Florida, Tennessee Self-Storage Associations Name 2023 Facility Managers of the Year

The Florida Self Storage Association (FSSA) and Tennessee Self Storage Association (TNSSA) have each named their 2023 “Manager of the Year.” The accolade is given annually to a property manager who demonstrates outstanding commitment to leadership, creativity, operational efficiency and community involvement, according to sources. The FSSA winner is Julio Otero of A+ Storage in Winter Haven, Florida, while the TNSSA winner is Chimane Boyd of Citizen Storage in Memphis.

Otero was recognized at the FSSA annual conference earlier this month. He joined A+ Management Group LLC, a third-party property management firm, in 2019 when it opened its facility at 2700 Eloise Loop Road. He’s the sixth A+ manager to receive the award.

“It has been my delight to continue to watch him grow in success year after year,” said Stephanie Tharpe, owner of parent company A+ Management Group LLC. “He consistently manages rates, rentals, tenant insurance, delinquencies, property upkeep, community outreach and [attains] high Google reviews. I am thrilled he has been recognized by our industry. Well-deserved!”

Boyd, who oversees Citizen Storage at 1880 Titus Road, was presented with the award during the Feb. 14 TNSSA luncheon in Nashville. She was congratulated by Andrew Beekman, association president, and Melissa Huff, its executive director. Boyd has implemented initiatives at her facility leading to increased revenue, consistently high occupancy and delinquencies below 4.5%. In addition, she represents Citizen at industry tradeshows.

“Chimane Boyd exemplifies the pinnacle of property-management excellence. Her innovative strategies and dedication have not only led to impressive operational results but have also forged stronger community ties,” Beekman said.

“Her commitment to her job is evident in the pride she takes in her responsibilities. Her attention to detail and dedication have significantly contributed to the smooth operation and success of her facility,” said Peter Spickenagel, CEO of Citizen Storage, which offers property management and consulting services to the self-storage industry. “She has played a pivotal role in the launch and execution of training programs for new employees, ensuring that they are well-equipped to handle the challenges of their roles.”

The FSSA works to ensure the stability and growth of the Florida self-storage industry. In addition to an annual conference and tradeshow, it provides a forum through which members can increase knowledge, exchange information, and promote an established, unified voice, according to officials.

Serving Tennessee self-storage professionals for nearly 15 years, the TNSSA offers four quarterly events, and a two-day legal seminar and conference each year.
