Husband and wife team Peter and Stacy Rossetti, principals of American Self Storage Equity Partners LLC and American Self-Storage Management Group LLC, have launched Self-Storage Fund of America LLC (SSFA) to acquire and operate self-storage facilities in the Southeast, including Texas. The 506(c) offering intends to raise $7.8 million through accredited investors with an annual income of at least $200,000 or net worth of at least $1 million. The minimum investment is $25,000, according to a press release.

The fund has one asset already under contract. It’ll specialize in unmanned self-storage properties using technologies such as automated door locks, remote-management systems and self-serve kiosks, the release stated.

SSFA is targeted at potential investors seeking passive income. Interested parties can register through an online portal, which provides access to details about the offering as well as the fund’s filing with the U.S. Securities and Exchange Commission, according to the release.

The American Self Storage business entities will collectively act as the fund’s sponsor. Together with affiliates, they have experience in facility acquisitions, development and management, having flipped about $20 million in real estate in the last 10 years. The property-management arm operates about “900 units of self-storage, residential, commercial and industrial property,” according to the SSFA website. The sponsor has more than $13 million in potential acquisitions in its pipeline.

Peter Rossetti has more than 13 years of experience in commercial and residential real estate including property inspections and self-storage acquisitions. Stacy Rossetti has more than 10 years of residential and self-storage real estate experience, including acquisitions, construction, financing and property management, according to the website.
