Self-Storage Expansion Approved in Bellevue, NE

Update 1/16/19 – The proposal to expand Milt’s Mini Storage in Bellevue was unanimously approved by the city council on Monday after the owner agreed to several concessions to appease residents. Some homeowners expressed concerns that the facility would intrude into their neighborhood, destroy wildlife habitat, reduce property values, add to flooding problems and invite crime, according to the source.

The storage property will be allowed to extend south into 8.64 acres of wooded area, with six new structures to be built on the west side. Proposed parking for the south end of the site, where it extends into the neighborhood, has been nixed. Rather, the south end will remain a green space and contain a water-detention basin no more than 3 feet deep. A second basin, also no deeper than 3 feet, will be installed on the north end. To encourage wildlife movement, no fencing will be installed around the south basin. In addition, trees around the perimeter and on the south end will remain intact unless they interfere with construction.

The concessions were enough to gain support from the four council members in attendance. Don Preister and Kathy Welch were absent.

12/13/18 A proposed expansion for Milt’s Mini Storage in Bellevue, Neb., is facing opposition from residents. The city council held a public hearing on Monday to discuss rezoning the land adjacent to the self-storage facility at 2715 Chandler Road W. Several neighbors spoke against the project, which the planning commission previously voted 4-1 against, according to the source.

The plans include consolidating the property’s four lots, according to Greg Shewchuk, city planning director. The final site would total 8.64 acres. The storage owner hopes to build additional storage units as well as covered vehicle storage.

The city notified residents who live within 300 feet of the area. Tami Winther, who has lived in the neighborhood for six years, said she doesn’t want to live next to a “concrete jungle.” “It's a huge area of land that he's proposing taking over, and it's essentially a great big parking lot,” she said. “Something like this, it could potentially bring some elements to the neighborhood that are unwanted.”

Craig Faulk, a spokesperson for Milt’s, said the location is ideal for a self-storage expansion because the site isn’t suitable for other types of development. About 5 acres are filled with brick, concrete and rubble, he said.

“Milt’s Mini Storage has proudly served local residents in the city of Bellevue for over 40 years. During this time, Milt’s has been a trusted provider for local businesses, residents and nonprofits,” a representative of the storage operator wrote in a statement to the source. “Our mission is to provide convenient, clean and affordable storage to the local community. Our proposed development to our existing location is a continuation of our mission. While we understand it’s impossible to please everyone, it is our intention to go the extra mile with our proposed development to be a ‘good neighbor.’”

The city council will vote on the zoning request on Jan. 14.

Founded more than 40 years ago, Milt’s operates two facilities in Bellevue and six in Omaha, Neb. The company is family-owned and -operated.
