From the 2019 ISS World Expo: Scott Meyers Offers Insight on Self-Storage Opportunity Zones

The U.S. has more than 8,700 low-income census tracts called Opportunity Zones (OZs), which are certified by the Treasury Department. Investors can now put capital to work, financing new self-storage projects in these areas in exchange for certain federal capital-gains tax advantages.
