Moorseville, NC, Town Board Approves One Self-Storage Project, Rejects Another

The Mooresville, N.C., Town Board this week approved a conditional zoning change to allow a self-storage project from developer Morrison Suites LLC but denied a similar request from Your Self Storage LLC (YSS). Morrison Suites intends to build a three-story, 90,000-square-foot facility on about 3.3 acres at the corner of Singleton Road and Morrison Plantation Parkway. YSS was asking to build a three-story, 82,500-square-foot facility on a 12-acre parcel along E. Waterlynn Road, according to the source.

In both instances, the developers requested a zoning change to “corridor mixed use with conditions,” under which self-storage is an allowable use. Town staff indicated both projects fit within the municipality’s Comprehensive Land-Use Plan. On Monday, however, board members balked at the placement of the YSS project, disliking its proximity to the road and single-family homes. In contrast, it favored the Morrison project, which will be near other three-story commercial and residential structures, the source reported.

John Kinley, owner of the Waterlynn Road property, told the board he’d work with neighboring owners to acquire land for future retail development, if officials approved the rezoning request. When board members asked why the self-storage site plan placed the facility so close to the street, Kinley indicated topographical issues prevented YSS from going farther back. The board determined the project “would be out of scale with existing development” and denied the request.

Founded in 2004, Morrison Suites is based in Mooresville. Its principal, Willis Spivey, also owns Spivey Construction, which specializes in custom homes and commercial construction and management.
