On July 19, Rod Smith of O'Connor & Associates will teach self-storage operators the value of cost segregation at the upcoming Inside Self-Storage Reno Expo. In a session titled "Cost Segregation: Maximizing Depreciation, Increasing Cash Flow," O'Connor will discuss the particulars of this approach and how it can benefit self-storage owners.

Cost segregation is an income-tax reduction strategy that leverages favorable IRS guidelines governing depreciation. Studies have shown that nearly 90 percent of commercial property owners nationwide do not take the full amount of depreciation allowable on their real estate investments, therefore overpaying their income taxes.
