Update 6/10/24 – The Rockford, Illinois, City Council has delayed its decision on the development proposed by Orput Cos. Inc. that would transform a vacant Kmart store to climate-controlled self-storage. An unnamed committee has recommended that the council reject the proposal for the 105,939-square-foot building at 5909 E. State St. However, the city’s planning and development committee previously supported the project. Now council members are questioning whether self-storage is the best use for the property along the major commercial corridor, a source reported.

If approved, the project would be developed by an Orput subsidiary, Mulford & State Development LLC. As part of the redevelopment agreement with the city, Orput would need to lease an existing structure bordering East State Street to a national retailer. It would also be required to develop or sell another outlot on the 15-acre site.

“I saw this as an opportunity, being a Rockford resident, as a way to revitalize this corner,” said Gregory Orput, CEO and president of Orput. “I instigated trying to work together with the city and have been working diligently with the city and U-Haul. Obviously, the city and U-Haul are at odds with the use here.”

Update 5/30/24 – The global self-storage development pipeline continues to be extremely dynamic. Inside Self-Storage regularly covers new projects being planned and approved as well as zoning and other municipal issues. Following is additional activity taking place in May 2024. 

ADP-Terrell Mill LLC has resubmitted a rezoning request to develop a self-storage facility in Cobb, Georgia. The board of commissioners rejected the developer’s plan in February, which led to a lawsuit. The case is before the board again, along with a reconsideration to settle the litigation. Plans for the building on the 2.5-acre site at the intersection of Delk and Terrell Mill Roads call for 111,230 square feet of self-storage and a community meeting room. 

ARCO/Murray, a commercial design and construction company, partnered with private-investment firm Redbird Group LLC to open a self-storage facility in Omaha, Nebraska. The three-story building at 3002 S. 82nd Ave. is branded and managed by real estate investment trust (REIT) Extra Space Storage Inc. It comprises 134,798 square feet in 980 units. ARCO/Murray’s Ben Graber served as the project manager. The company’s construction superintendent, Fred Truitt, oversaw the construction process. ARCO/Murray has delivered more than 14 million square feet of self-storage across the United States. 

City Centre Storage in Medicine Hat, Alberta, Canada, received permission to expand. Plans for the property at 650 13th St. S.E. call for the addition of climate-controlled and container-storage units on land currently used for vehicle storage. 

REIT CubeSmart is converting a former Sears at Acadian Mall in Lafayette, Louisiana, into self-storage. The property at 5725 Johnston St. was originally planned to house a car wash in addition to self-storage, but that portion of the project was removed. Based in Malvern, Pennsylvania, CubeSmart owns or manages 1,426 self-storage facilities nationwide. Its operating portfolio comprises approximately 100 million square feet. 

DXD Capital, a private-equity investor that specializes in self-storage, broke ground on a project in Kihei, Hawaii. Plans for the facility in the Maui Research & Technology Park include 45,863 square feet in 357 units. Expected to open early next year, it’ll be branded and operated by Extra Space. Rycon will serve as the general contractor. The property was acquired by DXD Self Storage Fund II, which has invested in seven developments and acquired a seven-facility portfolio. 

Featherstone Investors LLC received zoning approval from the board of county supervisors to develop a mixed-use project in Woodbridge, Virginia, that’ll include self-storage. Plans for the 16.5-acre site at 14645 Richmond Highway call for the conversion of a vacant structure to storage as well as 70 townhomes and a cafe. Based in Virginia Beach, Virginia, Featherstone is a real estate investment and operating firm focused on multi-family in the mid-Atlantic and Southeast. 

Gerard Rockers opened Hoover Storage in Jefferson City, Missouri. The self-storage facility at 214 Hoover Road offers 94 units.   

Madison Capital Group (MCG), which owns Go Store It Self Storage and other brands, opened two new locations. The Go Store It facility at 6605 Rosemead Blvd. in Pico Rivera, California, comprises 48,000 square feet of self-storage in more than 600 units. The new BlueGate Boat & RV Storage at 356 Oates Road in Mooresville, North Carolina, offers 342 vehicle-storage units. Founded in 2009, Madison, Wisconsin-based MCG is a real estate investment and development firm with a focus on multi-family, self-storage and boat/RV storage. Founded in 2013, Charlotte, North Carolina-based Go Store It is a privately held acquisition, development and property-management company that operates 102 facilities in 17 states. BlueGate operates six boat- and RV-storage facilities in Arizona, Florida, North Carolina, Tennessee and Texas. 

Midgard Self Storage, a real estate developer and asset manager, opened a facility at 17883 Rosman Highway in Sapphire, North Carolina. Founded in 2009, Midgard owns 97 properties in nine states, all of which are managed by Reliant Real Estate Management LLC. 

Real estate management and development company Orput Cos. Inc. is seeking approval to convert a former Kmart store in Rockford, Illinois, to self-storage. The city’s planning and development committee recommended that the city council approve the proposal, which also includes outdoor vehicle storage. The building at 5909 E. State St. comprises 105,939 square feet. The property formerly served as a truck-rental location for U-Haul International Inc. If the project is approved, the site will be redeveloped by a subsidiary company, Mulford & State Development LLC. Orput is based in Rockford. 

Saracen Properties submitted plans for a $55 million mixed-use development in Perth, Australia, that’ll include self-storage. If the proposal is approved, the six-story building at 707 Murray St. will feature 148,790 square feet of self-storage, plus apartments, retail space and a supermarket. It’ll be designed by architectural firm Cameron Chisholm Nicol. Perth-based Saracen is a commercial-property development business that has completed projects valued in excess of $2 billion. 

Store In Place opened in Weaverville, North Carolina. The self-storage facility at 84 Old Mars Hill Highway comprises 12,400 square feet in 97 drive-up units and six vehicle-storage spaces. 

Storzall Mini Storage in the Historic Clay District in Medicine Hat, Alberta, Canada, received zoning permission to expand. The company plans to build additional storage on an adjoining lot at 1003 Bridge St. S.E. 

Stuf, a company that partners with commercial-property owners to convert unused space into self-storage, opened two locations in Brooklyn, New York. The facility at 485 Clermont Ave. offers 180 units. The company also completed a conversion at 550 5th Ave. Stuf operates more than 25 locations in California, Georgia, Massachusetts, New York, Washington and Washington, D.C. 

Tibbets Land Holdings LLC received approval to expand Ultimate Boat, RV and Mini Storage in Newberry, Florida. Plans for the property at 22211 W. Newberry Road include 100,000 square feet for self-storage and 27,000 square feet for covered vehicle storage. The planning and zoning board previously approved the site and development plan with minor changes. The facility currently offers covered, enclosed and open vehicle storage. 

Phoenix-based U-Haul International Inc. is developing a self-storage facility in North Buford, Georgia. Plans for the building on N.E. Peachtree Industrial Boulevard call for more than 800 climate-controlled units. Completion is scheduled for spring 2026. 

U-Haul also opened a self-storage facility at the site of a former Kmart in Memphis, Tennessee. The 13.7-acre lot at 7060 Winchester Road was originally purchased for conversion by Karam Self Storage, but the project never opened. U-Haul acquired the building with 737 existing units and plans to add another 200. Established in 1945, U-Haul owns and manages more than 83.3 million square feet of storage space in North America.

Access Self Storage, which operates 60 facilities in the United Kingdom, opened a new location in High Wycombe, England. The site on Handy Cross Roundabout comprises 111,417 square feet in 836 units. It also offers 60 flex-office workspaces for rent.  

Brownwood Climate Controlled Storage added 313 units to its facility at 1811 Belle Plain St. in Brownwood, Texas. The property now comprises a total of 550 self-storage units, including 250 climate-controlled spaces. It also offers oversized, enclosed and covered units for boats, RVs, trailers and cars, some available with electrical hook-ups. 

Budget Store & Lock Self Storage, in partnership with Irving, Texas-based investment firm Trinity Real Estate Services LLC, opened a new location in Whitehall, Pennsylvania. The facility at 2813 Lehigh St. was designed by MKSD Architects. Construction was led and managed by Boyle Construction. The operator has 27 facilities throughout Pennsylvania.  

Hialeah Storage Associates, an affiliate of Blue Vista Capital Management and H&M Development, is developing a self-storage facility in Hialeah, Florida. The three-story building on the 2-acre site at 2401 W. Okeechobee Road will comprise 113,000 square feet in 1,025 climate-controlled units. The developer purchased the land for $5.58 million in 2023.  

InSite Property Group, which operates the SecureSpace Self Storage brand, opened a facility in Redondo Beach, California. The building at 6500 Avalon Blvd. comprises 89,127 square feet.  Based in Torrance, California, SecureSpace operates more than 50 self-storage facilities in 11 states. 

LCP Retail Ltd. is seeking permission to convert the former Wickes DIY store in Grimsby, England, to self-storage. Plans for the 3,431-square-meter building in the Alexandra Retail Park call for the installation of mezzanines and the construction of 885 units. The property has most recently been used by a renewable-energy manufacturer that is not moving into its permanent headquarters in Stallingborough. Multiple self-storage operators have expressed interest in it. 

In an effort to diversify its portfolio, SRC Holding Corp. opened Enterprise Self Storage in Springfield, Miss 0" ouri, behind its existing manufacturing plant. The new facility at 1610 E. Enterprise Ave. offers 300 units. SRC oversees 4.4 million square feet of warehouse and manufacturing space. 

Brian Barbour, a 31-year-old former lawyer, opened Storage Den in Aberdeen, Scotland, at the Bridge of Don Industrial Estate. He invested £140,000 plus undisclosed property costs to launch the 70-unit self-storage business, the first in the city to leverage a keyless mobile app for access. The property was formerly an Autospray but had been empty since 2019. Barbour, who hopes to expand to other cities, was one of five finalists in the recent Storers’ Den competition, which encouraged self-storage operations of less than three years old to apply for investment support. 

True Storage opened a self-storage facility in Wilbraham, Massachusetts. The two-story building at 2201 Boston Road comprises 65,403 square feet in 671 units and will be operated by Extra Space Storage Inc., a real estate investment trust and property-management company. Based in Manchester, New Hampshire, True Storage focuses on ground-up construction and conversion projects. 

Phoenix-based U-Haul International Inc. opened a self-storage facility in Orlando, Florida. The property at 3830 S. Goldenrod Road offers 664 climate-controlled units and 22 drive-up units. U-Haul acquired the 2-acre property from Golden Storage LLC during the final stages of development.  

U-Haul is also converting a former Kmart in Kenton, Ohio, to self-storage. Plans for the 11-acre site at 1005 E. Columbus St. call for 95,000 square feet in 720 climate-controlled units. Established in 1945, U-Haul owns and manages more than 83.3 million square feet of storage space in North America.  

Vanguard Self Storage is developing a facility in Bath, England. Scheduled to open in November, the four-story building on A36 Lower Bristol Road will comprise 45,000 square feet. Previously a purpose-built laundry circa the 1880s, the property was purchased by a residential developer but faced a rejected planning application. Vanguard acquired it in 2022. Vanguard operates eight self-storage facilities in the U.K.  

West Coast Self-Storage Group, which specializes in self-storage acquisition, development and property management, opened Ironside Storage in Redmond, Oregon. The facility at 2260 S.W. 6th St. comprises 79,198 square feet in 549 units. West Coast operates 134 locations across the Western United States.  

An unnamed developer submitted plans for a four-story self-storage facility on the site of the former Citroen car dealership on Herald Avenue in Earlsdon, England. City council members expressed initial concern about the height and size of the building, which would be almost double the original structure.

A-Metro Movers, which operates 13 self-storage facilities in New York, is seeking permission to build a new location in Guilderland, New York. Plans for 2360 Western Ave. include demolition of the existing M&M Motel and a single-family home and construction of a two-story, 27,000-square-foot building. The project will also include three cold-storage structures encompassing 5,100 to 6,800 square feet each. The Guilderland Planning Board asked for input from the state’s department of transportation after members expressed concerns about the site layout. It wants to ensure that emergency vehicles can navigate around the cold-storage buildings. 

Andover Properties LLC, which operates the Storage King USA brand, expanded its facility in Argyle, Texas. The addition at 7433 Fort Worth Drive comprises 38,500 square feet of self-storage and 5,750 square feet of flex space. Established in 2003, New-York based Andover owns and manages 165 storage properties in 18 states. 

Central Jersey Storage, LLC is seeking zoning approval to build a self-storage facility in Monroe, New Jersey. Plans for the 26-acre site on Hoffman Station Road call for 11 buildings comprising 114,200 square feet. A hearing is scheduled for April 30. 

Coro Realty Advisors, an Atlanta-based real estate investment and management firm, is developing four self-storage facilities in Georgia. The three-story Auburn Avenue Storage at 2525 Auburn Ave. G in Columbus will comprise 57,000 square feet. Georgetown Storage at 4470 Chamblee Dunwoody Road in Dunwoody is in the planning stage. The four-story facility will comprise 120,000 square feet. The two-story Lake Lanier Storage at 6401 McEver Road in Flowery Branch will comprise 75,000 rentable square feet of climate-controlled storage and 49,000 square feet of vehicle storage. Construction on Ridgewalk Storage at 295 Ridgewalk Parkway in Woodstock will begin this fall. Once complete, the two-story building will comprise 83,000 square feet, including a basement. Founded in 1997, Coro oversees 60 industrial, office, residential and retail properties. 

Donohue Development is building a mixed-use project in Silver Spring, Maryland, that’ll include self-storage and industrial space. Plans for the 10-acre property at 8800 Brookville Road include 400,000 square feet total, with 120,000 for storage. The first phase is expected to open in early 2026. Based in Bethesda, Maryland, Donohoe has a portfolio comprising hotel, mixed-use, residential and retail properties. The company has 2 million square feet under development. 

FM 1266 Self Storage opened in Kemah, Texas. The facility at 2607 Columbia Memorial Parkway comprises 7,085 square feet in 66 drive-up units. 

GP 205 Spring Hill LLC received approval to build a self-storage facility in Monroe, Connecticut. Plans for the 7.1-acre site at 205 Spring Hill Road call for a single building comprising 31,200 square feet. 

Hold Storage is developing a facility in Chiswick, London. Plans for the property on North Circular Road include a 10-story building comprising 90,000 square feet of self-storage and 3,500 square feet of creative workspace. The company purchased the site for $6.8 million and plans to commit another $16.8 million for development. It opened a facility in Kings Cross, London, earlier this year and plans to develop five more by the end of 2025. Hold was cofounded by Frederic de Ryckman de Betz, founder of U.K.-based Attic Self Storage, and Callum Kempe. 

Insite Property Group, which operates the SecureSpace Self Storage brand, opened a new location in Santa Fe Springs, California. The facility at 11212 Norwalk Blvd. comprises 96,471 square feet in climate-controlled units. Based in Redondo Beach, California, InSite has more than 60 facilities operating or under construction. 

Kangaroo Self Storage is converting a 39,700-square-foot former warehouse in Sunderland, England, to a mixed-use project that’ll include self-storage, office space and meeting rooms. Expected to open this year, the facility off Wessington Way will offer more than 60,000 square feet of space. Headquartered in Haddington, East Lothian, Kangaroo operates 10 facilities in England and Scotland. 

The Lock Up Self Storage, which operates 48 facilities in nine states, is breaking ground on a new location in Babcock Ranch, Florida. Plans for the property on Curry Preserve Drive include a two-story building comprising 75,000 square feet in 775 units. It’s scheduled to open in summer 2025. 

Ocean Storage, which operates 11 facilities in Virginia, opened a new location in Newport News, Virginia. The property at 12994 Nettles Drive comprises 71,556 square feet in 682 storage units. It’ll be managed by Storage Asset Management (SAM), a property-management company based in York, Pennsylvania. 

Pacetti Road Self Storage opened in St. Augustine, Florida. The facility at 3645 Pacetti Road comprises 82,836 square feet in 644 units. It’ll be managed by SAM. 

Show Low Mini Storage added 50 units to its facility at 291 N. Central Ave. in Show Low, Arizona. The property now comprises 11,312 square feet in 111 storage spaces. 

Shurgard Self Storage Europe SARL, the European affiliate of U.S.-based REIT Public Storage Inc., is developing two facilities in Germany and The Netherlands. Plans for the site in Bonn, Germany, include 77,500 square feet in 1,000 units. It’s scheduled to open in late 2026. The project in Randstand, The Netherlands, calls for 47,361 square feet in 600 units and is expected to open next year. Shurgard operates 280 self-storage properties comprising 1.4 million net rentable square meters in Belgium, Denmark, France, Germany, The Netherlands, Sweden and the United Kingdom. 

SmartStop Self-Storage REIT Inc. received approval to build a mixed-use facility on vacant lots on Pembroke Street and Princess Avenue in Victoria, British Columbia, Canada. Plans call for 140,000 square feet of self-storage and 5,550 square feet of commercial space. The company owns or manages 196 facilities in 22 states and Canada comprising 15.6 million square feet in 138,100 units. 

West Main Storage opened in Mount Joy, Pennsylvania. The facility at 1196 W. Main St. comprises 31,475 square feet in 253 units. It’ll be managed by SAM.

Plans for the 8 acres at 3500 Powder House Road call for two three-story buildings containing a total of 1,400 climate-controlled units. The project is expected to open early next year. Established in 1945, U-Haul owns and manages more than 83.3 million square feet of storage space in North America.
