Update 9/26/24 – The global self-storage development pipeline continues to be extremely dynamic. Inside Self-Storage regularly covers new projects being planned and approved as well as zoning and other municipal issues. Following is additional activity taking place in September 2024.
AAA Self Storage added two buildings to its facility in Dripping Springs, Texas. The business at 2300 Highway 290 now offers 700 units, including 500 that are climate-controlled. A ribbon-cutting ceremony was held on Sept. 13 to commemorate the new structures. AAA operates 12 facilities in Florida, North Carolina and Texas.
ARCO/Murray Design Build, a commercial design and construction company, partnered with Metropolis Development Group to build a self-storage facility in Las Vegas. It’ll be branded and managed by real estate investment trust (REIT) Public Storage Inc. The three-story structure at 4700 N. Rancho Drive comprises 124,602 square feet in 909 climate-controlled units. ARCO/Murray’s Andrew Amitrano served as the project manager, while superintendent John Bigham oversaw day-to-day construction. The company has delivered more than 15 million square feet of self-storage across the United States.
Atlantic Self Storage opened a new location in Jacksonville, Florida. The four-story building at 12357 Yellow Bluff Road comprises 72,000 net rentable square feet in 553 climate-controlled units. Atlantic is a family-owned business that operates 54 locations throughout Florida.
Boardwalk Development Group, a private-equity investment company focused on self-storage, received a Certificate of Occupancy for the first phase of Boardwalk Storage – Univeter Road LLC in Canton, Georgia. The property at 1547 Univeter Road currently comprises 49,300 net rentable square feet in 270 units. Once complete, it’ll offer 90,150 net-rentable square feet of climate-controlled storage across two stories and 28,400 net-rentable square feet of drive-up units. The project is adjacent to another Boardwalk property, Killian’s Boat & RV Storage, which offers 440 spaces across 17 acres. Founded in Atlanta in 2016, Boardwalk specializes in self-storage and boat/RV-storage acquisition, development, investment and operation in the Southeast. It has acquired or built more than $500 million in the sector.
Father and son team Doc Burris and Andy Burris, owners of Gutterball LLC, are converting a former bowling alley they own at the intersection of Firehouse Lane and Ribaut Road in Beaufort, South Carolina. The mixed-use “lifestyle community,” Ribaut Station, will include self-storage as well as apartments, a condominium, a recreation center and 28 office spaces for rent. The offices will face the street frontage, with the storage units in the back. Two apartments will be constructed on the second floor of the old bowling-alley building. The maple wood from the bowling lanes will be repurposed as condo flooring. The bowling alley was built in the late 1960s and early 1970s. After it closed, a plumbing company attempted to buy the property for its supplies, but city-code restrictions blocked the sale. The Burrises are taking applications for the commercial space, which can be built to order, with construction set to begin Nov. 1.
Devon Self Storage and Inland Private Capital Corp., which is part of The Inland Real Estate Group of Cos., opened a facility in Glassboro, New Jersey. The two-story building at 124 Delsea Drive comprises 86,700 net rentable square feet in 870 climate-controlled units. The site formerly housed Liscio’s Bakery. Founded in 1988 and based in Emeryville, California, Devon has developed, managed or owned more than 350 self-storage facilities in 27 states and three European countries. Headquartered in Oak Brook, Illinois, Inland specializes in tax-advantaged real estate investments nationwide. It manages a diverse portfolio of more than $10 billion across several asset classes spanning 49 states.
DXD Capital, a self-storage developer and investor, is building a facility in Nantucket, Massachusetts. Plans for 10 Davkim Lane include 96,238 net rentable square feet in 667 units. The property will also offer covered vehicle storage. Expected to open in the third quarter of 2025, the property will be branded and managed by SmartStop Self Storage REIT. Park East Construction Co. is the general contractor. Based in Albuquerque, New Mexico, DXD is a real estate and private-equity firm that leverages data technology to make opportunistic investments. To date, the company has invested in 19 self-storage developments and a seven-facility portfolio acquisition.
Flatiron Equities and Mequity Cos. are converting a former office building in New York City to self-storage. The joint venture purchased the building at 152 W. 36th St. for $23.8 million from Falcon Properties. The developers plan to transform the eight-story building into a 16-story structure containing 75,000 square feet in 1,500 climate-controlled units. Once complete, it’ll be managed and branded as Manhattan Mini Storage, which operates 20 self-storage facilities in Brooklyn, Manhattan and Queens, New York.
Hernandez Construction & Development and Xsite Real Estate Inc. received approval to build a mixed-use project in Deer Park, a village in Lake Zurich, Illinois, that’ll include self-storage, retail space for rent and a drive-through coffee business. Plans for the property at 20350 N. Rand Road call for a three-story building comprising 88,700 net rentable square feet in 884 climate-controlled units. Once complete, it’ll be managed by Extra Space Storage. Established in 2002, Hernandez develops industrial, office, retail and self-storage. Based in Illinois, Xsite is a real estate firm that offers brokerage and development of commercial properties.
Insite Property Group, the parent company of SecureSpace Self Storage, opened a new location in San Jose, California. The facility at 5775 Winfield Blvd. comprises 67,570 square feet of climate-controlled storage. Based in Redondo Beach, California, Insite operates more than 75 locations in 13 states.
MRE Five LLC is seeking permission from the Moorestown, New Jersey, Zoning Board to demolish a two-story office building and replace it with a three-story self-storage facility. The structure at 800 N. Church St., would comprise 26,000 square feet. The board was scheduled to hold a hearing last week to discuss the project. If approved, the project will open in 2026.
Dallas-based MyCon General Contractors Inc. is developing a U-Haul self-storage facility in Haltom City, Texas. Plans include a three-story building comprising 81,978 square feet and five single-story structures totaling 15,500 square feet. Expected to be complete in March, the project will offer 1,600 units. A 28,866-square-foot building will house the site’s U-Box storage containers. Founded in 1987, MyCon has a portfolio that includes industrial, multi-family, retail and self-storage. Established in 1945, U-Haul owns and manages more than 82 million square feet of storage space nationwide.
Nuvo Development is developing a three-story self-storage facility in Magnolia, New Jersey. Plans for the property on White Horse Pike call for 112,000 square feet. Founded in 2014, Nuvo Development is an affiliate of Winter Park, Florida-based The Nuvo Co. LLC. It offers architecture, development and engineering services to the self-storage industry.
RedBox Storage Ltd., which operates five self-storage sites in Hong Kong, opened a new location in the Sai Wan region. The facility in the Hong Kong Industrial Building on Des Voeux Road West comprises 16,000 square feet in 300 units. Established in 2007, RedBox also operates locations in Shatin, Tsuen Wan and Yau Tong. It was acquired by global investment firm Brookfield Asset Management in 2022.
True Storage is converting a former Walmart in South Bend, Indiana, to self-storage. Plans for the 157,000-square-foot building at 3701 Portage Road include the addition of more than 1,000 units. Slated to open this month, it’ll be branded and managed by REIT CubeSmart. Based in Manchester, New Hampshire, True focuses on ground-up construction and conversion projects.

AAA Self-Storage is developing a facility in High Point, North Carolina, for $3 million. Plans for the undeveloped parcel at 2779 State Highway 68 call for a 79,500 square-foot building. AAA is a family-owned business that operates 18 facilities throughout the Triad region of North Carolina.
Best Box Storage opened at 17644 U.S. Highway 59 in New Caney, Texas. The company operates more than 40 facilities in eight states. Another self-storage location is slated to open later this year at 12910 Garrett Road in Houston.
U.K. self-storage operator Big Yellow Group PLC received permission to build two facilities in Kensington, London. Plans are for a 176,000-square-foot building that’s expected to open in 2027 and a 131,000-square-foot building that’s slated to be complete in 2026. The latter will replace the company’s facility on Staples Corner, which is currently operating in a leased building. Big Yellow Group operates 109 self-storage locations in the United Kingdom under the Big Yellow Self Storage and Armadillo brand names, with most concentrated in Greater London and Southeast England.
Blue Bear Self Storage received approval from the West Suffolk Council to convert the former Van Master truck dealership in Bury St. Edmunds, England, to a vehicle-storage facility. The Bury Town Council twice recommended refusing the proposal. Blue Bear operates six facilities in Buckingham, Bury St. Edmonds, Corby, Huntingdon, Petersfield and St. Ives, England.
David Fahmie is seeking permission from the Pasco County, Florida, Commission to develop a mixed-use project in Wesley Chapel, Florida. Plans for the 1.8-acre site on State Route 54 call for a four-story, 111,000-square-foot building containing an Acorn Self Storage business. The first floor will comprise nearly 13,000 square feet of retail space, 1,000 square feet of office space and 12,687 square feet of storage. Floors two through four will each offer approximately 28,000 square feet of storage. The county approved a rezoning after the proposal was reconfigured to include commercial and retail elements. Acorn operates five locations in Florida.
Diamond Point Development LLC is building a self-storage facility on the former Mahopac Farms property in Mahopac, a hamlet in Carmel, New York. Plans for the site at 106 U.S. 6 call for a three-story building comprising 82,000 rentable square feet in 800 units. The first phase is expected to open in about a year, then phase two will add another 80,000 square feet. Diamond Point is a real estate investment, development and asset-management company.
DXD Capital, a self-storage investor and developer, is building a facility in Kihei, Maui, Hawaii. Plans for the property within the Maui Research & Technology Park include 45,813 net rentable square feet in 355 units. Expected to open in the second quarter of 2025, the project will be branded and managed by self-storage real estate investment trust (REIT) Extra Space Storage Inc. Rycon Construction Inc. is the general contractor. Based in Albuquerque, New Mexico, DXD is a real estate and private-equity firm that leverages data technology to make opportunistic investments.
A self-storage facility that’ll be managed and branded as Extra Space Storage is under construction in Romulus, Michigan. The property adjacent to the Detroit Metropolitan Wayne County Airport will contain seven single-story buildings comprising 475 climate-controlled and drive-up units. The project is expected to be complete in summer 2025. Headquartered in Salt Lake City, Extra Space operates self-storage facilities under the Extra Space, Life Storage and Storage Express brand names nationwide. Its facilities comprise 292 million square feet of rentable space in 2.6 million units.
Flex Storage, which operates eight locations in four states, is expanding its facility in Canton, Georgia. The project at 7222 Cumming Highway will add more than 68,000 square feet in 425 units. It’s expected to be complete next year. Flex Storage is owned by DYO Investments LLC, which specializes in self-storage and retail real estate.
Going Green Builders, a commercial and residential construction company, is developing a contractor-storage facility in Brevard, North Carolina. Plans for the project on Commerce Street include air-conditioned space designed for commercial contractors. Once complete, it’ll offer four units measuring 24 feet wide by 48 feet deep. Each will also include a restroom. Company owner Ryan Jacques also plans to add traditional self-storage space.
Hold Propco 1 Limited, which operates Hold Self Storage, received approval from the Chiswick, England, Council to demolish and replace a building that has been vacant for 10 years. The new four-story building on the .25-acre site at 250 Gunnersbury Ave. will comprise 50,741 square feet, with the potential to expand to double that size. It’ll include flexible offices and light-industrial space. DMWR Architects Ltd. is a partner on the project. The planning committee was expected to review the application last week.
Hold also received permission to convert a building in Hounslow, England, to a mixed-use project that’ll include office space and self-storage. Plans for the property at 250 Gunnersbury Ave. call for as many as 10 stories. DMWR is the architecture firm for the project. Hold opened a facility in Kings Cross earlier this year.
The Investment Real Estate Group of Companies (IREGC), which specializes in self-storage construction and management and operates the Moove In Self Storage brand, expanded its facility at 610 Chambers Road in York, Pennsylvania. The three-story building now comprises 58,075 square feet in 383 units. Storage Construction and SAA Architects were partners on the project. Founded in 1998, York, Pennsylvania-based IREGC operates more than 80 self-storage facilities across the mid-Atlantic, Northeast and Midwest.
LagerBox, which operates more than 30 self-storage facilities across Germany, is developing a new location in Kaarst. Plans for the property off of Bundesautobahn 57 include extra-large spaces for commercial and residential tenants that’ll be outfitted with electricity. Founded in 1997 by Peter N. Blauw, LagerBox also offers offices for rent and moving services.
LaTerra Development purchased and divided a 19.5-acre parcel at 2488 Market Place Blvd., in the Las Colinas area of Irving, Texas, with plans to build self-storage and boat/RV storage on 7 acres of it. The company will convert the former Fry’s Electronics store into a 161,250-square-foot self-storage facility. It’ll separately build 34,000 square feet of indoor and outdoor, climate-controlled boat and RV storage. The projects at the intersection of Interstate 635 and Olympus Boulevard will be adjacent to a large Home Depot store and the neighboring Cypress Waters Master Plan, which will bring new residents to the area. Construction is scheduled to begin in November. The remaining land was sold to H-E-B, a popular Texas grocer that’s building its first supermarket in the area.
LaTerra is also developing Raymer Street Storage in Van Nuys, California. Plans for the 1.2 acres at 14876 Raymer St. include a three-story building comprising 65,220 square feet in 1,017 units. It’ll also include rooftop solar panels. Slated to open in 2025, the facility will be managed and branded by REIT Public Storage. Headquartered in Los Angeles, LaTerra and its general-contractor affiliate, LT Building Corp., are developing and constructing mixed-use projects, with more than 3,000 multi-family units and 1 million square feet of commercial and self-storage space.
Maplecrest Associates LLC is seeking approval to develop Maplecrest Self Storage on a 5.4-acre parcel in Fort Wayne, Indiana. If approved, the 14-building facility at 7601 Maplecrest Road would comprise 99,345 square feet. The application is scheduled to be heard by the commission on Oct. 14.
Newburgh Self Storage received approval to convert the former Showtime Cinemas in Newburgh, New York. Plans for the property at 1420 NY-300 include the addition of self-storage to the interior and the construction of eight new buildings. Colliers Engineering & Design is the architectural firm. The theater is owned by Sam Newburgh LLC.
Shurgard Self Storage Europe SARL, the European affiliate of Public Storage, is developing a facility in Zaandam, The Netherlands. The building will comprise 58,125 square feet in nearly 900 units. The first phase, containing approximately 750 units, is slated to open in 2025. Shurgard operates 328 properties comprising 1.6 million net rentable square meters in Belgium, Denmark, France, Germany, The Netherlands, Sweden and the United Kingdom.
StorageBlue opened a self-storage facility in Clifton, New Jersey. The building at 550 Lexington Ave. comprises more than 50,000 square feet. StorageBlue operates three facilities in New Jersey with a fourth under development.
Store Space Self Storage opened a new location in West York, Pennsylvania. The two-story building at 200 S. Sumner St. comprises 97,175 net rentable square feet in 750 climate-controlled units. The new construction replaced a former warehouse that was razed after storm damage in 2021. The project was developed by A&E Construction. Headquartered in Winter Garden, Florida, Store Space operates more than 75 facilities nationwide.
Titan Self Storage received permission from the Warwick, England, District Council to expand its facility in the Heathcote Industrial Estate. The company will add 23,487 square feet to the first two floors of the building at 2 Hawkes Drive. Its initial application for a larger expansion was denied in June. Heathcote, England-based Titan operates 10 locations.
Phoenix-based U-Haul International Inc. is seeking permission to build a facility in Spokane, Washington. The five-story building would comprise 116,000 square feet across two parcels at 3 and 21 W. Third Ave., the latter of which is currently the site of U-Haul’s Midtown Moving & Storage. The vacant lot at 3 W. Third Ave. previously housed an Enterprise Rent-A-Car.
U-Haul also opened a new location in Lebanon, Pennsylvania. The company purchased the 2.6-acre property at 1437 Cumberland St. in 2022. The 60,880-square-foot building offers 830 indoor, climate-controlled units. An existing 10,683-square-foot building was also repurposed to house 190 mobile-storage containers. Established in 1945, U-Haul owns and manages more than 82 million square feet of storage space nationwide.
Robert and Joni Walker opened a Storage of America (SOA) in Goodman, Missouri. The facility at 121 N. Roy Hill Blvd. sits on the site of a converted Hunte Corp. building. It offers nearly 200 climate-controlled units. SOA specializes in converting under-used or vacant properties into self-storage. It operates 25 facilities in six states.
A Perth, Australia-based developer bought an office building in East Perth for $6.4 million with plans to transform it into self-storage. The four-story structure at 148a Adelaide Terrace formerly housed Bankwest. The 36,597-square-foot facility will be branded and managed by Storage King, which operates 43 locations in the U.K.
An unnamed real estate investment firm based in Austin, Texas, is developing a self-storage facility in High Point, North Carolina. Plans for the 16.2 acres at 6531 Old Plank Road include a two-story building comprising 69,000 square feet in 599 climate-controlled units.
An unnamed developer received approval from the Rochester, Massachusetts, Planning Board to develop a four-building self-storage facility off County Road, one of which will be multi-story. Board members discussed comments from the town’s consulting engineer regarding the stormwater-drainage system. They endorsed the project after agreeing this will be a private system and wouldn’t affect public groundwater.
An unnamed developer received zoning permission to develop a self-storage facility in Sharpsburg, Georgia. Plans for the 1.8-acre site on Fischer Road include a three-story building comprising 98,700 square feet in 800 units.

AIM Land, a development company based in Broughton, England, has submitted a second application to the Blackpool Council to convert the former Odeon Cinema in Basildon, England, to a mixed-use project that’ll include self-storage. The original plans for the building on Rigby Road called for a 130,000-square-foot facility that would be branded as Storage King. After the council rejected the plan, AIM appealed the decision. The new proposal calls for 88,000 square feet of self-storage, 4,000 square feet for food and beverage operators, and 9,000 square feet for trade-counter units. Real estate brokerage Savills is an advisor on the project. NORR is the architect and engineering firm.

The four-story building at 75 N. State Route 17 comprises 165,784 square feet in 1,278 climate-controlled and 12 drive-up units. ARCO/Murray’s Garrett Wellman served as the project manager, while superintendent Robby Ryan oversaw day-to-day construction. The company has delivered more than 15 million square feet of self-storage across the United States.
DXD Capital, a self-storage developer and investor, opened new projects in Egg Harbor, New Jersey, and Kapolei, Hawaii. The Egg Harbor site at 6679 Black Horse Pike comprises 76,700 net rentable square feet in 602 climate-controlled and drive-up units. It’ll be managed and branded by REIT Extra Space Storage Inc. Storage Construction served as the general contractor. The multi-story facility at 91551 Kapolei Kai St. in Kapolei comprises 103,964 net rentable square feet in 1,079 climate-controlled units. The company partnered on the project with Insite Property Group, which will manage the site under its SecureSpace Self Storage brand. PB Brown was the general contractor. Based in Albuquerque, New Mexico, DXD is a real estate and private-equity firm that leverages data technology to make opportunistic investments. To date, the company has invested in 19 self-storage developments and a seven-facility portfolio acquisition.
Embarcadero Capital Partners is seeking permission to repurpose a former four-story manufacturing and office building at 1035 Howard St. in San Francisco. The developer will transform 17,549 gross square feet of existing laboratory and office space to self-storage, and 43,996 gross square feet of manufacturing space to commercial storage. The company purchased the property 2018 for $25.3 million. Lundberg Design is the architect. Embarcadero is a private real estate investment, management and development firm based on the San Francisco Peninsula.
Go Store It Self Storage, an affiliate of Madison Capital Group, opened a new location in Paramount, California. The facility at 15932 Minnesota Ave. comprises 75,000 square feet in 850 climate-controlled units. Founded in 2014 and based in Charlotte, North Carolina, Go Store It is a privately held acquisition, development and property-management company. It operates 100 facilities in 15 states. Madison Capital is a real estate investment and development firm with a primary focus in multi-family and self-storage.
Hernandez Development opened a self-storage facility in Carol Stream, Illinois. The 2.7-acre property at 27W125 North Ave. contains two buildings, one single-story and the other three-story. Together they comprise 72,860 net rentable square feet in 638 units. The company also opened a storage facility in Bolingbrook, Illinois. The three-story building at 509 E. Boughton Road comprises 100,182 square feet in 816 climate-controlled units. Both sites are branded and managed by REIT CubeSmart. Fort Lauderdale, Florida-based Hernandez is a commercial real estate development and investment company that operates three self-storage facilities in Illinois and has three more under development.
Nova Storage, which operates 10 facilities in California, opened a new location in Palmdale. The facility at 3305 E. Palmdale Blvd. offers climate-controlled and drive-up units. Founded in 1982 and headquartered in Mission Hills, California, Nova operates facilities in Los Angeles, San Bernardino and Ventura Counties.
Sippican Holdings LLC received approval from the Marion, Massachusetts, Planning Board to convert the former Lockheed Martin property to self-storage. Plans for the building at 13 Barnabas Road call for 200 interior units. Based in Massachusetts, Sippican is a real estate development company.
Store Space Self Storage, which operates more than 75 properties in 21 states, opened a new location in Fort Myers, Florida. The three-story facility at 2320 E. Mall Drive comprises 87,000 square feet in 882 climate-controlled units. The project was built by CDK Development of Sarasota, Florida. Phoenix-based U-Haul International Inc. completed a self-storage conversion project in Lebanon, Pennsylvania. The company purchased the 2.6-acre property at 1437 Cumberland St. in 2022. A 60,880-square-foot building was transformed to offer 830 indoor, climate-controlled units, while a 10,683-square-foot structure was repurposed to house 190 of the company’s U-Box mobile-storage containers. Management will be overseen by another U-Haul property across the street at 1440 Cumberland St. Established in 1945, U-Haul owns and manages more than 82 million square feet of storage space nationwide.
