Self-storage developer Doug Degenhart is seeking to rezone a vacant 6-acre lot in Fairborn, Ohio, on which he plans to build an 88,900-square-foot facility. Degenhart is the owner of Beaver Valley Self Storage and Beaver Valley Construction LLC, also based in Fairborn.

The parcel at 2160 Commerce Center Blvd. is an undeveloped site east of Interstate 675 and south of East Dayton-Yellow Springs Road, according to the source. The site plans include 10 climate-controlled self-storage buildings as well as a 7,700-square-foot structure that includes an office. Degenhart and his wife will operate the new property, according to city documents.

"The developers and the design team are excited with the plans and are anxious to turn their dreams into reality as soon as possible,” Degenhart wrote in a letter to city officials. He’s working with architectural firm Shafor-Johnson LLC on the facility design, the source reported. Tim Albro, a partner of Crest Commercial Realty, is representing the landowner, Fairborn TBA LLC.

Degenhart has more than 30 years of experience in commercial and residential development, according to the source.
