Update 7/25/24 – The global self-storage development pipeline continues to be extremely dynamic. Inside Self-Storage regularly covers new projects being planned and approved as well as zoning and other municipal issues. Following is additional activity taking place in July 2024.
10 Federal Storage LLC, which operates more than 70 self-storage facilities in the Southeast, is developing a new location in Georgetown, Texas. Expected to be complete in about a year, it’ll offer more than 100,000 square feet of climate-controlled storage. Founded in 2010 and based in Raleigh, North Carolina, 10 Federal is a diversified real estate company that also operates multi-family properties.
Andover Properties LLC, which operates the Storage King USA brand, completed an expansion at its location in Liberty Hill, Texas. The facility at 14774 W. State Highway 29 added 20,201 net rentable square feet in 137 units, plus vehicle storage. Established in 2003, New York-based Andover Properties focuses on alternative real estate asset classes such as car washes, manufactured housing, RV parks, self-storage and small-bay industrial. It owns and manages 162 storage properties in 18 states.
Compass Self Storage LLC, a member of the Amsdell family of companies, opened a facility in Eagle Lake, Florida. The building at 1685 N. U.S. Highway 17 offers more than 95,800 net rentable square feet in climate-controlled and vehicle-storage units. Headquartered in Cleveland, Compass operates more than 100 facilities in 15 states.
Atlanta-based real estate investor Coro Realty Advisors will break ground this fall on Georgetown Storage in Dunwoody, Georgia. The four-story building at 4470 Chamblee Dunwoody Road will comprise 140,000 square feet. Coro has three other self-storage projects under development in the Atlanta area.
FreeUp Storage is finishing construction on a new location at 9774 U.S. Highway 441 in Belleview, Florida. The self-storage facility will open later this summer. FreeUp operates 57 locations in 12 states.
The Investment Real Estate Group of Companies (IREGC), which specializes in self-storage construction and management and operates the Moove In Self Storage brand, plans to complete three projects in York County, Pennsylvania, over the next 12 months. An expansion at its 610 Chambers Road facility will add 58,075 square feet in 375 climate-controlled and eight drive-up units. Completion is expected in September. IREGC is also converting a former grocery store at 3025 Carlisle Road in Dover. Slated to open in December, the project makes use of the structure’s existing 41,162 square feet and adds a two-story, 58,192-square-foot building for a total of 99,354 square feet in 580 units. The operator is also developing four two-story, over/under buildings at 2430 Cape Horn Road in York. Expected to open in April, they’ll total 100,100 square feet in 701 drive-up and climate-controlled units.
IREGC is also developing a new Moove In site in Norwich, Connecticut. Construction began at 210 Salem Turnpike in August 2023, and the Certificate of Occupancy is expected in October. Design firm SAA Architecture LLC and general contractor Mariottini Construction Inc. are building 85,772 square feet in 646 climate-controlled units. Founded in 1998, York, Pennsylvania-based IREGC operates more than 80 self-storage facilities across the mid-Atlantic, Northeast and Midwest.
Greg Irons, founding partner of Apple Capital, is building Apple Self Storage in Guelph, Ontario, Canada. The three-story building at 110 Stevenson St. S. is expected to open in April. The site had substantial contamination that required remediation.
Developer Lashbrook Cos. received final approval from the Shawnee, Kansas, Planning Commission to build a GarageSuites self-storage facility. Plans for the undeveloped site at 6825 Hedge Lane call for seven buildings. Four of them comprise nearly 12,000 square feet each. Three will range from 6,400 to 12,000 square feet each. The city council was scheduled to review the site plan at its July 22 meeting. Based in Overland Park, Kansas, Lashbrook develops mixed-use, multi-family and residential projects.
JML Storage received approval to expand its facility at 264 Lockhouse Road in Westfield, Massachusetts. The planning board supported the site plan and stormwater permit. The conditional permission stipulates that all storage containers, including two that are currently rented, be moved to the front of the property, as they don’t meet setback requirements. Family-owned and -operated JML provides container, drive-up and vehicle storage.
John-Mary Enterprises received preliminary approval to build a self-storage facility in Seminole, Florida. A second hearing will be held on Aug. 13. Plans for 10920 Park Blvd. include a single-story and a four-story building totaling 89,696 square feet. John-Mary is based out of Tampa, Florida.
Megacenter Storage & Office added offices for rent at its Houston facility. The spaces at Megacenter Memorial at 1530 W. Sam Parkway N. are furnished. The rental includes Wi-Fi as well as access to a shared conference room and lounge area. The addition is part of a broader effort to redevelop the property into a mixed-use facility that meets storage needs and supports business operations. Megacenter operates two self-storage facilities in Houston and one each in Miami and Miramar, Florida.
Jacksonville, Florida-based PARC Group submitted an application to St. Johns County to build a mixed-use development in Nocatee, Florida, that’ll include self-storage. Plans for the 2.6-acre site at Adventure Trail and Crosswater Parkway call for an 89,000-square-foot storage building and 11,875-square-foot commercial building. Blackstone Engineering is the civil engineer on the project. Founded in 1989, PARC Group develops residential and mixed-use communities.
PSC Barnegat LLC was granted a use variance to build self-storage in Barnegat, New Jersey, following a settlement with the town’s zoning board of adjustment. The proposed facility on West Bay Avenue was originally denied in June 2023. The developers sued the board, claiming the denial was arbitrary, capricious and unreasonable. Approval was granted following adjustments to the plans that reduced the impact on neighbors. The developers must present a site plan to the board for approval before construction can begin.
Quinlan Development Group LLC, a New York City-based real estate investment and development company, completed construction on a four-building self-storage project in Budd Lake, New Jersey. The facility at 89 U.S. Highway 46 comprises 95,200 square feet in 761 units. It’ll be branded and operated by self-storage real estate investment trust (REIT) Extra Space Storage Inc. Wall Township, New Jersey-based Gerard Construction served as the general contractor, while Ware Malcomb of Newark, New Jersey, provided the architectural design.
Storage Authority LLC, which operates self-storage facilities in two states and offers franchise opportunities, is constructing a new project at 125 Buck Road in Glassboro, New Jersey. It’ll be owned by Rick Alvarado. Expected to be complete in a year, it’ll comprise 89,750 square feet.
StorHub Group, which operates self-storage facilities in Australia and Asia, is converting a former distribution center in Narangba, Australia, to self-storage. The company purchased the 53,475-square-foot building at 16 Mineral Sizer Court for $12.4 million from Singapore-based real estate lender OxProp Capital. Launched in 2019, StorHub owns and manages 470 self-storage facilities comprising a combined 6.8 million square feet. Its properties are in Australia, China, Japan, Malaysia, Singapore and South Korea.
Developer Frank Talierco received approval to convert an industrial building in New Haven, Connecticut, to a mixed-use project. Plans for the former fabric-coating chemical factory at 30 Lenox St. include self-storage in the basement and first floor, with the second and third floors reserved for flex workshops. The proposal will return to the city-plan commission for a site-plan review.
Twenty4 Secure Storage received approval to build a self-storage facility in Bradford, England, on the former Ackroyds textile-mill site on Factory Street. It will include container and traditional storage units. The five-story mill was damaged by a fire in 2011 and demolished a year later. Twenty4 also operates a facility in Leeds, England.
Phoenix-based U-Haul International Inc. is developing a self-storage facility in Elizabeth City, North Carolina. Plans for the 18.6-acre site at Hastead Boulevard Extended call for a three-story self-storage structure comprising 100,000 square feet in more than 700 units and a warehouse for the company’s portable-storage containers. It’s scheduled to open in September. Established in 1945, U-Haul owns and manages more than 88 million square feet of storage space in North America.
Jacksonville, Florida-based developer Vestcor received approval from the downtown development-review board for its revised design of a 10-story, mixed-use project. Plans for the corner of Hendricks Avenue and Prudential Drive include ground-floor space for retail and restaurants, self-storage units on floors three through six, and apartments on remaining floors. Vestcor must receive approval from the downtown development-review board on architecture and design revisions before construction can begin. The architect is Group 4 Design Inc., and the contractor is Summit Contracting Group.
YourStorageUnits Capital Partners plans to build six self-storage facilities in Cocoa, Fort Meyers, Fort Pierce, Ocoee, Sebring and Vero Beach, Florida. Together, they’ll offer 4,082 climate-controlled units and vehicle storage. Some will also offer office and retail space for rent. All will be built along major thoroughfares and in densely populated regions.
The Ormond Beach, Florida, Planning Board is recommending a zoning amendment for a mixed-use project on a 1.5-acre parcel in the Plantation Oaks subdivision at 1730 Plantation Oaks Blvd. The unnamed developer plans to build a two-story, 12,500-square-foot structure that would contain an office, restaurant and retail on the first floor and climate-controlled self-storage on the second.
An unnamed developer is building a four-story self-storage facility in Worcester, Massachusetts, that’ll be branded and operated by REIT CubeSmart. Plans for 80 Barber Ave. include 93,186 rentable square feet in 931 climate-controlled units. CubeSmart owns or manages 1,425 self-storage facilities across the United States. Its operating portfolio comprises about 90.7 million square feet.

Update 7/19/24 – New information has been released about the self-storage project unfolding at 205 Monroe Turnpike in Monroe, Connecticut. The developer, now disclosed as Two Hundred Five Monroe Turnpike LLC, has received approval from the planning and zoning commission to build a new 19,336-square-foot building behind the Noble gas station in the Town Line Plaza. All of the commission’s stipulations have been met, including a change in building color to blend with the surrounding area and the addition of trees on the north side of the property. The facility is being designed by Frank Weber, project architect for GMA Architects Inc.

475 Canal MA LLC completed the conversion of a warehouse in Holyoke, Massachusetts, to self-storage. The four-story building at 475 Canal St. comprises 110,000 square feet of climate-controlled space. The facility will be managed by CubeSmart, a Malvern, Pennsylvania-based real estate investment trust (REIT) that owns or manages 1,482 self-storage facilities across the United States.
Asset Realty and Construction, a Brooklyn, New York-based developer, is seeking approval from Philadelphia’s Civic Design Review Committee to build a self-storage facility in Tacony, Pennsylvania. The four-story building would be at the corner of Cottman Avenue and State Road. It’ll comprise 152,720 square feet and 77 vehicle-storage spaces. Asset Realty, which purchased the site for $3.3 million, operates two storage facilities in New Jersey and New York, with two others under development.
Basis Industrial, a real estate developer, owner and operator based in Boca Raton, Florida, is building a mixed-use property in Armonk, New York. Plans for 100 Business Park Drive include 82,400 square feet of self-storage that’ll be managed by REIT Extra Space Storage. The project will also include a Sportime pickleball facility and an expansion for existing tenant Jantile Inc. It’s slated to be complete in mid-2025. Basis owns more than 4 million square feet of self-storage and industrial real estate and is scheduled to complete another 2 million this year. Headquartered in Salt Lake City, Extra Space owns or operates more than 3,651 self-storage facilities nationwide.
U.K. self-storage operator Big Yellow Group PLC received permission to build a new location in Camden, a London borough, following an appeal. Plans for the site in the Kentish Town community call for 68,400 square feet. Construction will begin early next year and is expected to be complete in 2026. Big Yellow operates more than 100 self-storage locations in the U.K. under the Big Yellow Self Storage and Armadillo brand names, with most concentrated in Greater London and Southeast England.
Broad Ave. Self Storage opened in Memphis, Tennessee. The facility at 2650 Broad Ave. comprises 47,085 rentable square feet in 370 units. It’ll be managed by Absolute Storage Management (ASM), a self-storage owner and property-management firm. Founded in 2002, Cordova, Tennessee-based ASM operates 143 properties in 17 states.
Carrier Construction Inc. received zoning approval to convert two historic buildings in Bristol, Connecticut, to a mixed-use project that’ll include self-storage, office and retail space. The four-story brick building at 238 Main St. and 13 Prospect St. is comprised of two connected structures, both dating back to the late 1880s. Carrier acquired the site in January 2023 for $940,000 from Bristol Hospital Inc., which had owned the property since 2005. Plans include adding 376 climate-controlled units on the second, third and fourth floors. About 5,000 square feet on the first floor will be designated for office or retail. The remaining square footage will house a management office, restrooms and a few storage units. Expected to be complete in a year, the project will cost about $1.8 million. Based in Bristol, Carrier specializes in custom-home building.
The Town of Newburgh, New York, Planning Board approved plans from Colliers Engineering and Design to build Newburgh Self Storage. The project has been forwarded to the Orange County Planning Department for approval. The eight-building facility would sit on the site of the former Showtime Cinemas at New York State Routes 52 and 300. Colliers also applied to the zoning board of appeals for variances on building height, which were approved in May. Founded in 1984, Holmdel, New Jersey-based Colliers provides architecture, consulting, design and engineering services.
Joe Crane is developing Auburn Self Storage next to Grant Avenue Plaza in Sennett, New York. The facility will include five drive-up buildings comprising 27,900 square feet as well as vehicle storage and office space for rent. Crane purchased the 11-acre site in May for $300,000 from Tessy Plastics. The facility is scheduled to open by late September.
DJSA Architects PC and Integrated Builders have completed a CubeSmart-branded facility in Hingham, Massachusetts. The three-story building at 73 Abington St. comprises 93,000 square feet in 676 units. Based in Raynham, Massachusetts, DJSA provides commercial architectural and interior design as well as planning services. Founded in 1992 and headquartered in Braintree, Massachusetts, Integrated Builders provides design/build and construction management for commercial and industrial projects.
DXD Capital, a self-storage private-equity investor, opened a self-storage facility in Las Vegas that’ll be branded and managed by REIT Public Storage. The two-story building at 7540 Grand Teton Drive comprises 73,250 square feet in 794 climate-controlled and 13 drive-up units. The property was acquired in June 2022 through DXD Self Storage Fund I. Based in Denver, DXD Capital focuses exclusively on the self-storage sector. Based in Glendale, California, Public Storage has interests in 3,045 self-storage facilities in 40 states, with approximately 218 million net rentable square feet.
Paving contractor Gibbs Surfacing Ltd. is seeking zoning approval to build a storage-container facility in Swindon, England. Plans for the property the company owns on Turnpike Road call for 250 containers around the perimeter of the site, with a two-story central row and a walkway. The project is supported by the planning commission. The Swindon Borough Council was expected to discuss the request at its July 9 meeting. Gibbs is a family-owned contracting company specializing in asphalt surfaces for car parks, roads and driveways for commercial, industrial and private contracts.
Guardian Storage opened in Fort Collins, Colorado, the company’s second location in the city. The building at 5245 Snead Drive comprises 89,500 square feet in 759 climate-controlled units. Guardian partnered with ARCO/Murray Design Build and Desmone Architects on the project.
Guardian Storage will also open a new location in Star City, West Virginia, later this month. The three-story building at 3521 Monongahela Blvd. will comprise 88,400 square feet in 728 climate-controlled units. Founded in 1987 and based in Pittsburgh, Guardian operates 15 locations in Colorado, 22 in Pennsylvania and one in West Virginia.
Hines, a Houston-based firm specializing in global real estate development, investment and property management, plans to build two self-storage facilities in Texas. Custer Self Storage in Frisco will be on a 4.6-acre parcel in the Shops at Custer Bridges, which sits at Custer Road and the Sam Rayburn Tollway. The two-story building will comprise 76,675 square feet in 709 climate-controlled units. Jupiter Self-Storage in Garland will be situated on a 2.5-acre site at Buckingham and Jupiter Roads. It’ll comprise two, three-story buildings offering a combined 90,650 square feet. Founded in 1957, Hines has a presence in 30 countries. It has approximately $93.2 billion of assets under management including more than a dozen self-storage facilities in North Texas.
LSC Development LLC converted a former Century Title retail and distribution center to self-storage in Itasca, Illinois. The new facility at 1220 Norwood Ave. is branded and managed by Extra Space. It was transformed from a single-story warehouse into a three-story storage drive-thru facility by raising the roof and adding two additional stories. It comprises 99,969 rentable square feet in 952 units. The project was designed by SGW Architects and built by Cobalt Commercial Construction. Based in Barrington, Illinois, LSC Development focuses on the acquisition, development and ownership of commercial and self-storage properties.
Madison Capital Group, which operates the Go Store It Self Storage brand, opened a facility in Opa-locka, Florida. The five-story building at 12940 N.W. 27th Ave. comprises 107,000 square feet in 777 climate-controlled units. Designed by Ken Carlson Architects, the project features keyhole-arched windows and other Moorish architectural elements honoring the city’s distinct character. DC Construction served as the general contractor. Founded in 2014, Go Store It operates more than 100 locations in 17 states.
My Attic Storage added RV storage at its 368 S. Pond St. and 1139 Mize Road locations in Toccoa, Georgia. Features include wide driveways, video cameras and flexible access hours. My Attic operates three facilities in Georgia.
Premier Storage opened in Hoschton, Georgia. The facility at 1631 Friendship Road comprises 75,755 rentable square feet in 441 units. It’ll be managed by ASM.
REIT Public Storage reopened a facility in Bellevue, Washington. The four-story building at 1111 118th Ave. S.E. comprises 276,220 square feet. It replaced a single-story facility that was razed in 2021. Swinerton provided the construction.
Developer Redsun Projects completed the first phase of a 70,000-square-foot, mixed-use development at Croft Retail Park in Bromborough, England, that includes a Lok’nStore self-storage facility, a Starbucks and a Wendy’s. The self-storage building at A41 New Chester Road comprises 24,000 square feet. Caddick Construction was the primary contractor and the architect was Fletcher Rae. Founded in 2008, Redsun has delivered more than 1.5 million square feet of commercial real estate across the Northwest, West Midlands and North Wales, United Kingdom. Lok’nStore operates 43 locations in the U.K. It’s in the process of being purchased by Shurgard Self Storage Ltd., the European affiliate of U.S.-based REIT Public Storage, in a transaction that’s scheduled to close next month.
Space Station, which operates 16 facilities in Greater London, opened a new location in Garretts Green, Birmingham. The building at 471 Garretts Green Lane comprises 64,000 square feet of self-storage in 450 units. Space Station offers more than 9,000 units in Birmingham, London, the Midlands and Thames Valley.
StorageMart is converting a multi-story commercial office building into self-storage in Portslade, England. The structure on Wellington Road was formerly occupied by used auto-parts company Hove Car Spares for almost 30 years, before the company sold it to StorageMart last year. The conversion is scheduled to be complete later this year. Founded in 1999, StorageMart operates nearly 300 facilities in Canada, the United Kingdom and United States.
The Dexter, Michigan, Planning Commission denied a request from Superior Storage Group LLC for special land-use approval to build a new facility. Commission members said self-storage wouldn’t generate enough jobs or economic development for the city. Plans for Superior Spaces called for 338 storage units and three industrial buildings on four lots at 2558 Bishop Circle W., in the Dexter Business and Research Park.
T&R Properties opened Self Storage of Delaware in Delaware, Ohio. The facility at 1402 W. Central Ave. includes 350 units and 20 vehicle-storage spaces. Plans for the development were approved in December 2022 by the Delaware Planning Commission and City Council after the developer committed to preserving approximately 3 acres of trees along the site’s western edge. Founded in 1983 by P. Ronald Sabatino, Dublin, Ohio-based T&R Properties is a real estate developer and property-management company.
Trojan Storage, which operates more than 45 facilities in five states, received approval to build a mixed-use project in Sylmar, California. Plans for the property near the intersection of Bromont Avenue and Maclay St. call for 193,000 square feet of development, of which 163,000 square feet will be for self-storage, ground-floor offices, art studios and a 25-unit apartment complex.
Urban Associates Investments and Trading broke ground on Century Place, a three-building, mixed-use complex in Wisbech, England, that’ll include Cinch Self Storage. The $9 million project will also include a Starbucks and a warehouse. The vacant 3-acre property off Cromwell Road was formerly the site of Parkside Nursery. Stoke, England-based Magna Contractors will serve as the general contractor. Cinch Self Storage operates 20 locations in the U.K.
Vault Storage opened in Berwyn, Pennsylvania. The facility at 1340 Swedesford Road comprises 71,084 square feet in 621 climate-controlled units, plus vehicle storage. It also offers indoor storage from the company’s affiliate CarVault Main Line, a private storage and social club for car enthusiasts. The property will be operated by Storage Asset Management (SAM), a property-management and consulting firm for the self-storage industry. Headquartered in York, Pennsylvania, SAM manages nearly 600 facilities nationwide.
Volta Global converted the historic American Drew furniture building in North Wilkesboro, North Carolina, to self-storage. The facility at 1101 D St., branded and managed by Extra Space, comprises 111,000 square feet of climate-controlled units. Enhancements were made to the structural integrity of the building to ensure it remains a landmark while preserving as much of the original layout as possible. Founded in 2015, Volta has developed, acquired or improved more than 3 million square feet of self-storage, multi-family and hospitality real estate.
An undisclosed developer is building a five-story self-storage facility in Davenport, Florida. Once complete, it’ll comprise 103,020 square feet in 690 units. It’ll be managed by REIT CubeSmart.
The Monroe, Connecticut, Planning and Zoning Commission continued a public hearing on the partial conversion of a medical office building to self-storage. The developer is awaiting approval of its plan modifications from the Inland Wetlands Department. Solli Engineering LLC represented the undisclosed developer for the project at 205 Monroe Turnpike, which will comprise 19,336 square feet at the rear of the four-story building.
An unnamed developer is seeking zoning approval to build self-storage in New Westminster, British Columbia, Canada. Plans for the property at 805 Boyd St. include a four-story building offering 1,081 climate-controlled units. The project is supported by the city staff. A public hearing was scheduled for July 8.
