer despite its desirable location, the source reported. The property’s owner, GAW LLC, acquired the land in 2014 for $1.26 million and proposed building townhomes; however, the plans were withdrawn last summer before the commission could consider the development. County officials have since agreed the site is better suited to commercial use.

“Ultimately, the county did not think residential use was appropriate on this property,” Condlin said. “They pointed us to a number of commercial uses that would make sense at this site, given its location, and the property owner marketed it to a number of potential users.”

Johnson Development has three of the acres under contract, Condlin said. GAW LLC will retain ownership of the property’s remaining acre, which includes a graveyard at the former site of the Springfield Baptist Church. A portion of the acreage, which fronts Tom Leonard Drive, will be marketed for another commercial use, he added.

Spartanburg, S.C.-based Johnson Development operates 31 self-storage properties in the Southeast, which are managed by real estate investment trust CubeSmart. Its development portfolio of commercial and industrial properties includes self-storage facilities, multi-family rental communities and single-tenant industrial space.
