Gables Edge Parks Co., a South Miami-based real estate company, filed an application with Miami-Dade County on Oct. 7 to construct a five-story self-storage facility in Coral Gables, Fla., on behalf of self-storage real estate investment trust CubeSmart. The property will comprise 73,224 square feet of storage space.

The 0.8-acre lot at 4250 S.W. 8th St. is a former trailer park between Coral Gables and Miami’s West Flagler neighborhood, according to the source. The parcel is on a busy road that leads through Little Havana to the Brickell financial district, in what is considered a population-growth area

Gables Edge Parks is owned by Zaedy R. Pozo, Andres F. Rodriguez and Andres J. Rodriguez, the source reported. The development application, however, was listed under Self Storage Associates Inc., which is owned by Richard Beavers of Beaver Realty LLC, based in Winter Garden, Fla.

A rendering of the building showed signage for CubeSmart. Beavers is listed as an agent for Cubebuilders LLC and Cubepartners LLC, according to one source.

Attorney Alberto J. Torres is representing the developer in the application, the source reported.

Value Store It Inc., which operates 14 self-storage properties on the East Coast under the Value Store It Self Storage brand, has also begun construction on a new facility in the Little Havana neighborhood of Miami. The property at 3141, 3151 and 3161 S.W. 8th St. will include 114,576 square feet of self-storage as well as 1,800 square feet of retail space. Oden-Hardy Construction will be the general contractor on the project.
