Cost segregation is an income-tax reduction strategy that leverages favorable IRS guidelines governing depreciation. Studies have shown that nearly 90 percent of commercial property owners nationwide do not take the full amount of depreciation allowable on their real estate investments, therefore overpaying their income taxes.
