Real estate developer Pearl Street Commercial LLC has proposed a three-story, 102,750-square-foot self-storage project for Merrillville, Ind. Company principal Steve Schwartz intends to build the facility on 3.5 acres of a 10-acre parcel he owns at 8290 Broadway. The board of zoning appeals approved a variance request last week, but the proposal must still be reviewed by the planning commission and town council, according to the source.

Schwartz told the board the facility would be operated by a third-party management firm. Although operating hours would be limited for prospective customers, tenants would have coded access to their units during off hours.

Though he has no plans for the remaining acreage at the Broadway site, access to any future developments would be from Merrillville Road and would not encroach the self-storage facility, Schwartz told the board.

The target site is near a facility operated by self-storage real estate investment trust Public Storage and a Kmart.

Pearl Street proposed a mixed-use project earlier this year in Woodstock, Ill., which would include self-storage, a convenience store and gas station.
