Restaurant, Self-Storage Proposed for Commercial Property in Cumberland, RI

Real estate developer Michael Bouthillette intends to build a restaurant and self-storage facility on a property he owns in Cumberland, R.I., but must first convince the town council to add both uses to current zoning allowances. Bouthillette acquired 2.7 acres at 48 W. Wrentham Road in December. The city rezoned the property in April 2016, removing restaurants from its allowable uses, except by special permit, according to the source. Self-storage isn’t permitted at all in the commercial zone.

Though the April rezoning changed the district from residential to commercial, restaurants had been a grandfathered use due to previous history. The property once housed an eatery called the Dancing Pig. The zoning change eliminated the grandfather right, Jonathan Stevens, director of planning and community development, told the source.

When previous owner Nicholas Pacheco secured the rezoning, he told town officials he planned to build an executive office building. Current zoning limits uses to a small bed and breakfast or hotel; a day-care center; finance, insurance or real estate services; medical or dental office space; mixed-use residential; or a nonprofit community center, the source reported.

Bouthillette acquired the property from Michael Antonelli for $110,000, but the town recently assessed it at $364,200.
