Update 1/7/25 – Jerry Lindley of Prairie Enterprises LLC received permission from the McHenry County, Illinois, Zoning Board to develop his proposed self-storage facility in Crystal Lake, Illinois. Officials approved it by a 14-3 vote. Some rejected the project because they don’t feel the property is right for a self-storage use. A three-fourths majority from the country board was needed to override the objection.

The topic of self-storage has been somewhat contentious in Crystal Lake in recent months. The city recently considered a 5% sales tax on the service, but it was tabled after pushback from industry operators. Lake in the Hills had a similar proposal on the docket last month, but local officials chose not to move forward on it.

12/20/24 – The global self-storage development pipeline continues to be extremely dynamic. Inside Self-Storage regularly covers new projects being planned and approved as well as zoning and other municipal issues. Following is additional activity taking place in December 2024.

Brooklyn-based Asset Realty & Construction Group received approval from the Mount Kisco, New York, Planning Board to build a self-storage facility. The three-story building at 2 Morgan Drive will comprise 93,960 square feet. Plans for the 2.7-acre site originally called for a two-story structure to house a private car collection. During the review process, the developer made changes to address concerns about the project’s design, size, landscaping, buffer zones and tree removal. Asset is a real estate development and investment firm with a focus in the New York tri-state area.

Burlington Coat Factory Realty plans to redevelop one of its Spokane, Washington, retail outlets into Burlington Self Storage. The 6.5-acre plot at 5830 N. Division St. contains a two-story building that’ll comprise 140,000 square feet in 926 units. The project is expected to cost $1.1 million. It’ll be designed by Seattle-based Jackson | Main Architecture. The developer is a division of Burlington Coat Factory Warehouse Corp., which has with more than 1,000 off-price department stores in 40 states and Puerto Rico.

Cliff Cadle, chief visionary officer of Bespoke Motor Union, received preliminary approval from the Gilberts, Illinois, Village Board to develop a luxury-car condominium complex. Plans for the 19 acres at the corner of Columbia Lane and Tyrell Road call for 156 units in 10 two-story buildings, plus a 5,000-square-foot clubhouse and retail space. The board is expected to vote on final plan approval in January. If passed, the project will be built in four phases, starting with 26 units and a retail building in spring, with completion scheduled for fall.

A plan by C.W. Hurless to expand its Stor-It Self Storage facility in McCall, Idaho, has been tabled by Valley County Commissioners, who are working on a boundary review for the McCall Impact Area that potentially impacts the 10-acre parcel at 379 Elo Road. The owner hopes to add 11 buildings containing 500 units, bringing the property to 148,000 square feet across 900 total spaces.  He has also offered to include a satellite station for McCall Fire and Emergency Medical Services and 2,000 feet of pedestrian and bicyclist pathway. The fire station would be leased for $1 per year and replace storage units the agency currently rents from Stor-It. The planning and zoning commission has twice recommended denial of the application, most recently in July, claiming the addition is not “harmonious” with the surrounding community. A conditional-use permit is needed, as the land is zoned residential. No date has been set to revisit the proposal. Stor-It operates 19 storage facilities in Boise, Caldwell, Donnelly, McKall, Meridian and Nampa, Illinois.

DXD Capital, a self-storage developer and investor, and partner Olympus Ventures LLC completed a self-storage facility in Miami. The three-story building at 11210 N.W. 105th St. comprises 74,388 net rentable square feet in 774 climate-controlled units. It’ll be branded and managed by self-storage real estate investment trust Extra Space Storage. ARCO/Murray Design Build, a commercial design and construction company, was the general contractor. Based in Albuquerque, New Mexico, DXD is a real estate and private-equity firm that leverages data technology to make opportunistic investments. To date, the company has invested in 19 self-storage developments and a seven-facility portfolio acquisition. Formed in 2000, Edina, Minnesota-based Olympus is a family-owned office and private-investment firm with a portfolio of commercial real estate, public and private equities, and alternative investments.

Kangaroo Self Storage is developing a new location on the site of a Wickes home-improvement store it acquired in Grimsby, England. Once complete, the three-story building on Birchin Way will comprise 80,000 square feet. Kangaroo operates 10 facilities in England and Scotland.

Jerry Lindley of Prairie Enterprises LLC is seeking permission from the McHenry County, Illinois, Board to develop a self-storage facility in Crystal Lake, Illinois. The site of the former Flowerwood Nursery is near the intersection of State Routes 14 and 176. The board was scheduled to vote on Tuesday after a delay to allow the developer and city officials, who originally objected to the project, to revisit it. It now requires a three-quarter approval from the county to pass. Lindley also owns Highway 20 Self Storage in Marengo, Illinois.

The planning and zoning boards of Guilderland, New York, rejected a revised development plan from Rick Ramsey for A-Metro Storage over design issues. The developer is seeking permission to demolish the M&M Motel at 2360 Western Ave. and construct a 10,000-square-foot, climate-controlled facility plus three cold-storage buildings ranging from 5,100 to 6,800 square feet each. Ramsey, who also owns A-Metro Movers in New York, originally submitted plans in August.

Sandpiper Holdings is developing a self-storage facility in Rantoul, Illinois, on the parking lot of the former Ruger’s Bowling Alley. The project at 1568 E. Grove Ave. initially will comprise 30,000 square feet, with plans to expand. It’s expected to open in spring. The developer has yet to determine if it’ll also convert the site’s 32,000-square-foot building, according to company partner Brandon Moore. The bowling alley opened in 1964 as Maplewood Lanes but has been vacant since 2022. Sandpiper operates a storage facility on Monticello Road in Tolono, Illinois.

Store Space Self Storage, which operates 80 properties in 21 states, opened a new location in Jacksonville, Florida. The four-story building at 1560 Beacon Point Drive W., in the Regency Park Shopping Center, comprises 89,740 net rentable square feet in 895 units. It also offers 106 outdoor vehicle-storage spaces. Based in Winter Garden, Florida, Store Space is part of the Real Capital Partners family of companies, which includes PacRidge, Storage360 and Sud Stop Car Wash.

StorageBlue completed its conversion of a 100-year-old building in Paterson, North Jersey, to self-storage. Designed by Conrad Roncati, principal of Architectura, the facility at 204 Van Houten St. offers climate-controlled units. StorageBlue owns four properties in New Jersey, with a fifth under development in Ridgefield.

Phoenix-based U-Haul International Inc. opened a new location in Zanesville, Ohio. The four-story building at 3742 Northpointe Drive offers 996 units and includes a warehouse to house 735 U-Box portable-storage containers. U-Haul acquired the 5-acre property in 2022. It replaces the company’s facility at 618 S. Pine St. Established in 1945, U-Haul owns and manages more than 68.7 million square feet of storage space nationwide.

12/12/24 - 1784 Capital Holdings LLC, which acquires, develops and owns self-storage assets, is building a facility in San Gabriel, California. Plans for the property at 420 S. San Gabriel Blvd. call for a four-story structure and basement comprising 132,242 square feet in 1,532 units. The company broke ground on the project in 2022, but it’s still under construction. 1784 owns 39 facilities in 10 states.

Bahlmann Capital Group is seeking permission from the Boston Planning Department to convert a records-storage warehouse in Roxbury, Massachusetts, to self-storage. The six-story building at 134 Hampden St. would comprise 66,993 square feet of climate-controlled units and a 434-square-foot wine-storage room. The developer also intends to build a 5,313-square-foot, two-story building on a neighboring parcel at 120 Hampden St., with retail on the first floor and office space on the second. Approval from the zoning board of appeal is also required. Boston-based Bahlmann is a private-equity firm that redevelops commercial real estate in New England. It operates four self-storage facilities in Massachusetts, New York and Rhode Island.

Queensland, Australia-based Bennett + Bennett Group is seeking permission to build a mixed-use development in Caboolture, Australia. The three-story facility at 407 Pumicestone Road and 6 Eildon St. would comprise 37,480 square feet of self-storage as well as an Officeworks store and other retail shops. SBA Architects in North Sydney provided the design. Bennett + Bennett offers advanced surveying, delivery of major projects, spatial services, town planning and urban design.

U.K. self-storage operator Big Yellow Group PLC is developing a new flagship facility in North West, London, that’ll offer self-storage and flex-use office space. The six-story building on Staples Corner will comprise 135,000 square feet. The office units, comprising 4,300 square feet, will on the street frontage. They can be used independently or coupled with traditional storage. Expected to be complete in June 2026, the project will also include a 200kwp solar-panel array as well as electric-vehicle chargers and battery storage. U.K. construction company Glencar is the general contractor.

Big Yellow is also developing an eight-story facility at 60-70 and 100 The Highway in Wapping, East London. The 133,000-square-foot building will include self-storage and flex-use office space. Both projects are targeting an excellent rating with the Building Research Establishment Environmental Assessment Method for their eco-friendly construction and design. Founded in 1998, Big Yellow operates 109 locations in the United Kingdom under the Big Yellow Self Storage and Armadillo brand names, with most concentrated in Greater London and Southeast England.

Boxville Storage opened in Elgin, South Carolina. The facility at 807 Bookman Road comprises 78,200 square feet. It’ll be managed by Absolute Storage Management, a third-party self-storage management group.

Coro Realty Advisers is developing a self-storage facility in Woodstock, Georgia. Plans for the property at 300 Ridgewalk Parkway include a two-story building with a drive-up basement comprising 79,674 net rentable square feet. The $7.8 million construction loan was secured by Mason Brusseau, David DiRienzo, Lauren Maehler, Tom Sherlock and Britt Taylor of Talonvest Capital Inc., a commercial real estate advisory firm. Based in Atlanta, Coro specializes in the acquisition, development and management of industrial, multi-family, retail and self-storage assets. specializes in the acquisition, development and management of industrial, multi-family, retail and self-storage assets.

Devon Self Storage and Inland Private Capital Corp., which is part of The Inland Real Estate Group of Cos., opened a facility in Lubbock, Texas. The four-story building at 2010 Ave. R comprises 85,300 net rentable square feet in 844 climate-controlled units. The site formerly housed an AT&T Processing Center. This is the third project delivered by the companies in a five-property fund for self-storage development throughout the nation. Founded in 1988 and based in Emeryville, California, Devon has developed, managed or owned more than 350 self-storage facilities in 27 states and three European countries. Headquarters in Oak Brook, Illinois, Inland manages a diverse portfolio of more than $10 billion across several asset classes spanning 49 states.

Developer Linda Dunlap received zoning approval to build a self-storage facility on land she owns in Robbins, North Carolina. Plans for the 2-acre property include two buildings comprising 116 storage units.

Great American Storage and RSG Development are developing a self-storage facility in Stratford, New Jersey. Plans for the property at 76 Berlin Road call for a three-story building comprising 107,100 gross square feet in 814 units. It’s slated to open in a year. Great American is an integrated real estate company that develops and operates self-storage as well as garage suites and vehicle storage. Founded in 2021, RSG develops self-storage and vehicle-storage facilities.

Linton DMC received approval to build a container-storage facility in Sunderland, England. The brownfield site on Halliwell Street will comprise 71 shipping containers. The property previously housed a storage depot for Northern Gas Networks. Founded in 1989, Linton specializes in design and construction for commercial projects and schools.

LuxeLocker Storage, which operates 13 facilities in five states, is building a new location at 14585 W. El Sol in Goodyear, Arizona. Plans call for 140,090 square feet in 206 units, 61 of which will be condo-storage spaces for customer purchase. The property will also offer a series of amenities RVs including an air compressor, dump station, wash bay and water. The facility is expected to open in January 2026. Gilbert, Arizona-based Benson Construction is the general contractor. Forge Metal Buildings will supply and erect the structures. LuxeLocker has locations in Arizona, Idaho, New Mexico, Nevada and Washington.

Madison Capital Group, a real estate investment and development firm that operates BlueGate boat/RV-storage facilities and the Go Store It Self Storage brand, opened BlueGate Parking, in Panama City Beach, Florida. The property at 156 Griffin Blvd. comprises 131,220 square feet in 242 canopied vehicle-storage spaces.

Madison Capital also opened a new Go Storage It facility in Redlands, California. The 6.5-acre property at 1167 Wabash Ave., comprises 114,750 square feet in 838 units. It has more than 400 feet of frontage on Wabash Avenue, a major arterial. Based in Charlotte, North Carolina, Madison Capital primarily focuses on boat/RV-storage, multi-family and self-storage properties. It operates seven BlueGate locations in five states, with five more under development, plus 96 Go Store It facilities in 17 states.

Manteca Development Group LLC is building Tesoro RV & Boat Storage in Manteca, California. The 13.7-acre property at 1755 E. Atherton Drive will comprise 532 vehicle-storage spaces and a three-story, 2,400-square-foot office. It'll also offer a vehicle-cleaning area and RV-dumping station. The site previously housed a truck terminal. The pre-existing structures were demolished earlier this year. Paradigm Construction Inc. of Modesto, California, is the general contractor, and completion is scheduled for October. Founded in Manteca’s Central Valley in the 1990s, Manteca Development builds industrial-park and retail projects as well as residential communities.

Moses Tucker Partners opened Cubby’s Self Storage in Conway, Arkansas. The facility at 950 Dave Ward Drive offers 500 climate-controlled units. Based in Little Rock, Arkansas, Moses Tucker focuses on real estate development, investment and property management. It has 11.6 million square feet of commercial space under management.

PDS Engineering & Construction Inc. is developing East Longmeadow Self Storage in East Longmeadow, Massachusetts. The three-story building at 275 Benton Drive will comprise 61,000 square feet in more than 500 units. Completion is scheduled for June. PDS was founded in 1965 by Guy Jodice as a construction steel supplier and general construction company. Based in Bloomfield, Connecticut, it now functions as a design/build general contractor. The company has completed commercial projects throughout Connecticut, Massachusetts and Rhode Island.

Paul Reeves received permission from the Woking, England, Borough Council’s planning committee to redevelop a site into an industrial park that’ll include self-storage. He intends to demolish six of seven buildings at the Genesis Business Park on Albert Drive and replace them with three industrial buildings. The site will be built out in two phases, with self-storage a part of the first.

A second phase of expansion was opened at San Antonio RV & Boat Storage in Rio Medina, Texas. The property at 1658 County Road 2615 now contains an additional 133 vehicle-storage spaces as well as drive-up self-storage units. It's locally owned and operated.

Shurlock Storage opened in Hutto, Texas. The facility at 21220 Jakes Hill Road offers vehicle storage and a 160-square-foot shipping container for rent. The family-owned business also operates a facility in Pflugerville, Texas.

Steven Schwartz of 1860 Richmond LLC received permission from the McHenry, Illinois, City Council to expand a facility operated by Extra Space Storage Inc., a self-storage real estate investment trust and third-party management firm. The council initially denied the proposal for 1860 N. Richmond Road, which called for adding 7,774 square feet to an existing building as well as 55 vehicle-storage units, with an option to add another 10,000 square feet in the future. The council voted again on Monday after Schwartz requested a use variance and members approved the plan, but without outdoor vehicle storage. Extra Space opened the facility in 2021 after converting the former Stock and Field retail property. Headquartered in Salt Lake City, the REIT operates self-storage under the Extra Space, Life Storage and Storage Express brand names nationwide. Its facilities comprise 292 million square feet of rentable space in 2.6 million units.

StorageMart, which operates more than 250 self-storage properties across Canada, the United Kingdom and the United States, converted a former hosiery factory in Brighton, England, to self-storage. The building at 137 Wellington Road comprises 18,250 net rentable square feet in 179 storage units. Founded in 1999 and based in Columbia, Missouri, StorageMart is privately owned and operated.

Store Space Self Storage, which operates more than 75 properties in 21 states, in partnership with development firm Stakkd Co., opened a new location in Whitestown, Indiana. The three-story facility at 7283 650 E comprises 104,151 net rentable square feet in 1,018 climate-controlled units. Based in Winter Garden, Florida, Store Space is part of the Real Capital Partners family of companies, which includes PacRidge, Storage360 and Sud Stop Car Wash. Stakkd focuses on the development of industrial cold storage, self-storage and warehouses.

Tulfra Real Estate is developing Liberty Storage Center in Jersey City, New Jersey. Plans for the property at 300 Thomas McGovern Drive call for a six-story building comprising 260,000 square feet. The first phase will contain 103,500 square feet in 795 climate-controlled units. The ground floor will also contain 30 covered vehicle-storage spaces. Once complete, the facility will be branded and managed by Public Storage, a self-storage real estate and management company. The construction loan with Fulton Bank was secured by Michael Klein and Jon Mikula, senior managing directors; and Ryan Carroll, vice president, for JLL Capital Markets, a global provider of capital solutions for real estate investors and occupiers. Based in Rochelle Park, New Jersey, Tulfra develops and operates residential, retail and self-storage properties.

Phoenix-based U-Haul International Inc. is developing a self-storage facility in Oakland, Maryland. Plans for the 2.5 acres at Garrett Highway and Glendale Road call for a four-story building offering 980 units.

U-Haul also completed its conversion of a former Kmart store in Lima, Ohio, to self-storage. The 104,685-square-foot building at 2200 Allentown Road offers 700 indoor climate-controlled units. U-Haul acquired the 13.4-acre shopping plaza last year. The company will continue to lease additional space to existing business customers. Established in 1945, U-Haul owns and manages more than 68.7 million square feet of storage space nationwide.

Western UK Property Group (WUKPG), a developer and investor of commercial and residential real estate, is entering the U.K. self-storage sector through the development of three facilities in England, which will be managed by its new in-house brand, Shutter Store. The company submitted plans to build a facility on a Lancaster site it acquired last year for £1.1 million. The building on New Quay Road will comprise 51,000 square feet in 475 drive-up units. Two developments in Horwich and Northwich are also planned, with each property containing a five-story, 900-unit building and a drive-thru cafe. C4 Architects is leading the design for all three projects. HK Planning is advising WUKPG and XO Square is the civil and structural engineering firm. All three facilities will incorporate technology including online rentals, smart-lock access systems, license-plate readers, surveillance cameras, electric-vehicle charging stations and rooftop solar panels.
