Update 1/21/25 – New information has come to light regarding the self-storage conversion project taking place in Westborough, Massachusetts, though the freshly released details conflict with those reported in October. Recent sources claim the facility is named Rt.9 Self Storage rather than 10X Self Storage. They also state the address as 161 Milk St. rather than 220 Turnpike Road, which is around the corner, about .4 miles away. The owners are now listed as Amy and Mark Johnson rather than 10X at 220 TPKE LLC. It would appear that this parcel has officially changed hands.
Once complete, the facility will offer 155 units. The 9.5-acre property will also be home to Everise and M.A. Restoration, both long-standing, local businesses.

10/23/24 – The global self-storage development pipeline continues to be extremely dynamic. Inside Self-Storage regularly covers new projects being planned and approved as well as zoning and other municipal issues. Following is additional activity taking place in October 2024.
Battlefield Storage opened in Fort Oglethorpe, Tennessee. The three-story building at 115 Lakeshore Drive offers 644 climate-controlled units. It’s locally owned and operated.
Ellen and Jim Boyle opened Premier Self Storage in Greenfield, Massachusetts. The converted building at 105 Newton St. was formerly owned by Rugg Manufacturing Co. It now offers offers 197 climate-controlled units. The Boyles also own ASAP Painting and Kitchen Concepts, both based in Hadley, Massachusetts. They also developed a storage facility in Westfield, Massachusetts, that they later sold.
BVS Graniteville SC LLC opened Boxville Storage in Graniteville, South Carolina. The facility at 7060 Midnight Pass comprises 75,440 rentable square feet in 718 units. It’ll be managed by Absolute Storage Management (ASM), a third-party management company that operates more than 140 storage facilities in multiple states.
Danville, California-based Cardiff Mason Development is building a self-storage project in Los Angeles. The facility at 7366 Osage Ave. will contain six total stories, three of which will be below ground. Slated to open in the first half of 2025, it’ll comprise nearly 50,000 square feet. Morphosis Architects of Santa Monica, California, will design the project. Cardiff Mason is a real estate development, investment and management company with offices in Chicago, Houston, Los Angeles and San Francisco.
CubeSmart, a self-storage real estate investment trust (REIT) and management company, opened a new location in McKinney, Texas. The multi-story building at 7150 Craig Ranch Parkway is the operator’s sixth in the city. CubeSmart owns or manages 1,425 self-storage facilities across the United States. Its operating portfolio comprises about 90.7 million square feet.
Diamond Point Development and Rosewood Property Co. are developing a self-storage facility in Carmel, New York. Plans for the multi-story building at the intersection of Baldwin Place Road and U.S. Route 5 call for 81,000 square feet in 800 climate-controlled units. Rosewood Property is the majority equity partner, with Diamond Point leading development. Expected to open in the fourth quarter of 2025, the project will be branded and managed by REIT Extra Space Storage. The general contractor is construction firm EDC. Based in Atlanta, Diamond Point is a real estate investment, development and management company led by brothers Aaron and Jason Sommer. Headquartered in Dallas, Rosewood Property owns more than 80 self-storage facilities comprising 6 million square feet in 21 states. It’s a wholly owned subsidiary of The Rosewood Corp.
Douglasville Self Storage LLC opened Silo Self Storage in Douglasville, Georgia. The facility at 9081 Georgia 5 comprises 63,525 rentable square feet in 451 climate-controlled units. It’ll be managed by ASM.
DXD Capital, a self-storage developer and investor, is building a facility in San Antonio. Plans for the two-story structure at 11202 Misty Woods St. call for 80,490 net rentable square feet in 870 units. Expected to open in the third quarter of 2025, the property will be branded and managed by Extra Space. Reliable Commercial Construction is the general contractor. Based in Albuquerque, New Mexico, DXD is a real estate and private-equity firm that leverages data technology to make opportunistic investments. To date, the company has invested in 19 self-storage developments and a seven-facility portfolio acquisition.
MondialBox opened a container-storage facility in Betzdorf, Luxembourg. It offers more than 400 units in 14 sizes. The company opened a similar site in the city in 2022 that comprises 136 container-storage units in 10 sizes. The MondialBox franchise concept was created in 2013 by Eric Charles, with the opening of the first center in Ancenis, France.
NitNeil Partners is developing two self-storage projects in Richmond, Virginia. The first will replace a vacant building on a 1-acre site at 101 Maury St. with a four-story self-storage facility comprising 79,000 square feet in 800 climate-controlled units. It’s scheduled to be complete next summer. The second will be at 501 Oliver Hill Way. Based in Atlanta, NitNeil focuses on self-storage acquisitions and development across the South.
Shurgard Self Storage Europe SARL, the European affiliate of U.S.-based REIT Public Storage Inc., opened a facility in Almere, Netherlands. The building comprises 40,902 square feet in more than 500 units. It’ll be managed through staff at two nearby properties. Shurgard operates 334 self-storage facilities comprising 1.6 million net rentable square meters in Belgium, Denmark, France, Germany, the Netherlands, Sweden and the United Kingdom.
Spring Property Management LLC received approval to convert a former Walmart in Charleston, Illinois, to a mixed-use project that’ll contain temperature-controlled self-storage. Plans for the building at 510 W. Lincoln Ave. also include indoor pickleball courts, a food court and other potential recreational/commercial additions. Spring Property owns the parcel, which is part of the West Park Plaza shopping center. Upgrades will also be made to the building exterior and landscaping. Spring Property is a privately held real estate company based in Powell, Ohio.
StorageBlue, which operates three self-storage facilities in New Jersey, opened a new location in Newark. The company converted the former Ballantine Brewery plant at 425 Ferry St. into a three-story self-storage building comprising more than 100,00 square feet of climate-controlled space. StorageBlue purchased the site for $8.3 million in 2022. The company was launched by E! Entertainment Television Founder Alan Mruvka. It has a fourth project under development.
Storex Self Storage, which operates five locations in the Greater London area, is developing facilities in Cricklewood and Sunbury, England, that’ll offer a combined 2,461 units. London-based Morda Construction is building the Cricklewood project. Sunbury is scheduled to open in December. Storex is also expanding its sites in Brentford, Loughton and Watford, England. All locations are aiming to achieve an “excellent” rating from BREEAM (Building Research Establishment Environmental Assessment Method) sustainable-building certification through operational zero-carbon readiness and significant net biodiversity gains.
A new West Coast Self-Storage (WCSS) facility opened in Palm Desert, California. The property at 73761 Spyder Circle comprises 38,504 rentable square feet in 529 units. Designed by Magellan Architecture of Redmond, Washington, and developed by WCSS Group LLC, the project is owned by NWB Palm Desert LLC. Tilton Pacific Construction of Rocklin, California, was the general contractor. The facility is being run by WCSS, which specializes in self-storage acquisition, development and management, and operates more than 142 locations in the West.

10X at 220 TPKE LLC is converting a roller-skating rink in Westborough, Massachusetts, to a 10X Self Storage facility. The company purchased the 5.7-acre site at 220 Turnpike Road for $2 million following a December 2023 approval from the planning board to redevelop the abandoned building. 10X Self Storage operates three other locations in Acton, Marlborough and Worcester, Massachusetts.
Andover Properties LLC, which operates the Storage King USA brand, expanded its RoboVault facility in Fort Lauderdale, Florida. A single-story building comprising 17,000 gross square feet was added to the property at 3340 S.E. 6th Ave. It offers 12 extra-large storage bays measuring approximately 30 feet wide by 55 feet deep. Each includes an office, restroom, open warehouse space and designated parking spot for light-manufacturing firms. Established in 2003, New York-based Andover owns and manages 168 storage properties in 19 states.
Attic Self Storage, which operates five facilities in London, opened a new location in Sudbury, England. The multi-story building at 8 Hanworth Road offers storage units and workspace pods. Founded in 2006, Attic also operates facilities in Bow, Harrow, King’s Cross and Marylebone, England. Additional facility offerings include conference rooms, moving and packing supplies, and mailbox rentals.
BestBox Storage LLC opened a facility at 12910 Garrett Road in Houston, its fourth location in the city. It offers climate-controlled, drive-up and vehicle-storage units. The other three properties are in New Caney and Porter, Texas. St. Louis-based BestBox is managed by Keeley Properties, a commercial real estate investment and development company. It operates more than 40 self-storage facilities in eight states.
Bulwark LLC is developing a self-storage facility in Farmington, Connecticut. Plans for the parcels at 8120 and 8122 Colt Highway call for a four-story building comprising 79,200 square feet in 463 units. The general contractor is The PAC Group. Bulwark acquired the two properties from Los Angeles-based Wilshire Insurance Enterprises Inc. in August for $325,000. The Weatogue, Connecticut-based developer is managed by partners Matthew Morris and David Pulley.
DXD Capital, a self-storage developer and investor, is constructing a facility in Scottsdale, Arizona. The four-story building with two basement levels at 8888 E. Desert Cove Ave. will comprise 66,750 square feet in 706 units. The property will be managed by self-storage real estate investment trust (REIT) Extra Space Storage Inc. It’s slated to open in late 2025. TLW Construction is the general contractor. Based in Albuquerque, New Mexico, DXD is a real estate and private-equity firm that leverages data technology to make opportunistic investments. To date, the company has invested in 19 self-storage developments and a seven-facility portfolio acquisition. Headquartered in Salt Lake City, Extra Space operates self-storage facilities nationwide under its brand as well as Life Storage and Storage Express. Its facilities comprise 292 million square feet of rentable space in 2.6 million units.
easyStorage, which operates more than 1,000 self-storage facilities in the United Kingdom, opened a new location in Sixfields, Northampton, England. The property at 25 Tweed Road is operated by franchisees Bimal Barchha and Lacky Sohal. The local businessmen plan to open similar sites across Midland, England.
Fletcher Development is converting a former industrial building in Redding, Connecticut, to a mixed-use project that’ll include self-storage. The company purchased the property at 241 Ethan Allen Highway in 2021 for $1.8 million. The site required environmental remediation prior to construction that included replacing contaminated soil. Plans call for climate-controlled storage units, wine storage with a lounge, and 50 vehicle-storage bays. The project will also contain flex research and development space for multiple tenants. Fletcher expects to receive a Certificate of Occupancy by the end of the year. Based in Norwalk, Connecticut, the company specializes in commercial and residential developments.
The Saint Paul, Minnesota, Board of Zoning Appeals denied a variance request by Global Storage Partners to convert the historic J.H. Allen Building into self-storage because the project isn’t consistent with the city plans. The developer proposed converting 85% of the gross floor area (GFA) at 287 E. Sixth St. Zoning code restricts self-storage to 15% of the GFA, and it must be in a mixed-use building. The developer has the option to appeal the decision with the city council. Representatives for the developer, which has yet to purchase the property, said the plans include adding ground-floor commercial space. The building was converted in 1985 to include three apartments as well as and office and manufacturing space. Owner Tom Erickson and four others are living in the building. The developers said they would phase the conversion as the tenant leases expired.
Guardian Storage, which operates more than 35 facilities in three states, opened a new location in Star City, West Virginia. The three-story building at 3517 Monongahela Blvd. comprises 114,450 square feet in 752 climate-controlled units. The project was designed and constructed by Arco/Murray Design Build, which offers general-contracting services nationwide. Arco/Murray’s PJ Rzasnicki led the project as manager, with superintendent Jamie Poole overseeing the construction.
Hernandez Development and Xsite Real Estate received approval from the DuPage County, Illinois, Planning and Zoning Department to build a mixed-use development in Naperville, Illinois. The three-story facility on 75th St. will comprise 120,300 square feet of self-storage in 882 climate-controlled units. It’ll be managed by REIT CubeSmart. The project includes a Little Sunshine Playhouse & Playschool and a drive-thru-only Scooter’s Coffee. Fort Lauderdale, Florida-based Hernandez is a commercial real estate development and investment company that operates three self-storage facilities in Illinois and has three more under development. Xsite is a Burr Ridge, Illinois-based, commercial real estate firm. It offers real estate brokerage services and develops commercial properties in the Midwest. CubeSmart owns or manages 1,493 self-storage facilities across the United States. Its operating portfolio comprises about 90.7 million square feet.
The Scappoose, Oregon, City Council reversed a planning-commission decision and voted to allow Kevin Howard to develop a self-storage facility on a 2.6-acre site at the intersection of Crown Zellerbach Road and U.S. Highway 30. Plans call for 43,200 square feet in 325 units. The commission denied the conditional-use permit at a March hearing, contrary to city-staff recommendations, stating it wasn’t the best use of the property. The associate city planner advised the council that the commission erred in its application of “the highest and best use” criteria. Howard owns several other self-storage facilities in Scappoose and St. Helens, Oregon.
Hunt Midwest opened a StorTropolis Self-Storage in Olathe, Kansas. The facility at 601 N. Millridge St. comprises 113,010 square feet in 867 climate-controlled units. Hunt Midwest is a Kansas City-based, privately held real estate development company with more than $2.5 billion in projects in multiple markets. StorTropolis operates six facilities in the Kansas City metro area.
MLS Operating LLC is seeking a variance from the Mount Laurel, New Jersey, Township Zoning Board of Adjustment to develop a self-storage facility on Federal Street. If the request is approved, an existing 71,991-square-foot building will be replaced by five single-story self-storage structures totaling 15,350 square feet. The developer was scheduled to appear before the board on Tuesday. MLS is owned by Mason Cohen and Steven Sperber of The Cohen Co. Ltd. in Edgewater Park, New Jersey.
REA Development, a Denver-based real estate management company, opened a self-storage facility in Silverthorne, Colorado. The three-story building at the intersection of Colorado State Highway 9 and Interstate 70 offers 832 storage units and nine vehicle-storage spaces. It’s branded and operated by StorageMart, which manages more than 260 properties across Canada, the United Kingdom and the United States. The building was designed by Galloway & Co., a Denver-based architecture, engineering and surveying firm. It was built by Waner Construction.
Safeguard Self Storage, which operates 90 facilities in seven states, opened a new location in Lutz, Florida. The three-story building at 16200 N. Nebraska Ave. comprises 74,000 rentable square feet in 932 units. Founded in 1989 and headquartered in Atlanta, Safeguard operates self-storage in Connecticut, Florida, Illinois, Louisiana, New Jersey, New York and Pennsylvania. The company is owned and operated by Morgan Stanley’s Prime Property Fund.
The Allentown, Pennsylvania, Zoning Hearing Board continued an enforcement notice and modification of conditions appeal regarding a self-storage development proposed by St. Elmo Development LLC. Company owner Abe Atiyeh filed an appeal after the board denied his proposal to build three self-storage structures comprising 345 units at 1940 Fairview St. The plan also includes outdoor vehicle storage. The appeal stems from an enforcement notice issued on Jan. 19, 2022. A city’s zoning officer determined the property was operating a business that violated law and zoning conditions that were imposed by the board in October 2012. Atiyeh also requested a variance to eliminate or modify four conditions of the decision. The case has been under legal review for several years.
SurePoint Development, which builds self-storage facilities and operates the SurePoint Self Storage brand, opened a new location in Conroe, Texas. The three-story building at 10882 Interstate 45 S. comprises 94,000 rentable square feet of climate-controlled space. It’ll be branded and managed by REIT CubeSmart. Johnson Development served as the general contractor. SurePoint will also begin construction next month on a four-story self-storage facility on Texas Highway 46. Once complete, it’ll offer 91,000 rentable square feet. It’ll also be branded and managed by CubeSmart. Founded in 2013 and based in San Antonio, SurePoint is a privately held real estate investment company.
True Storage, which operates more than 35 locations, completed its conversion of a Kmart in Hooksett, New Jersey. The building at 1267 Hooksett Road is branded and managed by CubeSmart. It comprises 95,000 square feet of climate-controlled and drive-up units. Based in New Hampshire, True Storage focuses on ground-up construction and conversion projects. Its owned facilities are operated by third-party management companies.
Phoenix-based U-Haul International Inc. is developing a self-storage facility in Haltom City, Texas. Expected to be complete in March, it’ll offer 1,600 units in an 81,978-square-foot structure and five additional buildings totaling 15,500 square feet of drive-up storage. Plans also include a 28,866-square-foot building to house the company’s portable-storage containers. Dallas-based MyCon General Contractors Inc. is the general contractor on the project.
U-Haul is also developing a self-storage facility in Ramsey, Minnesota. Plans for the 8.7 acres near U.S. Highway 10 and Riverdale Drive include seven buildings offering 1,150 indoor, climate-controlled and drive-up units. It’ll also contain a structure to house 800 portable-storage containers. It’s scheduled to be complete in Fall 2026. Established in 1945, U-Haul owns and manages more than 82 million square feet of storage space nationwide.
VRE Storage Toms River has applied for a variance with the Toms River, New Jersey, Zoning Board to develop a self-storage facility at the intersection of Bay and Oak Avenues. Plans call for subdividing the property into two lots, with one housing the storage building. A hearing and vote are scheduled for Thursday.
