City planners in Vista, N.Y., continued the debate in April regarding a proposed self-storage development.
Steven Kaplan of Fisher & Kaplan Holding Corp. presented drawings of the facility April 12 to board members. The facility will include three buildings ranging from 1,500 square feet to 3,370 square feet. The vacant 0.93-acre lot is on Route 123 across from West Road. The facility design would combine the look of the nearby firehouse and Lewisboro Garden Center.
The biggest concern from city planners is that the proposed site will be unmanned, regulated by a kiosk. Board members said without an employee on site, there would be no personal service, a key component of the Town Code.
The proposed self-storage development was nearly rejected in January by the city’s planning department because of ambiguity about the town’s codes. After debating if self-storage qualified as a “personal service business,” the planning board determined self-storage is allowable under the Town Code.
Board members were encouraged to visit the proposed site, which also has 7,600 square feet of wetland buffer disturbance. Town planner Jan Johannessen said there can be more mitigation for that disturbance. Chairman Jerome Kerner said the board would schedule a visit.
