Update 11/21/24 – The global self-storage development pipeline continues to be extremely dynamic. Inside Self-Storage regularly covers new projects being planned and approved as well as zoning and other municipal issues. Following is additional activity taking place in November 2024.

Abernathey Holdings is building three self-storage facilities in Arizona. All will be branded and managed by real estate investment trust (REIT) Public Storage Inc. They include 7145 51st Ave. in Laveen, which’ll comprise 122,757 square feet in 669 units and is expected to be complete by summer. The second will open this time next year at 1770 N. Litchfield Road in Goodyear, encompassing 111,087 square feet in 745 units. The third facility at the intersection of Higley and Williams Field Roads in Gilbert will offer 123,399 square feet in 745 units. It’s scheduled for completion by fall 2025. Abernathey plans to develop 10 more projects in the region, breaking ground next year on sites in Glendale, Peoria and Phoenix, Arizona.

Buchanan Street Partners, a real estate investment management firm, is converting a former medical-office building in Upland, California, to self-storage. The company acquired the 2-acre property at 1382 E. Foothill Blvd. for $6.2 million. Plans call for 123,000 square feet of storage in 1,180 climate-controlled units. The project is scheduled to be complete by January 2026. San Juan Capistrano, California-based DAI General Contracting, which specializes in self-storage building, is the general contractor. Newport Beach, California-based Buchanan intends to develop a $500 million self-storage portfolio throughout the Western United States.

Cinch Self Storage, which operates facilities in England, opened a new location in Bedford. The first phase on Wolseley Road is 10,000 square feet. Plans are underway to expand to 50,000 square feet in late 2025. Founded in 2017, Cinch has nine projects under development in Edmonton, Haverhill, Swindo and Wisbech, England.

Deca Cos. is developing a five-story self-storage facility in Daly City, California. Plans for the site near Interstate 280 call for 63,000 square feet of climate-controlled storage. The $22.9 million construction loan was secured by Talonvest Capital, a self-storage and commercial real estate advisory firm. The team representing Deca included Kim Bishop, Mason Brusseau, Jim Davies, Lauren Maehler and Tom Sherlock.

DXD Capital, a self-storage developer and investor, opened a facility in Huntington Station, Long Island. The three-story structure at 403 Oakwood Road comprises 62,125 net rentable square feet in 664 units. The property is branded and managed by REIT Extra Space Storage Inc. Park East Construction was the general contractor. Based in Albuquerque, New Mexico, DXD is a real estate and private-equity firm that leverages data technology to make opportunistic investments. To date, the company has invested in 19 self-storage developments and a seven-facility portfolio acquisition.

Flagstaff Ranch Self Storage in Flagstaff, Arizona, has added a 270-unit building at 2600 S. Flagstaff Ranch Road, bringing the total to 1,158 spaces. Opened in 2015 on 13 acres, the property offers climate-controlled and vehicle storage. Plans are underway to develop a 27,000-square-foot office and warehouse. Flagstaff Ranch also owns two commercial lots on which it plans to develop storage, including a 4.2-acre parcel near Flagstaff Pulliam Airpark. Family-owned and -operated, the company also owns Woodlands Village, a local apartment complex.

Great American Storage, which operates the Great American Self Storage brand, opened a new location in Mooresville, North Carolina. The multi-story building at 119 Executive Center Place comprises 87,000 rentable square feet in 717 units.

Great American is also building a facility at 9190 S.W. State Road 200 in Ocala, Florida, with RSG Development. Expected to open in September 2025 under the Great American Self Storage brand, it’ll comprise 127,461 square feet, including climate-controlled space and outdoor vehicle-storage parking. Great American Storage is a real estate company that develops and operates self-storage, boat/RV storage and garage suites. RSG was founded in 2021 by real estate entrepreneurs Erik Johnson and George Hristodoulou.

Guardian Storage, which operates more than 35 facilities in four states, opened a new location in Fort Collins, Colorado. The three-story, 118,450-square-foot building at 5245 Snead Drive offers 726 units, some of which are in a half basement. It was built by ARCO/Murray Design Build, a commercial design and construction company that has delivered more than 15 million square feet of self-storage across the U.S. ARCO’s Catherine Zaunbrecher served as the project manager, while superintendent Josh Huskey oversaw day-to-day construction. Guardian operates facilities in Colorado, Pennsylvania and West Virginia.

Infinity Holdings 111 received approval from the Leesburg, Florida, Planning and Zoning Department to construct Blue Ridge Storage on a 10-acre site at 27101 U.S. Highway 27. The building will comprise 190,000 square feet of indoor storage and offer outdoor vehicle storage. The property currently houses Legacy RV Rentals LLC.

Insite Property Group, which operates the SecureSpace Self Storage brand, opened a new location in Long Beach, California. The multi-story building at 3177 California Ave. comprises 139,772 square feet in climate-controlled units and 20 covered vehicle-storage spaces. Based in Torrance, California, SecureSpace operates more than 70 facilities in 13 states.

Just A Closet Self Storage opened a new location in Cibolo, Texas. The three-story facility at 261 Knights Crossing offers climate-controlled and drive-up units. The company operates nine facilities throughout Texas.

MLS Operating LLC received zoning approval to convert a building it owns in Mount Laurel, New Jersey, to self-storage. The single-story structure at 14 Federal St. will be transformed into 71,991 square feet of storage. The company will also build five new single-story buildings comprising a total of 15,350 square feet. MLS is owned by The Cohen Co. Ltd. of Edgewater Park, New Jersey.

Atlanta-based Noble Storage opened a facility in Bonita Springs, Florida, that’ll be branded and managed by Space Shop Self Storage, which operates more than 50 locations in seven states. The 2-acre property at 12721 Bonita Beach Road S.E. contains a three-story building comprising 90,000 square feet in 665 climate-controlled units. Noble Storage is the real estate development arm of partner company Noble Family Enterprises.

Premier Storage opened in Hoschton, Georgia. The facility at 1631 Friendship Road comprises 75,755 rentable square feet in 441 units. It’ll be managed by Absolute Storage Management, a third-party self-storage management company.

Self-storage real estate investment trusts (REITs) Strategic Storage Growth Trust VI Inc. (SST VI) and SmartCentres have opened the first phase of a self-storage facility in Hamilton, Ontario, Canada. The four-story building at 550 Centennial Parkway N. comprises 100,000 net rentable square feet in 970 units. The first and fourth floors are open, while construction on the remaining floors is expected to be complete by the end of the year. SST VI is a publicly registered, non-traded REIT sponsored by an affiliate of SmartStop Self Storage REIT Inc. It operates 24 self-storage facilities in Canada and the United States. SmartCentres develops industrial, mixed-use residential and urban properties across Canada, with a portfolio of nearly 200 assets.

Summit Self Storage opened in Conway, South Carolina. The facility at 6200 Highway 90 comprises 88,725 square feet in 700 climate-controlled units. Summit also operates locations in Augusta, Georgia; Awendaw, South Carolina; and Mills River, Noth Carolina. All are managed by Storage Asset Management, a property-management company based in York, Pennsylvania.

Phoenix-based U-Haul International Inc. completed its conversion project in Biloxi, Mississippi. The single-story structure at 12011 Old Highway 67 offers 344 indoor climate-controlled units. U-Haul acquired the vacant building a year ago.

U-Haul is also seeking permission to rezone four parcels totaling 8.24 acres in Naples, Florida, for self-storage development. Plans for the property near Myrtle Lane and Myrtle Woods call for a 200,000-square-foot storage building and a separate 3,000-square-foot structure. The Collier County Planning Commission is holding a public hearing tomorrow to discuss the project. Established in 1945, U-Haul owns and manages more than 82 million square feet of storage space nationwide.

An unnamed developer is building River West Mini Storage in Reno, Nevada. The property at 277 Chism St. will offer 164 units. It’s expected to open in the spring.

Another unnamed developer purchased a 9.7-acre site in Queen Creek, Arizona, for $4.3 million with intent to build a self-storage facility. Plans for the property near Germann and Rittenhouse Roads call for 149,115 net rentable square feet in 595 units as well as 254 vehicle-storage spaces.

ARCO/Murray Design Build, a commercial design and construction company, partnered with Clear Sky Capital to open a self-storage facility in Vista, California, that’ll be branded and managed by StorQuest Self Storage, the operating brand for The William Warren Group (WWG), a privately held real estate company. The three-story structure at 510 North Ave. comprises 177,818 square feet in 1,409 climate-controlled and drive-up units, and 45 outdoor vehicle-storage spaces. It's equipped with solar-ready roof infrastructure and stalls for electric-vehicle charging stations. MJ Morris served as the project manager, while superintendent Bill Mayer oversaw day-to-day construction. Both are with ARCO/Murray, which has delivered more than 15 million square feet of self-storage across the United States. Clear Sky is a privately owned real estate investment, management and development company that owns multi-family, manufactured-housing and self-storage properties. Founded in 1994 and based in Santa Monica, California, WWG acquires, develops and operates 280 self-storage facilities in 22 states.

Boardwalk Development Group LLC, a private-equity investment company focused on self-storage, is building Boardwalk Storage in Summerville, South Carolina. The facility at 165 Quality Drive will comprise 127,050 square feet of climate-controlled space. It’s scheduled to open in December 2025. Founded in Atlanta in 2016 by Raj Sheth, Boardwalk specializes in self- and boat-storage acquisition, development, investment and operation in the Southeast. It’s acquired or built more than $500 million in the sector and has $300 million under development.

Boxville Storage opened in Easley, South Carolina. The facility at 4510 Calhoun Memorial Highway comprises 68,960 rentable square feet in 662 units. Owned by BVS Easley SC LLC, it’ll be managed by Absolute Storage Management, a privately owned self-storage management company.

Charterhouse Property Group, a U.K. investment and development company, is seeking permission to convert the former 72,000-square-foot Sainsbury’s superstore on Austin Drive in Coventry, England, to self-storage. The 3-acre site has been vacant since 2023. Founded in 1995, Charterhouse invests in the commercial and housing sectors.

Container Team opened its first indoor self-storage facility, The Space Program, in Tewkesbury, Gloucestershire, England. The new location at Northway Trading Estate, Northway Lane Northway Lane is adjacent to the operator’s container-storage facility that opened in 2016. Established in 2002, Container Team operates seven Space Program facilities throughout Wales as well as Team Refrigeration, which provides mobile freezers and chiller units in the events, hospital and hospitality sectors.

Declain Sinclair, owner of Toronto-based real estate development company Bayvest, is building a mixed-use facility in Aurora, Ontario, Canada. The $30 million, five-story structure at the corner of Leslie Street and St. John’s Sideroad will comprise 120,000 square feet of climate-controlled self-storage on the upper levels and flex-office space on the ground floor. The owner has a goal of net-zero energy consumption for this project, which will be partially open by November 2025. Christian Nguyen, founder of Element PM Inc., a real estate development and construction management firm, is overseeing the project.

Diamond Hill Road Property LLC is seeking permission from the Woonsocket, Rhode Island, City Council to purchase Walnut Hill Plaza and convert more than half of the vacant retail center into self-storage. The redevelopment of the property on Diamond Hill Road would replace the former Sears, which comprises 61,000 square feet. The plan was met with a mixed response from legislators. The council recently voted unanimously to restrict storage unless it’s in industrial zones. The council tabled the proposal, so they can have a work session to review the plan.

DSA Capital LLC opened a self-storage facility in Brookfield, Connecticut, that's branded and managed by self-storage real estate investment trust (REIT) Extra Space Storage Inc. The four-story building at 578 Federal Road comprises 110,000 square feet in 810 climate-controlled and 57 drive-up units. It's the largest single-building self-storage facility in the greater Danbury area, according to a press release. DSA Capital is operated by DSA Realty Capital, which specializes in real estate development and investment across various sectors. Headquartered in Salt Lake City, Extra Space operates 3,812 self-storage facilities under the Extra Space, Life Storage and Storage Express brand names nationwide. Founded in 1958, de Stefanis & Associates provides architecture, design and engineering services for commercial real estate developments in New York City.

The Feldman Cos. is developing Society Storage in Claymont, Delaware. The four-story building will comprise 90,000 square feet of self-storage. Real estate firm DSM Commercial and Pennoni, an engineering-consulting firm, are assisting on the project. Based in North Miami Beach, The Feldman Cos. have developed more than 2 million square feet of self-storage.

Finish Line Storage Ltd. is seeking approval to build a container-storage facility in Belfast, Ireland. Plans for the 1.5-acre site at the junction of Dock and York Streets includes up to 432 storage units. It’ll operate under the EasyStorage franchise brand, which was founded in 2017 by Tim Slesinger. EasyStorage has locations in 37 cities in 11 countries, largely on a franchise basis. Based in Ballymena, Ireland, Finish Line is owned by Jonathan Johnston.

Shurgard Self Storage Europe SARL, the European affiliate of U.S.-based REIT Public Storage Inc., opened a facility in Berlin’s Charlottenburg-Nord district. The building comprises 52,743 square feet in 800 units. Shurgard operates 335 self-storage facilities comprising 1.6 million net rentable square meters in Belgium, Denmark, France, Germany, the Netherlands, Sweden and the United Kingdom.

StorageMart, which operates more than 260 self-storage properties across Canada, the United Kingdom and the United States, opened a new location in Lowell, Arkansas. The facility at 1008 W. Monroe Ave. comprises 91,400 square feet in 691 climate-controlled and drive-up units as well as vehicle storage. Founded in 1973 and based in Columbia, Missouri, StorageMart is privately owned and operated by the Burnam Family, which has been in the storage industry for four generations. Its portfolio consists of more than 19.2 million square feet of storage.

Storage Sense, which owns more than 250 self-storage facilities nationwide, opened a new location in Fairborn, Ohio. The facility at 224 E. Dayton Yellow Springs Road comprises 64,078 square feet in 653 units. It’ll be managed by Storage Asset Management, a property-management company based in York, Pennsylvania.

Surrey Equities LLC, a real estate investment and management firm, is seeking approval to convert an 18-hole golf course at Old Orchard Country Club in Eatontown, New Jersey, into a mixed-use project that’ll include self-storage, housing and a used-vehicle dealership. Plans for the property on State Route 36 call for a three-story building comprising 33,780 square feet of self-storage that’ll be branded and operated by REIT CubeSmart. It’ll also offer 145 age-restricted single-family homes, a 8,316-square-foot clubhouse, and a CarMax used-car and truck-sales and -service facility. A 35-acre parcel will remain wooded and undeveloped as dedicated open space. The town’s planning board is expected to approve the project. Formed in 2004 by Edward Silvera and Leon Silvera, Surrey owns more than 2 million square feet of real estate.

Phoenix-based U-Haul International Inc. opened a self-storage facility in Olive Branch, Mississippi. The three-story building on 13 acres at 4209 Goodman Road comprises 105,196 square feet in more than 840 climate-controlled units. It also contains a warehouse for nearly 600 portable-storage containers.

U-Haul is also developing a new location in Saddle Brook, New Jersey. The 125,000-square-foot building at 210 U.S. Highway 46 is scheduled to open in late 2025. Hoboken, New Jersey-based Deugen Design Build is the developer. Architectura, of Fort Lee, New Jersey, is providing architectural services, while civil engineering will be performed by Rutherford, New Jersey-based Stonefield Engineering.

In addition, U-Haul opened its newly converted self-storage project in Hershey, Pennsylvania. The four-story building on 1.7 acres at 1000 Old W. Chocolate Ave. was formerly home to a small business that served as a U-Haul truck dealer. It now offers 1,000 indoor climate-controlled units.

Finally, U-Haul is seeking zoning approval to develop self-storage in Manchester, Connecticut. Plans for the 7 acres at 77 and 113 Spencer St. include a three-story building comprising 36,419 square feet of storage and a 13,785-square-foot structure to house the company’s U-Box portable-storage containers. Established in 1945, U-Haul owns and manages more than 82 million square feet of storage space nationwide.

A new West Coast Self-Storage (WCSS) facility opened in Santa Rosa, California. The property at 970 Piner Road comprises 46,910 rentable square feet in 613 units. Designed by Jackson | Main Architecture of Seattle, the project is owned by NWB Santa Rosa LLC. RDS Construction of El Cajon, California, was the general contractor. WCSS specializes in self-storage acquisition, development and management. It operates more than 142 locations in the West.
