OpenTech Alliance Inc., a Phoenix-based provider of kiosks, call-center services and other technology for the self-storage industry, announced a new partnership with Engrain, a provider of interactive facility maps, and the launch of StoreTracker, a cloud-based task-management tool for facility operators, according to sources.

Using Engrain’s SightMap, self-storage operators can enhance the customer experience across their website, mobile app, call center, kiosks and more. The tool uses data-visualization software to help tenants view unit locations at a storage facility. It also helps phone-sales agents learn the property layout and guide tenants in making their unit choice. SightMap can be implemented on any device or platform that supports web pages.

“We’re committed to providing solutions that help operators rent and manage units more efficiently,” said OpenTech CEO Robert A. Chiti. “Engrain is a powerhouse provider of wayfinding maps across multi-family properties, with several applications in self-storage as well. This partnership helps us extend this proven technology and advance its integration to complimentary industry solutions, to further success for self-storage operators.”

OpenTech has also signed a letter of intent with self-storage real estate investment trust Extra Space Storage Inc. to develop StoreTracker and make it available to other facility operators. The app is designed to remotely streamline and track task management for one or multiple sites. Its workflow management and event triggers will users them standardize their operational processes to ensure that all staff follow the same steps, whether it's preparing a vacant unit for rental or conducting lock checks. StoreTracker also offers unit-inventory management with barcode technology and can set recurring reminders for maintenance, the release stated.

The partners hope to bring the product to market in the fourth quarter, according to Jon Loftin, chief product officer for OpenTech. “Our goal was to create a tool that not only streamlines daily tasks but also empowers managers, district managers and owners with the insights and control they need to operate more efficiently and at peak performance,” he said.

“We’re pleased to share this invaluable technology with the self-storage industry,” said Jeff Stott, senior vice president of technology for Extra Space. “This system holds potential to improve staff efficiency and facility profitability, and we’re excited to see what a partner like OpenTech can help other portfolios do with the solution.”

Greenwood, Colorado-based Engrain provides touring technology and map-based data-visualization software for multi-family and commercial properties.

Headquartered in Salt Lake City, Extra Space operates facilities under the Extra Space, Life Storage and Storage Express brand names nationwide. Its facilities comprise 292 million square feet of rentable space in 2.6 million units.

OpenTech specializes in smart-connected technology solutions. Its products and services include the Insomniac line of kiosks, call-center solutions and access-control systems.
