Update 2/11/25 – Orbis Schaefer LLC is facing community opposition for its proposed project in Chino, California. The developer announced revisions for the housing portion of the mixed-use project during a Jan. 23 neighborhood meeting, but no changes were made to the self-storage building. Adjustments included moving the four-story portion of the residential structure away from the street and reducing the section of apartments along Fern Avenue from four stories to three. Setbacks near adjacent homes were also increased and a plaza was added to the corner of Fern and Schaefer. In addition, the update contained earthtone colors to match the neighborhood. One resident suggested removing the self-storage component to reduce the size of the apartment structure.
The project will next be considered by the planning commission.

1/31/25 – The global self-storage development pipeline continues to be extremely dynamic. Inside Self-Storage regularly covers new projects being planned and approved as well as zoning and other municipal issues. Following is additional activity taking place in January 2025.
ARCO/Murray, a national design-build construction firm, partnered with Baranof Holdings LLC to develop Trunk Self Storage in Santa Monica, California. The building at 1674 20th St. has five stories—three above ground and two below grade. It offers 52,914 square feet of storage in 427 climate-controlled and drive-up units as well as 120 lockers. ARCO’s Shajee Jamal served as the project manager. Site superintendent David Theriot oversaw day-to-day construction. Founded in 2015, Dallas-based Baranof has acquired, developed and managed more than $1.5 billion in self-storage assets.
BG Capital, a real estate investment and development company based in Greater Philadelphia, is seeking approval to build a six-story self-storage facility comprising 181,000 square feet in Chase, Pennsylvania, though it’s willing to reduce its plan to three stories to appease the Fox Chase Civic Association if necessary. Once it has the green light for development, BG intends to sell the property to a company with more industry experience, according to Tyler Huffman, vice president of capital markets.
Bicar Ltd., a joint venture between the Foster and Wight Families, and Mini Warehouse Two Ltd. received permission from the Cayman Islands Central Planning Authority to build a mixed-use development on a 2.7-acre parcel in George Town. In addition to a three-story self-storage facility comprising 59,566 square feet, the $20 million project on Walkers Road calls for 19,573 square feet of commercial space and 5,936 square feet for two restaurants. The site formerly housed Eden Centre, which was destroyed by Hurricane Ivan more than 20 years ago. Mini Warehouse operates two facilities on the Cayman Islands.
U.K. self-storage operator Big Yellow Group PLC submitted plans to develop a self-storage facility in Leicester, England. The Belgrave Gate site currently houses multiple buildings of various types that would be demolished. They’d be replaced by a five-story structure comprising 89,485 square feet. Founded in 1998, Big Yellow Group operates 109 self-storage locations in the United Kingdom under the Big Yellow Self Storage and Armadillo brand names, with most concentrated in Greater London and Southeast England.
Bradford Self-Storage Equities received permission to build a new facility in Bradford, Ontario, that’ll be branded and managed by Apple Self Storage. Plans for the property at 490 Holland St. W. call for a three-story structure comprising 126,199 square feet. Apple was founded in 1975 by brothers Jeff, Phil and Scott Allan. It operates 50 locations and provides asset-management services in Canada.
The Brawley Group received approval from the Bloomington, Indiana, Plan Commission to develop a four-story, 33,000-square-foot self-storage facility at 1006 S. Walnut St. According to county property records, the developer bought the property in 2018 for $825,000. Bloomington-based Brawley operates three Brawley Storage facilities in Indiana.
Extra Rooms Self Storage will open a conversion project in Nuneaton, England, next month. The building on Watling Avenue will offer units in 20 sizes. The site formerly housed Countrywide, a real estate company that closed in 2018. Extra Rooms operates four facilities in England.
Hernandez Construction & Development and Xsite Real Estate acquired a 6-acre parcel in Deer Park, Illinois, for $2 million to develop a mixed-use project. Plans for the property on Rand Road call for a 123,000-square-foot, climate-controlled self-storage building that’ll be branded and managed by real estate investment trust Extra Space Inc. The project will also contain a 6,098-square-foot multi-tenant building and a drive-thru Scooter’s Coffee. Fort Lauderdale, Florida-based Hernandez is a commercial real estate development and investment company that operates three self-storage facilities in Illinois and has three more under development. Xsite is a Burr Ridge, Illinois-based, commercial real estate firm. Extra Space operates self-storage facilities nationwide under the Extra Space, Life Storage and Storage Express brands.
LagerBox, which operates 35 self-storage facilities in Germany, opened a new location in Remscheid. The multi-story building at Kipperstraße 17 comprises 46,284 square feet in 800 units. Founded more than 27 years ago, LagerBox operates sites in 24 cities.
Developer Matt Langer of Langer Family LLC opened Sentinel Self-Storage in Sherwood, Oregon. The facility at 15200 S.W. Century Drive comprises 68,460 square feet in 677 units. It’s managed by West Coast Self Storage (WCSS), which oversees 141 facilities on the West Coast. It was built by Pence Construction of Lake Oswego, Oregon. Sentinel operates five facilities in Sherwood.
Developer Metropolitan Naples LLC received zoning permission to build a U-Haul storage facility in Panama City, Florida. Plans for the 8.2-acre property include replacing the current U-Haul at 2001 E. Tamiami Trail with two buildings, one for self-storage and the other to house U-Box portable-storage containers. Together, they’ll encompass 200,000 square feet. Established in 1945, Phoenix-based U-Haul owns and manages more than 68.7 million square feet of storage space nationwide.
Developer Orbis Schaefer LLC is seeking permission from the Chino, California, City Council to build a mixed-use development that would include a 125,000-square-foot self-storage facility. The 10-acre parcel on the corner of Euclid and Schaefer Avenues would also contain a 273-unit apartment complex, a five-story parking garage and 18,600 square feet of retail. The city’s planning commission is expected to review the project. Orbis is a subsidiary of Newport Beach, California-based Orbis Real Estate Partners, an investment and development firm focused on industrial opportunities on the West Coast.
Perez Leasing Inc. opened Forsyth Self Storage in Forsyth, Georgia. The facility at 76 Mize St. comprises 57,700 rentable square feet in 165 units as well as vehicle-storage space. It’ll be managed by Absolute Storage Management, a self-storage owner and property-management firm that operates 144 properties in 15 states.
Self-storage operator Safestore Holdings PLC, which has locations in Europe and the U.K., received permission to upgrade its facility in Twerton, England. Plans for the property on Bellotts Road include a larger front office, two new sets of access stairs, additional storage units, fresh glazing, new signage, a bi-fold gate, a pedestrian access gate, perimeter fencing, two electric-vehicle charging stations and an additional loading bay. Safestore operates 203 self-storage facilities in Belgium, France, the Netherlands, Spain and the U.K. Its storage properties comprise more than 8 million square feet of storage space.
Shurgard Self Storage Europe SARL, the European affiliate of U.S.-based REIT Public Storage Inc., received permission to demolish an industrial building in Hampton, England, and replace it with a two-story mixed-use structure. Plans for 74 Oldfield Road call for 56,661 square feet of self-storage, a business center and 1,829 square feet of flex workspace. It’ll also include vehicle storage, electric-vehicle charging stations, photovoltaic solar panels and a biodiverse roof. Shurgard operates 335 self-storage properties comprising 1.6 million net rentable square meters in Belgium, Denmark, France, Germany, The Netherlands, Sweden and the United Kingdom.
Snapbox Self Storage opened in Owings Mills, Maryland. The four-story facility at 10548 Reisterstown Road comprises 79,710 square feet in 776 units. Snapbox recently merged with Go Store It, a subsidiary of Madison Capital Group Holdings. Combined, they operate 146 facilities in 23 states.
Storage Solutions Appleway opened in Spokane Valley, Washington. The facility at 19311 E. Appleway Ave. comprises 70,395 square feet of self-storage in 507 units as well as vehicle storage. It’ll be managed by WCSS. The facility was designed by Seattle-based Site + Plan + Mix LLC and built by facility owner Storage Solutions Spokane Valley LLC, which operates eight facilities in Washington.
SureStore, which operates 13 self-storage facilities in the U.K., converted the former Cineworld movie theater in Gloucester, England. The building at The Peel Centre comprises 61,000 square feet of self-storage and 1,000 square feet of flex space for businesses. It also includes renewable-energy solutions such as photovoltaic solar panels, electric-vehicle charging stations and energy-efficient LED lighting. SureStore is owned by Flexiss Group, which specializes in flex space and self-storage development, construction and management.
Real estate development firm Trezevant Enterprises Inc. is converting the former U.S. Steel Building in downtown Memphis, Tennessee, to a mixed-use development. Plans for 666 Riverside Drive call for a Hamilton Self Storage facility offering 400 climate controlled units, 6,000 square feet of retail space, a 4,000-square foot office and apartment space, and 100 underground parking spaces. Company president Trip Trezevant, who purchased the building in 2013, hopes to rent first-floor space to a bank, coffee shop or restaurant. The renovations are expected to be complete in six months. Trezevant Enterprises specializes in commercial and residential real estate.
Westbeech Group Ltd. opened Nest Storage Centre in a converted bowling alley at Old Hall Industrial Estate in Bloxwich, England. It’ll be managed by Engage, a Birmingham, England-based business that oversees 22 facilities for 15 U.K. self-storage brands. Westbeech is seeking to open a second storage facility in Wolverhampton, England, where it’s headquartered. The company owns several industrial estates across West Midlands, England.

29 Stanford LLC received approval from the Frederick County Planning Commission to build a self-storage facility at Stanford Industrial Park in Frederick, Maryland. Plans for the 6.7 acres on Winchester St. call for four buildings comprising a total of 44,000 square feet. The project will include a single-story, 4,000-square-foot structure, plus a pair of two-story buildings, each with 16,000 square feet of storage. An 8,000-square-foot structure will provide covered vehicle storage. The facility is being designed by B&R Design Group, which offers civil engineering and planning.
Monsey, New York-based 31 Collins LLC is partnering with New York City-based PrimeSpace Capital to build Garnerville Mini Storage in Garnerville, New York. The three-story building at the corner of Central Highway and U.S. Route 202 will comprise 108,000 square feet. Construction is scheduled to be complete by the end of the year. 31 Collins purchased the property last April from an estate for $1.2 million. The company provides repair and maintenance services for residential and commercial properties. PrimeSpace develops self-storage facilities in Illinois, New York, Pennsylvania, South Carolina and Wisconsin.
ARCO/Murray Design Build, a commercial design and construction company, partnered with Armstrong Capital Development to construct BriteLock Storage in Buckeye, Arizona. The four single-story buildings at 395 N. Watson Road comprise 86,000 square feet in 563 climate-controlled and vehicle-storage units. ARCO’s Spencer Chuck served as the project manager with site superintendents Randy Guinn and Rik Cox overseeing day-to-day construction. ARCO/Murray provides design/build and general-contracting services nationwide. Founded in 2005 in Denver by Greg and Jarrett Armstrong, Armstrong Capital invests in grocery, industrial and retail assets as well as self-storage.
First Storage opened in Opelika, Alabama. The facility at 3000 Old Opelika Road comprises 107,247 square feet in 801 climate-controlled units. It’ll be managed by Storage Asset Management (SAM), a property-management company based in York, Pennsylvania.
Lexi and Riley Haug opened Kimball Self Storage in Kimball, Nebraska. The facility at 213 Kearney St. offers 50 drive-up units. It also has room for expansion, and the Haugs could add vehicle storage in the future.
Langdon Partners LLC acquired a 1.6-acre site in Chicago on which to develop self-storage. Plans for the property at 1854 N. Besly Court include the conversion of a vacant warehouse into a 72,000-square-foot, climate-controlled facility. It’ll be managed by real estate investment trust (REIT) Extra Space Storage Inc. It’s expected to open by the end of the year.
Real estate investment and development company LaTerra Development and self-storage operator Platinum Storage are converting a former retail store in Irving, Texas, to self-storage. Plans for the 195,000-square-foot, multi-story structure at 2488 Market Place Blvd. call climate-controlled, drive-up and enclosed vehicle-storage spaces. The $21 million construction loan was provided by Andover Lending, a platform that seeks to originate nonrecourse financing for self-storage sponsors nationally. Headquartered in Los Angeles, LaTerra focuses on multi-family and self-storage investments in the U.S. Sun Belt. It currently has 1 million square feet of self-storage under development. Founded in 1999, Platinum operates more than 35 facilities in eight states. It also provides property management.
Lonestar Properties Inc. is developing a self-storage facility in Jacksonville, Florida. The facility at 75 Chaffee Road N. will comprise 45,972 square feet. Costing about $1.4 million, it’ll be built by Devers Construction & Renovations LLC of Tampa, Florida.
Miller Valentine Investments is developing a self-storage facility in Jacksonville, Florida. Plans for the 3.7 acres at 13435 N. Main St. call for a two-story structure comprising 76,000 net rentable square feet in 779 climate-controlled and drive-up units. The project will be built by Kaufman Lynn Construction. The land sale was brokered by David Perlleshi, Frank DeSalvo and Shaun Mayberry, investment specialists with commercial real estate firm Franklin Street. Miller Valentine provides development, construction and asset management for the self-storage and multi-family sectors.
Ocean Storage opened a new location in Virginia Beach, Virginia. The facility at 1612 Independence Blvd. comprises 55,385 square feet in 588 climate-controlled units. It’ll be managed by SAM.
Pacific Self Storage Property Propco Ltd. received permission from the Wiltshire Council to convert the former Matalan retail store in Salisbury, England, into Here Self Storage. Plans for the property at Unit 1 Southampton Road call for a two-story structure comprising 30,709 square feet. Pacific owns Here Self Storage, which operates two locations in Loughborough and Northampton, England.
Personal Mini Storage, which operates 20 locations in Florida, expanded its facility at 2115 U.S. Highway 27 in Clermont. It includes a mix of climate-controlled, drive-up and vehicle-storage spaces. Founded in 1982, Personal Mini also offers third-party management services through the Shader Brothers Corp.
Self-storage REIT Public Storage Inc. is developing a facility in Duncan, South Carolina. Plans for the four-story building at the corner of Shoals Road and South Carolina Highway 290 call for 132,000 square feet. Based in Glendale, Calif., Public Storage has interests in 3,045 self-storage assets in 40 states, comprising 218 net rentable square feet.
Ryan Sieg of Power Drive Development Inc. is seeking permission from the Escambia County Development Review Committee to build Power Boulevard Storage in Cantonment, Florida. The facility would sit on two parcels totaling 5 acres in Central Commerce Park at 1521 and 1531 Power Blvd. It would contain four buildings comprising a total of 18,300 square feet of climate-controlled space and 5,000 square feet of covered vehicle-storage parking.
Smart Storage opened in Lenexa, Kansas. The facility at 8600 Maurer Road comprises 91,440 rentable square feet in 695 units. It’ll be managed by Absolute Storage Management, a property-management company based in Memphis, Tennessee.
Storage Caves, a developer of luxury condo-storage facilities, is developing new locations in North Carolina. The company purchased four parcels totaling more than 38 acres near The Charlotte Motor Speedway in Concord, and 19 acres adjacent to Lake Norman in Denver. Each will offer single-story, climate-controlled units for vehicle storage. The company expects to break ground this quarter. Storage Caves operates six facilities in five states. It’s owned by Over Under Storage Partners LLC.
The Antigo, Wisconsin, Plan Commission approved a request from Mark Stibbe to rezone three parcels that he owns at 604, 634 and 642 Wausau Road. Stibbe has a potential buyer who wants to develop self-storage on the land. The new owner will be required to submit a site plan for review. Stibbe also owns Stibbe Excavating & Grading in Antigo.
Store Space Self Storage, which operates 81 properties in 21 states, opened a new location in Jacksonville, Florida. The three-story facility at 10777 103rd St. comprises 130,059 square feet in 915 climate-controlled units. Based in Winter Garden, Florida, Store Space is part of the Real Capital Partners family of companies, which includes PacRidge, Storage360 and Sud Stop Car Wash.
Phoenix-based U-Haul International Inc. is developing a self-storage facility in League City, Texas, for $5 million. Plans for the 4.3 acres at 510 Hobbs Road call for 90,000 square feet. Construction is scheduled for completion in mid-2026.
U-Haul also received permission to expand its facility in Manchester, Connecticut. Plans for the 7.1 acres between 77 and 113 Spencer St. call for a three-story building comprising 36,419 square feet and a 13,785-square-foot structure to house the company’s U-Box portable-storage containers. The site has an existing 6,000-square-foot commercial storefront at 71 Spencer St. and 48,844 square feet of storage and office space at 53 Spencer St.
In addition, U-Haul completed the demolition and reconstruction of its facility in Schofield, Wisconsin. The 4.8-acre property at 141 Grand Ave. contains a three-story building offering 569 climate-controlled units. A warehouse was also added to house 1,000 portable-storage containers. Established in 1945, U-Haul owns and manages more than 68.7 million square feet of storage space nationwide.
An unnamed developer purchased a 9.5-acre site in Murfreesboro, Tennessee, that’s been approved for a mixed-use development that’ll include self-storage. Plans for the property at 4542 Veterans Parkway call for a three-story facility comprising 104,850 square feet of climate-controlled space as well as five commercial and retail pads totaling 49,700 square feet.
