South America Self-Storage Developer Incapital S.A.C. to Open Facility in Lima, Peru

Peru-based self-storage developer and investor Christian Duerr of Incapital S.A.C. is on schedule to open the first “state-of-the-art” self-storage facility in Lima, Peru, this year, according to David Blum, president of Better Management Systems LLC (BMS), a U.S.-based consultant assisting on the project. The facility will be branded as DepoSeguro and is expected to open in the third quarter.

With Peru being an emerging self-storage market, the project has had its challenges, from locating suitable land to taking more than 18 months to secure approvals. Local officials also had to be educated about the business model and site design, Blum said.

“The challenges faced in Peru were not unlike those in similar Latin markets in the very early days,” he said. “DepoSeguro will be a 10-story monument to what has been a three-year journey to bring the latest in design and technology to self-storage in Peru.”

Blum has consulted with first-time self-storage investors and developers for 18 years, including more than 10 years in Latin America. BMS has worked on projects throughout Central America, Europe, the Middle East and South America. Founded in 2003, the company assists with self-storage feasibility, development and management.
