Description: SWAMP, specifically designed for the self-storage industry, keeps records of tenants, income, occupancy, late fees, unit status, expenses, etc. It can also generate a variety of reports including available units, current tenant status, balance due, locked-out units, move-in/move-out frequency graph, discount and special rates, prorating tables, occupancy and income reports, balance sheets, tax accounting, facility-activity logs, yearly payment checklist and status, and more. SWAMP also allows the user to design custom reports.
Best software feature: SWAMP offers a bird's-eye-view feature that allows operators to view the facility as a color-coded map. The colors represent the status of each unit. When a unit is selected in the bird's-eye view, a detail box opens on the screen, showing the unit rate and size, the tenant name, the paid-to date, the number of days late on or ahead of payment, and the current balance of the account. From this pop-up form, the operator can navigate the software to make any adjustments or updates to the status of the unit, or to rent a vacant unit.
Training: We provide hands-on, person-to-person training sessions via remote computer connection. This training is available any time, even years after purchasing the software, and is always free.
Upgrades: Bug fixes and minor feature updates are free and updated as they come available. Major release updates (next version level) come out about every two years and cost $139.
Interesting new feature: We are looking to expand SWAMP’s interfaces with the Web—provide greater support for facility websites, online payments and reservations. Of course, we’ll continue adding the features and functions requested by our users and continue to make SWAMP the most user-friendly software possible.
