Self-Storage Development and Zoning Activity: August 2024

Updated 8/22/24 – The global self-storage development pipeline continues to be extremely dynamic. Inside Self-Storage regularly covers new projects being planned and approved as well as zoning and other municipal issues. Following is additional activity taking place in August 2024.

1784 Capital Holdings LLC, which acquires, develops and owns self-storage assets, received approval to build a facility in the Broadland Gate Business Park in Potswick, England. Plans include a three-story building comprising 25,000 square feet. It’ll also contain 28 bicycle racks and two electric-vehicle charging stations. Based in Scottsdale, Arizona, 1784 Capital specializes in industrial, multi-family and self-storage development.

Andover Properties, which operates the Storage King USA brand, opened a new location in Palm Coast, Florida. The facility at 5622 State Highway 100 E. comprises 105,330 square feet in 697 units and 38 outdoor vehicle-storage spaces. Established in 2003, New-York based Andover owns and manages 162 storage properties in 18 states.

Bayvest Capital Corp. has submitted an application to build a mixed-use project in Etobicoke, Toronto, that’ll include self-storage as well as industrial and office suites. Plans for the 3.11 acres at 37 Shorncliffe Road call for a five-story self-storage building and three two-story structures to house the 28 suites. A central driveway, parking lot and a landscaped island would be featured in the center of the site. Baywest develops industrial and self-storage projects in Montreal and Toronto.

Real estate developers Jamie Bennett, Reade DeCurtins and Jennifer Smeeton opened Sunbird Storage in Greensboro, North Carolina. The five-story facility at 2204 Battleground Ave. comprises nearly 91,000 square feet in 761 climate-controlled units. It’ll be managed by Bluebird Storage Management, which has developed more than 130 self-storage properties across North America. Sunbird also operates a facility in Winston-Salem, North Carolina, with eight more under development throughout the state.

Bi-Part Development is seeking permission to build a mixed-use project in Huntersville, North Carolina, that’ll include self-storage and commercial space. The 4-acre tract is along Sam Furr Road and adjacent to the newly built subdivisions Northbrook and Oak Farm. The project faces opposition from the community. Jake Palillo, a partner with Bi-Part, said there will be a large buffer between the commercial property and the surrounding neighborhoods. In addition, the developer will add a walking park and make other improvements to the area. Palillo has asked the city for a list of allowed uses for the zone. Headquartered in Cornelius, North Carolina, Bi-Part is a real estate developer focused on mixed-use projects.

Compass Self Storage LLC, a member of the Amsdell family of companies, opened a self-storage facility in Plant City, Florida. The building at 2291 S. Frontage Road comprises 90,600 square feet of drive-up and climate-controlled units, plus covered vehicle storage. Headquartered in Cleveland, Compass operates more than 100 facilities in 15 states.

DXD Capital, a self-storage investor and developer, has completed a ground-up project in Las Vegas. The facility at 7598 W. Grand Teton Drive is branded and managed by self-storage real estate investment trust (REIT) Public Storage Inc. It comprises 97,216 square feet. Triad Construction Inc. was the general contractor.

DXD also completed a self-storage project in Bristol, Rhode Island. The facility at 180 Mount Hope Ave. comprises 61,600 net rentable square feet in 750 units. It’ll be managed by REIT Extra Space Storage. DXD acquired the property in November 2022 under its DXD Self Storage Fund I. Based in Albuquerque, New Mexico, DXD Capital is a real estate and private-equity firm.

Extra Space Storage will open a new location in Danbury, Connecticut, on Oct. 1. The four-story building at the intersection of Candle Lake, Federal and Grays Bridge Roads comprises 110,000 square feet in 810 units. It’ll be the largest storage facility in the city. Headquartered in Salt Lake City, Extra Space owns or operates 3,812 self-storage facilities nationwide under the Extra Space, Life Storage and Storage Express brand names. The company’s properties comprise about 2.6 million units and 292.1 million square feet of rentable space.

Insite Property Group, the parent company of SecureSpace Self Storage, opened a mixed-use project in North Plainfield, New Jersey. The facility at 825 U.S. Highway 22 comprises 88,470 square feet of climate-controlled self-storage and open-concept workspace.

Insite also opened a SecureSpace in Kapolei, Hawaii. The facility at 91-551 Kapolei Kai St. comprises 105,000 square feet of climate-controlled self-storage. Based in Redondo Beach, California, Insite operates 77 locations in 13 states.

Henrico, Virginia-based Keedwell Family Limited Partnership received zoning approval from the Greensville County Board of Supervisors to build self-storage in Emporia, Virginia. It'll be constructed on 8 acres on U.S. Highway 58 E. Once complete, it’ll offer up to 525 units as well as vehicle storage.

Dave Kessler, principal of Latitude Development, opened a self-storage facility in Spanaway, Washington. The facility at 19711 Mountain Highway E. comprises 124,665 square feet in 1,076 units. It’ll be managed by West Coast Self-Storage (WCSS), an acquisition, development and property-management firm. Founded in 2012, Auburn, Washington-based Latitude has developed more than 1 million square feet of commercial and industrial space. Headquartered in Everett, Washington, WCSS operates 135 facilities in California, Idaho, Nevada, Oregon and Washington.

Jason Miller of Jak’s Enterprises is building Morely Self Storage in Morely, Michigan. Plans for the property at 670 3rd St. include four buildings containing 172 units as well as 15 outdoor vehicle-storage spaces. It’s scheduled to open by November. Miller also owns a self-storage facility in Tubbs Lake, Michigan.

John Mossman submitted a rezoning request to the Butler, Pennsylvania, City Council to build a self-storage facility. A public hearing was held last week during a council meeting regarding three parcels on Liberty Street. The council is expected to vote on the rezoning request this week.

Nova Storage, which operates 10 self-storage locations in California, expanded its facility in Palmdale. The company added 30,000 rentable square feet in more than 350 units to 3305 E. Palmdale Blvd. The site now offers 106,855 rentable square feet in 964 units. Founded in 1982 and headquartered in Mission Hills, California, Nova is locally owned and operated. It has facilities in Los Angeles, San Bernardino and Ventura Counties.

Public Storage is expanding its facility in La Marque, Texas. Plans for the property at 5009 FM 1764 include a single-story building comprising 87,124 square feet in 606 units. It’s expected to be complete by year’s end. Triad Construction Inc. was the general contractor. Based in Glendale, California, Public Storage has interests in 3,045 self-storage facilities in 40 states, with approximately 218 million net rentable square feet.

Shadowbrook Development LLC is developing a self-storage facility in Boynton Beach, Florida. Plans for the 3-acre property at 9905 Acme Dairy Road include 77,475 rentable square feet in 575 units and 42 uncovered vehicle-storage spaces. The company expects to break ground in the next three months. Shadowbrook is a real estate development and acquisition company that specializes in industrial, multi-family and self-storage projects.

Shurgard Self Storage Europe SARL, the European affiliate of Public Storage, is developing a facility in Cologne, Germany. The building will comprise 66,736 square feet in nearly 900 units. The first phase, with approximately 480 units, is slated to open in 2025. The second is scheduled for 2026. Shurgard operates 327 properties comprising 1.6 million net rentable square meters in Belgium, Denmark, France, Germany, The Netherlands, Sweden and the United Kingdom.

Storage Units Capital (SUC) plans to build five self-storage facilities in Florida after securing a $75 million construction loan. It’ll build a total of 4,000 storage units in Cocoa, Fort Myers, Fort Pierce, Sebring and Vero Beach. The properties are positioned along major thoroughfares. Equity for the projects was provided by company affiliate Storage Units Income Fund II and offered through Arete Wealth Management LLC. SUC is a real estate investment and management firm that specializes in the acquisition, development and management of self-storage across the Southeast.

StorTropolis Self-Storage, which operates six facilities in Kansas and Missouri, opened a new location in Olathe, Kansas. The property at 601 N. Millridge St. offers 113,010 rentable square feet in 867 climate-controlled units. It’ll be managed by Storage Asset Management, a property-management company based in York, Pennsylvania.

Stowaway Self Storage opened a climate-controlled facility at 1025 Over Mountain Drive in Elizabethton, Tennessee. Founded in the early 1980s, Stowaway is a family-owned business that operates 11 facilities in Northeast Tennessee.

Stephan Van Der Ploog, owner of Livingwater Properties LLC, received approval from the Annville, Pennsylvania, Township Board of Commissioners to build a self-storage project. The parcel at 475 N. Weaber St. contains an office building and will be subdivided. The facility will contain five buildings and offer between 375 and 425 units. Steckbeck Engineering and Surveying Inc. is a partner.

Windsor Storage and Farms opened in Windsor, Colorado. The facility at 33680 County Road 13 offers climate-controlled units as well as indoor and outdoor vehicle-storage spaces. The design features a barn and silo from a dairy that previously occupied the site.

An unnamed developer is seeking approval to convert a former fitness center in Gilbert, Arizona, into a mixed-use project that’ll include retail and self-storage. The planning commission has recommended that the town council approve the request for the 4.5-acre parcel on the southeast corner of Elliot Road and Val Vista Drive. Self-storage is a permitted use under the zoning. The plans include construction of new buildings on the north and south sides of the existing structure, bringing the total developed area to 39,985 square feet.

940 Smithfield Enterprises LLC is seeking zoning approval to build a self-storage facility in North Providence, Rhode Island. The planning board is expected to consider the project for 940 Smithfield Road at its Aug. 14 meeting. The company purchased the former North Providence Auto Salvage property for $700,000 last September.

All Season Storage opened in Mobile, Alabama. The building at 9180 Jeff Hamilton Road comprises 50,795 square feet in 415 units. It’s managed by Absolute Storage Management (ASM), a self-storage owner and property-management firm. Founded in 2002, Cordova, Tennessee-based ASM operates 143 properties in 17 states.

Arpenteur received planning consent to build a self-storage and flexible-office building at Eltham Town Centre in Greenwich, England. The mixed-use property at Messeter Place will be built on the site of the former Wellington House, the London headquarters of the National Insurance Commission. Construction will begin later this year and is expected to be complete in 2025. Property-consultant firm Carter Jonas worked alongside Darling Associates Architects and Cavendish Consulting on the project. Arpenteur is a London-based real estate developer that specializes in repurposing underutilized or derelict properties.

DVS Ground Rent Ltd. submitted plans to build a self-storage facility in an existing retail space at Basildon Town Centre in Southernhay, England. Replacing Sports Direct, the project is an extension of an earlier proposal by Away Cheltenham Ltd. to convert the neighboring retail space, which was occupied by Toys R Us until 2018. The facility will be managed by StoreAway Self Storage, which operates sites in Bath and Cheltenham, England. The Basildon Council will decide on the proposal by Sept. 17.

DXD Capital, a private-equity investor and self-storage developer, opened a facility in Bristol, Rhode Island. Branded and managed by real estate investment trust Extra Space Storage Inc., the building at 180 Mount Hope Ave. comprises 61,600 net rentable square feet in 750 climate-controlled units. Jayeff Construction Corp. served as the general contractor. The property was acquired in November 2022 through DXD Self Storage Fund I. Based in Denver, DXD Capital is a real estate and private-equity firm that leverages data technology to make opportunistic investments. It focuses exclusively on the self-storage sector.

Global Jacksonville I LLC, a Carlsbad, California-based company that specializes in self-storage development and ownership, bought a parcel of land and vacant retail space at Gateway Town Center in Jacksonville, Florida, for $6 million. The parcel at 5156 Norwood Ave. sits along the east side of Interstate 95 at the Golfair Boulevard and Norwood Avenue exits. The size of the plot is unknown, but it may be part or all of a 7.2-acre portion of the 36-acre retail site currently listed for sale by co-owner James Goldsmith. Global operates two facilities in New Jersey and Tennessee.

Insite Property Group, the parent company of SecureSpace Self Storage, opened an expansion at its Murray, Utah, facility. The addition offers climate-controlled and vehicle-storage units. Based in Redondo Beach, California, Insite operates 77 locations in 14 states.

Kennards Self Storage purchased a former disaster-recovery center in the Chatswood area of Sydney, Australia, for $23 million with plans to convert it to self-storage. Once complete, the five-story building at 26 Smith St. will comprise 60,752 square feet. Built in the early 1990s, the structure served as a data center until repurposed in 2018. Founded in 1973, Kennards operates approximately 100 self-storage locations throughout Australia and New Zealand.

Mick Lafata and his family opened Danvers Self Storage in Danvers, Massachusetts. Lafata’s son, Garrett, will manage the four-story facility at 200 Commonwealth Ave. The building offers 421 climate-controlled units. Lafata is a Peabody, Massachusetts-based business owner and commercial real estate investor.

Long Beach Self Storage opened in Southport, North Carolina. The facility at 4724 Long Beach Road comprises 78,625 square feet in 439 units. It’ll be managed by ASM.

Storage Caves, a developer of condo-storage facilities, is building a new location in Fort Mill, South Carolina. Plans for the 5.5 acres at 3358 Terry’s Road include 119 climate-controlled spaces, which customers can purchase or lease. The company will break ground next month, with completion expected next summer. Storage Caves already operates six facilities in five states. It’s owned by Over Under Storage Partners LLC. The company aims to develop additional projects in the greater Charlotte, North Carolina, and Fort Mill, South Carolina, areas over the next 18 months.

Storage Units Capital (SUC) plans to develop five self-storage facilities in Cocoa, Fort Myers, Fort Pierce, Sebring and Vero Beach, Florida. Based in Maitland, Florida, SUC is a real estate investment and management firm that operates 13 storage facilities in Georgia, Florida and South Carolina.

SureStore, which operates 24 self-storage facilities in the United Kingdom, opened a conversion project in Stoke-On-Trent, England. The building in the Festival Heights Retail Park was formerly an Esporta Health and Fitness.

Toy Box Boat & RV Storage opened in Oshkosh, Wisconsin. The facility at 405 W. 33rd Ave. comprises 88,665 rentable square feet in 141 vehicle-storage spaces. Additional amenities include a dump station, unit power, and retail sales of ice and propane. The property will be managed by Storage Asset Management, a management company based in York, Pennsylvania.

Phoenix-based U-Haul International Inc. is developing several self-storage facilities across multiple states. Established in 1945, U-Haul owns and manages more than 86.8 million square feet of storage in North America.

  • A 6-acre ground-up project in Denton, Texas, calls for three structures totaling 127,205 square feet on East University Drive. It’ll include a four-story, 98,512-square-foot, climate-controlled building; a single-story, 2,400-square-foot structure offering drive-up storage; and 28,639 square feet in which to house portable-storage units. Dallas-based MYCON General Contractors Inc. is providing the construction services. Completion is scheduled for March.

  • A vacant property at 3798 E. Sunny Acres Lane in Moab, Utah, will offer 700 climate-controlled units. It’s also expected to be complete in March.

  • A warehouse at 11860 S. Highway 191 in Moab, Utah, will be converted to house portable-storage containers. Slated to open in January, the project will also provide vehicle-storage spaces. U-Haul plans to build a second structure on the site to accommodate 750 additional containers.

  • A 2.7-acre property at 6303 Calumet Ave. in Hammond, Indiana, will be used to develop a three-story building offering 676 climate-controlled units. It’s expected to open in summer 2026.

  • The former Ward Bakery at 1024 Mahoning Ave. in Youngstown, Ohio, will be converted into 800 climate-controlled units. The bakery closed in the 1960s, but the 101-year-old building has provided rented rooms to local artists for more than two decades. It was purchased in 2022 by husband and wife James and Tamara Deeley, who later learned it was in disrepair. A fire-department inspection last year resulted in 29 violations. U-Haul will aim to preserve as much of the structure’s character as possible.

  • A former Chase Bank and adjacent Friendly Market grocery store at 3394 Elm Road N.E. in Warran, Ohio, will be converted into a 69,000-square-foot self-storage complex offering 1,000 climate-controlled units and a warehouse storing up to 500 U-Box portable-storage containers. Completion is slated for next summer.

Melissa Venable, founder of Land Planning Solutions (LPS), received permission from the Suffolk, Virginia, City Council to build a self-storage facility at the 2100 block of Holland Road. The three-story building will comprise 59,800 square feet of climate-controlled space. Founded in 2004, LPS is a planning-regulatory-consulting company with offices in Chesapeake and Suffolk, Virginia.

An unnamed developer is seeking permission to convert the former Milwaukees Night Club in Bedford, England, to a container-storage facility. Plans for the property on Rushden Road call for 150 units and an office.
