Self-Storage Real Estate Acquisitions and Sales: June 2022

Update 6/29/22 – Self-storage properties are constantly changing hands, and Inside Self-Storage is regularly notified of these market transactions. Here’s an overview of additional activity happening in June 2022.

An Ava Maria, Florida, self-storage facility managed by real estate investment trust (REIT) CubeSmart sold for $13.6 million to William Warren Properties Inc., which operates the StorQuest Self Storage brand. The facility at 5320 Useppa Drive comprises 51,000 square feet. It was developed as a joint venture between Ave Maria Development, of which Barron Collier Cos. is a partner, and Seagate Development Group, which specializes in design-build, custom renovations, and management and leasing services. The seller was represented in the transaction by Patrick Kidder of Meridian Storage Group and SW Management & Realty LLC, a Seagate company.

A Sugar Land, Texas, facility managed by CubeSmart sold to OB Cos., which operates the My Place Self Storage brand. The three-story building at 15025 Voss Road comprises 95,963 square feet. The seller, SurePoint Self Storage, was represented in the transaction by Steve Mellon and Brian Somoza, managing directors, with JLL Capital Markets, a full-service global provider of capital solutions for real estate investors and occupiers.

MV Investment sold its newly developed facility in Fort Meyers, Florida, to HPI Real Estate Services & Investments, an Austin, Texas-based commercial real estate firm. Opened last month under the CubeSmart brand, the building at 3660 Dr. Martin Luther King Jr. Blvd. comprises 100,000 square feet in more than 800 climate-controlled units. MV Investment owns facilities in Lakeland and Ormond Beach, Florida; Nicholasville, Kentucky; and Knoxville, Tennessee. It has six projects underway in Florida and North Carolina.

Fairview Self Storage in Woodland, Pennsylvania, sold to a private buyer. The facility at 110 Fairview Road comprises 10,400 net rentable square feet in 90 drive-up units on 1.4 acres. The seller was represented in the transaction by Matt Rosendale, brokerage advisor for Investment Real Estate LLC, a provider of brokerage, construction, development and management services to self-storage owners and investors since 1998.

Moove In Self Storage, which operates 55 facilities across six states, acquired Midway Self Storage in Carlisle, Pennsylvania, from National Storage Affiliates Trust (NSAT), a self-administered and -managed REIT. The 32.34-acre property at 1545 Holly Pike contains 15 buildings. It comprises 150,190 net rentable square feet in 645 units and 144 vehicle-storage spaces.

Moove In also acquired Southside Mini Storage in Iowa City, Iowa. The facility at 120 Southgate Ave. will be operated as a satellite from the company’s Tiffin, Iowa, location. It contains six buildings comprising 19,505 net rentable square feet in 198 units. Both acquisitions will be managed by Investment Real Estate Management LLC. Moove In is a NSAT participating regional operator.

A Denver facility managed by StorQuest Self Storage sold to Insite Property Group, which operates the SecureSpace Self Storage brand. Built 2019, the three-story property at 7200 E. 36th Ave. comprises 80,400 square feet in 569 units. It was 96% occupied at the time of sale. The seller was Armstrong Capital Development, a Denver-based real estate development and investment firm.

Out O’ Space Storage in Palm Bay, Florida, sold to OB Cos. for $5 million. The facility at 1895 Palm Bay Road N.E. comprises 29,350 rentable square feet in 240 climate-controlled units and nine vehicle-storage spaces. The seller, Palm Bay SS LLC, was represented in the transaction by the Self Storage Advisory Group of CBRE Group Inc., a commercial real estate services and investment firm.

Value Store It Self Storage in Worcester, Massachusetts, sold for $5 million to SROA Capital LLC, which operates the Storage Rentals of America and Storage Zone brands. The facility at 3 Chestnut St. was constructed in 1900 and last sold in 2020 for $1.8 million. Value operates 28 facilities in three states.

Storage Post Self Storage, which operates more than 30 facilities in Louisiana, New Jersey and New York, acquired two recently developed facilities in New Jersey. Combined, the properties at 1189 Magnolia Ave. in Elizabeth and 900 State St. in Perth Amboy comprise 227,000 square feet. The seller, United Hampshire US REIT, was represented in the transaction by commercial real estate firm Newmark Group Inc.

A 10-property portfolio owned by Impact Self Storage and Titan Wealth Group sold. It includes three facilities in Illinois, two each in Alabama and Louisiana, and one each in Iowa, North Carolina and Tennessee. Combined, they comprise 228,475 net rentable square feet in 1,690 units. The properties operated under various brand names. Impact buys, builds and syndicates self-storage facilities. Titan is the management company for Self Storage Syndicated Equities, a Chicago-based investment firm that syndicates the acquisition and development of self-storage facilities nationwide.

The following transactions were brokered by Bill Barnhill and Stuart P. LaGroue Sr., affiliates of Argus Self Storage Advisors, a Denver-based network of real estate brokers who specialize in storage properties. The pair represented the seller in all deals.

  • Anchor Self Storage & West Park Center in Mobile, Alabama, sold to Magnolia Point MHP LLC for $2.9 million. The property at 1300 Schillinger Road S. comprises 26,400 rentable square feet in 245 units and includes 20,950 square feet of rentable retail space.

  • Chantilly Storage and Chantilly Place in Milton, Florida, sold to REIT Public Storage Inc. The property at 4562 Chantilly Way comprises about 58,000 square feet of self-storage in 401 units and 18,500 square feet of commercial retail space. The deal included a recently completed 128-unit self-storage expansion at Certificate of Occupancy.

  • Crystal Mini Storage and Services Inc. in Greenville, Alabama, sold to an out-of-state investor for $700,000. The facility at 111 Few St. comprises 13,565 rentable square feet in 133 units and also includes a 10,000-square-foot warehouse.

  • Price Self Storage in Robertsdale, Alabama, sold to a local investor for $700,000. The facility at 18262 State Highway 104 comprises 6,800 rentable square feet in 67 units.

  • The four-property Southern Storage portfolio in Lucedale and Moss Point, Mississippi, sold to MSU4301LE LP, a Delaware limited-liability partnership, for $3.9 million. Together, the three Lucedale sites and one in Moss Point comprise 50,915 rentable square feet in 421 units.

The following sales were brokered by Marcus & Millichap (M&M), a commercial real estate investment firm with offices throughout Canada and the United States.

  • Brauntex Storage in New Braunfels, Texas, sold to a New York-based self-storage operator. Built on 2.54 acres, the facility at 726 N. Walnut Ave. comprises 194 units. The seller, a limited-liability company, was represented by Jon Danklefs and Dave Knobler, who also procured the buyer.

  • iStor Self Storage in Waxahachie, Texas, sold to a California-based buyer. The facility at 1021 Ovilla Road comprises 61,750 square feet. Both buyer and seller were represented by Brandon Karr of the Karr-Cunningham Storage Team.

The Hatcher Coe Group of M&M represented the sellers in the following transactions:

  • Salem Self Storage North at 2391 Claxter Road N.E. in Salem, Oregon, comprises 38,200 rentable square feet in 240 units and 46 vehicle-storage spaces. It was 93% occupied at the time of sale.

  • Stor All Self Storage at 1109 Alfred St. in Cincinnati comprises 46,235 rentable square feet in 428 units, plus 11 office suites and 10 band-rehearsal spaces. It was 87% occupied at the time of sale and includes three billboards.

  • Store Here Self Storage at 7505 Durand Ave. in Mount Pleasant, Wisconsin, was converted to storage in 2019. It comprises 118,237 net rentable square feet in 658 climate-controlled units. It also contains nine office suites and 27 vehicle-storage spaces.

  • A three-property portfolio managed by Store Space Self Storage sold. Together, the facilities in Atlanta, Cincinnati and Orlando, Florida, comprise 213,960 net rentable square feet in 2,062 spaces. Store Space operates more than 100 facilities nationwide.

These transactions were brokered by commercial real estate firm Matthews Real Estate Investment Services:

  • Monroe Self Storage in Monroe, Georgia, sold to SpareBox Storage, a Colorado-based private-equity group. Built in 2020, the facility at 185 S. Milledge Drive comprises 38,100 square feet in 380 units. The seller, a Georgia-based private development group led by Brooks Pennington IV, was represented by Austin McLeod, associate vice president.

  • USA Storage in Hollywood, Florida, sold to UTEX Storage Partners, formerly known as Wasatch Storage Partners. The facility at 500 S. State Road 7 comprises 41,475 rentable square feet in more than 400 units. The seller, New York-based private-equity group Parkstone Capital, was represented by McLeod and Johnny Blue Craig, vice president.

AAA Alder Branch Mini Storage in Sevierville, Tennessee, sold to an out-of-state buyer. Built in 1997, the facility at 359 Alder Branch Road comprises 18,650 rentable square feet in 142 units. The buyer and the seller, a limited-liability company (LLC), were represented in the transaction by Andy Beeckman and Anne Williams-Blackwell, investment specialists with Marcus & Millichap (M&M), a commercial real estate investment firm with offices throughout Canada and the United States.

American Self Storage and C&K Storage in Siloam Springs, Arkansas, sold. Combined, the facilities comprise 117,775 rentable square feet in 715 units and 45 vehicle-storage spaces. They were 99% occupied at the time of sale. The seller was represented in the transaction by The Hatcher Coe Group of M&M.

Brandon Storage Center in Brandon, Florida, sold to Store Space Self Storage, which operates more than 100 locations in 20 states. The newly constructed facility at 2711 Broadway Center Blvd. comprises 92,000 rentable square feet in 445 units. The seller was a partnership between Brandon Storage Center LLC and Kingdom Storage Holdings.

Business Park Mini Storage in White House, Tennessee, sold. Built in 2016 and expanded in 2018, the facility at 121 Business Park Drive comprises 70,825 rentable square feet in 433 units. It was 95% occupied at the time of sale. The seller was represented in the transaction by The Hatcher Coe Group.

The three-property Carroll County Storage portfolio in McKenzie and Huntingdon, Tennessee, sold to Zeko Properties LLC. Together, the sites comprise 42,757 rentable square feet in 299 units. The seller, MRH Holdings, was represented in the transaction by Andrew Plunkett, vice president; Parker Sweet, president; and Cameron Vale, senior vice president for brokerage and advisory firm Berkshire Hathaway Commercial Real Estate. The brokers also secured the buyer.

Crown Storage in Pensacola, Florida, sold to SpareBox Storage, which operates more than 90 locations in several states. The facility at 9718 W. Highway 98 comprises 24,920 square feet in 260 units. The seller was represented in the transaction by Austin McLeod, associate vice president of Matthews Real Estate Investment Services, a commercial real estate investment firm. Launched in August 2020, SpareBox is sponsored by Rizk Ventures, which owns and operates commercial and healthcare properties in the United States and Colombia, South America.

A Saint Johns, Florida, property managed by self-storage real estate investment trust (REIT) CubeSmart sold. The facility at 124 St. Johns Commons Road comprises 72,000 square feet. The seller, an LLC, was represented in the transaction by Gabriel Coe, Nathan Coe, Brett R. Hatcher and Meir D. Perlmuter, investment specialists for The Hatcher Coe Group of M&M. They were assisted by fellow broker Ryan Nee.

Danville Storage in Danville, Illinois, sold. Built on 7.7 acres, the facility at 623 E. Voorhees St. comprises 57,775 rentable square feet in 520 units and 22 vehicle-storage spaces, with room for expansion. The seller was represented in the transaction by The Hatcher Coe Group of M&M.

EZ Lock Self Storage in St. Louis, Missouri, sold. The facility comprises 20,275 net rentable square feet in 160 units. The seller was represented in the transaction by Richard Riddle, executive vice president, and Scott Schoettlin, managing director for SkyView Advisors, a Tampa, Florida-based commercial real estate brokerage that specializes in self-storage.

Five Points Storage in Athens, Georgia, sold to SpareBox Storage, which operates 101 self-storage facilities in eight states. Built in 2020 on 1.25 acres, the facility at 185 S. Milledge Drive comprises about 38,100 square feet in more than 380 units. The seller was represented in the transaction by McLeod.

Glendale Self Storage in Glendale, Arizona, sold to a regional self-storage company. The 2.74-acre property at 7048 N. 43rd Ave. contains nine buildings comprising 54,081 square feet in 650 units. They were constructed in 1977. The seller, MR Investments LLLP, was represented in the transaction by Bill Alter, managing director of the Self-Storage Specialty Group at Rein & Grossoehme Commercial Real Estate, which specializes in the sale of investment properties and commercial leasing.

Grand Sud Box in Six-Fours-les-Plages, France, sold to Europa Storage Group, which operates self-storage throughout Europe. The seller was represented in the transaction by Pieter Ligtvoet and John Lindsey of the Lindsey Self Storage Group (LSSG), which specializes in self-storage brokerage, development and management.

IN RV Storage in Sacramento, California, sold. The facility offers 194 vehicle-storage parking spaces and has approval for a 60,000-square-foot expansion. The seller was represented in the transaction by The Hatcher Coe Group of M&M.

International Self Storage in Highland, California, sold to a local operator. The facility at 7932 Leslie Lane comprises 19,432 square feet in 191 units and includes a manager residence. The seller, a California-based operator, was represented in the transaction by Keith Phillips, investment associate, and Adam Schlosser, senior vice president of investments for the LeClaire-Schlosser Group of M&M.

A three-property KO Storage portfolio in Billings, Montana, sold. Together, the facilities offer 186,520 net rentable square feet in 893 units. The seller was represented in the transaction by The Hatcher Coe Group of M&M.

Merit Hill Capital LP acquired Lake Elsinore Mini Storage in Lake Elsinore, California, for $20.3 million. The 5-acre property at 29151 Riverside Drive contains 13 buildings comprising 82,734 square feet in 609 units. The seller, a California-based LLC, was represented in the transaction by Phillips and Schlosser of the LeClaire-Schlosser Group of M&M. Merit Hill acquires, owns and manages self-storage facilities nationwide.

Self-storage REIT Public Storage Inc. acquired Lakeside Storage in Fuquay-Varina, California, for $13 million. The nearly 5-acre property at 6917 S. N.C. Highway 55 contains two buildings comprising 77,322 square feet. Based in Glendale, California, Public Storage has interests in 2,797 self-storage facilities in 39 states, with approximately 199 million net rentable square feet.

A four-property Leatherman’s Self Storage portfolio in West Virginia sold. The facilities are 21 Crawford Quarry Road, 1820 Broad Lane and 9724 Williamsport Pike in Falling Waters, and 73 Roaring Lion Drive in Hedgesville. Combined they offer 770 units. The buyer, a private self-storage operator, arranged a $5.8 million loan through Marcus & Millichap Capital Corp.

Lock Safe Storage in Independence, Iowa, sold to a private buyer. The facility at 304 Enterprise Court comprises 17,550 net rentable square feet, with an additional 1.34 acres for expansion. The seller was represented in the transaction by Kirk Martin, an investment specialist for LSSG.

Mokena Self Storage in Mokena, Illinois, sold for $18 million at Certificate of Occupancy. The three-story facility comprises 108,659 rentable square feet in 939 units. The seller was a partnership between Kingdom Storage Holdings, Pine Forest Development LLC and Titan Wealth Group.

The three-property Oswego Mini Storage portfolio in Fulton and Oswego, New York, sold. Located three 10 miles apart, the facilities offer a combined 20,900 net rentable square feet in 155 units. The seller was represented in the transaction by The Hatcher Coe Group of M&M.

Make Space Capital Partners acquired PA U-Store-It in Prince Albert, Saskatchewan, Canada, for $3.2 million. The facility at 356 Casavant Ave. comprises 33,200 square feet in 262 units. Make Space operates 24 locations across Canada, including three in Saskatchewan.

Quality Storage in Summerdale, Alabama, sold to a private, local investor. The facility at 104 AL-59 comprises 16,000 square feet in 170 units. The seller was represented in the transaction by McLeod. Fellow broker Kyle Matthews assisted.

RI Self Storage in Central Falls, Rhode Island, sold to Store Space Self Storage. The facility at 817 Dexter St. comprises 39,151 net rentable square feet in 459 unis. It also offers vehicle-storage parking and warehouse spaces. The seller was represented in the transaction by The Hatcher Coe Group of M&M.

RV Boat Storage Works in Cape Coral-Fort Myers, Florida, sold. Built last year on 6.73 acres, the facility at 2950 Work Drive comprises 107,429 net rentable square feet in 239 vehicle-storage units. The seller was represented in the transaction by Bryce Josepher, investment specialist, Riddle and Schoettlin of SkyView Advisors.

U.K. self-storage operator Big Yellow Group PLC acquired Simply Self Storage in Aberdeen, Scotland, for £10 million. The facility on Mugiemoss Road comprises 53,000 square feet. It’ll be rebranded as Big Yellow. The company operates 105 locations under the Big Yellow Self Storage and Armadillo brand names, with most concentrated in Greater London and Southeast England.

Thirty Pines Self Storage in Concord, New Hampshire, sold for $9.2 million to a private-equity firm. The facility at 204 Fishersville Road offers 443 units. It also contains four automatic and two self-service car-wash bays. The buyer and the seller were represented in the transaction by Joseph Mendola, senior vice president of NAI Norwood Group, an affiliate of Argus Self Storage Advisors, a Denver-based network of real estate brokers who specialize in storage properties.

Tri-County Storage in Edwardsville, Illinois, sold to Fireside Financial LLC. Built in 1984 and expanded in 1996, the facility at 6463 Center Grove Road offers 579 units and 88 vehicle-storage spaces. It’ll be managed by Simply Self-Storage. Fireside owns eight self-storage properties across Illinois, Indiana, Kentucky and Tennessee.

University Self Storage in Middletown, Ohio, sold. The facility at 1911 S. University Blvd. comprises 21,900 rentable square feet in 159 units and 96 vehicle-storage spaces, with room for expansion. It was 82% occupied at the time of sale. The seller was represented in the transaction by The Hatcher Coe Group of M&M.

Verona Road Self Storage in Fitchburg, Wisconsin, sold. The facility at 5258 Anton Drive comprises 18,722 rentable square feet in 149 units. The seller was represented in the transaction by Coe, Jonathan M. Fawley and Hatcher, all investment specialists for M&M’s Hatcher Coe Group.

A three-property portfolio in Baytown, Houston, and Spring, Texas, sold. Together, the facilities total 139,831 net rentable square feet in 1,142 units. The seller was represented in the transaction by The Hatcher Coe Group of M&M.

All Seasons Storage in Chattanooga, Tennessee, sold to a private investor. Built in 1998 on 3.8 acres, the facility at 4305 Benton Drive comprises 48,275 square feet in 323 units. The seller, a Tennessee-based limited-liability company (LLC), was represented in the transaction by Anne Williams-Blackwell, first vice president of investments for Marcus & Millichap (M&M), a commercial real estate investment services firm with offices throughout Canada and the United States. She also secured the buyer.

A two-facility American Self Storage portfolio in Havelock, North Carolina, sold. The nearly 2-acre site at 603 Webb Blvd. offers 25,050 rentable square feet in 230 units, while the 1.84-acre property at 280 Shipman Road offers 29,666 rentable square feet in 227 units. The locations are 1.5 miles apart and managed from the Shipman Road facility. The seller was represented in the transaction by Dale C. Eisenman and Hal H. Tanner III of Midcoast Properties Inc., a commercial real estate brokerage focused on self-storage in Alabama, the Carolinas and Georgia.

StorageBlue LLC, which operates 11 self-storage facilities in New Jersey and New York, acquired a three-property American Self Storage portfolio in the New York City metro area. Together, the facilities at 268 Cliffwood Ave. in Cliffwood, New Jersey; 290 Route 36 E. in Long Branch, New Jersey; and 330 Tompkins Ave. in Staten Island, New York, comprise 317,689 rentable square feet in 4,276 storage units. The acquisition was financed through a $69 million loan from Union Labor Life Insurance Co., $14.3 million in preferred-equity investment from Solaris Capital and a $13 million investment from Neptune Capital Partners.

Nova Storage acquired Ballpark Self-Storage in Adelanto, California. The facility at 16488 Adelanto Road comprises 55,000 square feet in 370 drive-up units. Nova was represented in the transaction by Keith Phillips, senior associate for M&M. Founded in 1982 and headquartered in Mission Hills, California, Nova operates 10 facilities in Los Angeles, San Bernardino and Ventura Counties, California.

Scotland-based Kangaroo Self Storage Ltd. acquired Box Clever Storage in Carlisle, England, from Box Clever Cumbria Ltd. Kangaroo operates nine facilities in England and Scotland under the Kangaroo and Smart Storage brands. Its portfolio comprises 430,000 rentable square feet. Box Clever operates another self-storage facility in Cockermouth, England.

Burlington Self-Storage in Lake Worth, Florida, sold to real estate investment trust (REIT) Life Storage Inc. for $23.4 million. Built in 2020 on 5.7 acres, the facility at 4859 Lantana Road comprises 140,458 square feet. The seller was Burlington Self Storage of Lake Worth LLC. Based in Buffalo, New York, Life Storage operates more than 1,100 facilities in 36 states.

Shurgard Self Storage Europe SARL, the European affiliate of U.S.-based REIT Public Storage Inc., acquired CityStore Self Storage in Central London for £6 million. The facility comprises 26,909 square feet in 500 units. Shurgard operates 257 self-storage properties comprising 1.3 million net rentable square meters in Belgium, Denmark, France, Germany, The Netherlands, Sweden and the United Kingdom.

Condev Self Storage in Orlando, Florida, sold to Morningstar Properties LLC, which operates facilities under the Morningstar Storage brand. Opened in January, the property at 4334 Edgewater Drive comprises 53,945 net rentable square feet in 469 climate-controlled units. The seller was represented in the transaction by The Hatcher Coe Group of M&M.

A St. Johns, Florida, self-storage facility managed by REIT CubeSmart sold. Built in 2017, the property at 124 St. Johns Commons Road comprises 55,335 rentable square feet in 482 climate-controlled units. It was 95% occupied at the time of sale. The seller was represented in the transaction by The Hatcher Coe Group of M&M.

The eight-property Discount Storage portfolio in East Texas sold. The facilities range from 4,000 to 56,240 square feet and include two each in Gilmer and Mt. Pleasant, and one each in Mt. Vernon, Naples, Pittsburg and Talco. Combined, they comprise 141,366 square feet. The seller was represented in the transaction by David Montalvo, broker, for JDS Real Estate Services Inc.

Double D Storage in Turlock, California, sold. The facility at 3400 N. Golden State Blvd. comprises 87,544 rentable square feet in 579 units and 37 vehicle-storage spaces. It was 99% occupied at the time of sale. The seller was represented in the transaction by The Hatcher Coe Group.

Crystal View Capital acquired Elite Motorcoach Storage in Sarasota, Florida, for $12.1 million. The facility at 5921 McIntosh Road spans 5.56 acres and contains nearly 14,000 square feet of vehicle-storage space. The buyer and the seller, Sarasota-based Becca Properties LLC, were represented in the transaction by Gail Bowden, senior investment advisor for real estate brokerage SVN Commercial Advisory Group. Crystal View is a private-equity firm that acquires and manages self-storage facilities and manufactured-housing communities.

A Phoenix facility managed by REIT Extra Space Storage Inc. sold to a New York-based operator. Built in February 2021, the structure at 2718 W. Glendale Ave. comprises 84,585 square feet in 886 units. The seller, Structured REA – Glendale Storage LLC, was represented in the transaction by Denise Nuñez, executive managing director, and Victoria Filice, first vice president, for the Nunez Self-Storage Group of NAI Horizon, a member of NAI Global, a managed network of independently owned commercial real estate brokerage firms.

Andover Properties LLC, which operates the Storage King USA brand, purchased two facilities in Cypress and McKinney, Texas. Grant Road & Kathy Lane Storage at 13330 Grant Road in Cypress comprises 109,000 square feet and includes climate-controlled, drive-up and enclosed vehicle storage. McKinney Self Storage at 3920 Ridge Road offers 73,000 square feet in 594 units.

Andover also acquired My Space Indoor Self Storage in South Bend, Indiana. A recently completed conversion, the facility at 4850 W. Western Ave. comprises 39,994 rentable square feet in 380 units as well as 44,300 rentable square feet of retail space. The seller was represented in the transaction by SkyView Advisors, a Tampa, Florida-based commercial real estate brokerage firm that specializes in self-storage. Established in 2003, New-York based Andover owns and manages 138 storage properties in 16 states.

An Irondale, Alabama, facility managed by Public Storage sold to Rosewood Property Co., a real estate firm with interests in self-storage. The buyer and the seller, Warden Storage Madrid LLC, were represented in the transaction by Ashley Compton, national director of the Self Storage Group for Colliers International, an investment-management company. Rosewood owns 75 self-storage facilities in 21 states, totaling more than 5.9 million square feet.

Secure Storage in Richfield, North Carolina, sold. The facility at 505 E. Church St. was built on 6.24 acres in phases between 2018 and 2021. It offers 37,800 net rentable square feet in 262 units. The seller was represented in the transaction by The Hatcher Coe Group of M&M.

Three Self Storage Solutions facilities sold in Hopkinsville, Kentucky, and Greenbrier and Springfield, Tennessee. The properties at 130 E. 25th St. in Hopkinsville, 1942 Highway 41 S. in Greenbrier and 5177 Highway 41 in Springfield comprise 55,600 square feet in 424 units. The seller, a Tennessee-based partnership, was represented in the transaction by Andy Beeckman, associate, and Williams-Blackwell for M&M.

A four-property Simply Self Storage portfolio in Central Ohio sold. The facilities are within 25 miles of each other and total more than 345,000 square feet in 2,321 units. The buyer and the seller were represented in the transaction by Gabriel Coe, Nathan Coe and Brett Hatcher of The Hatcher Coe Group. Founded in 2003, Simply operates facilities nationwide.

Starpoint Self Storage & Business Park in Mesquite, Texas, sold to a publicly traded REIT. The facility at 502 W. Kearney St. comprises 70,590 rentable square feet in 327 units. The seller, a private partnership, was represented in the transaction by Brandon Karr, investment specialist, for M&M. Karr also procured the buyer.

Storage Sense in Winston-Salem, North Carolina, sold for $5.3 million to SROA 2690 E. Sprague NC LLC, an affiliate of SROA Capital LLC, which operates the Storage Rentals of America and Storage Zone brands. The 2.99-acre property at 2690 Sprague St. comprises 41,239 square feet. The seller was CLC WSNC III LLC of Bala Cynwyd, Pennsylvania.

A three-property StowAway Storage portfolio in South Carolina sold to an out-of-state investment company. Combined, the facilities at 1864 Dutch Fork Road in Ballentine, 2116 Wessinger Road in Chapin and 1824 Rauch Metz Road in Irmo offer more than 174,000 square feet of self-storage, plus vehicle-storage spaces. The seller was represented in the transaction by Michael Morrison of Midcoast Properties.

Value Store It Self Storage in Worcester, Massachusetts sold. The facility at 3 Chestnut St. comprises 30,393 rentable square feet in 440 units. It was expanded last year. The seller was represented in the transaction by The Hatcher Coe Group.

Vault Storage and RV in Chandler, Arizona, sold to a national operator for $25.5 million. The facility at 12220 E. Riggs Road comprises 150,260 rentable square feet in 702 self-storage units, plus covered and uncovered vehicle-storage spaces. The property recently underwent a phase-two expansion. The seller, Vault at Riggs Road LLC, was represented in the transaction by Nunez and Filice.

Watts-N-Storage in Jasper, Tennessee, sold. The facility at 5496 US-41 comprises 29,303 net rentable square feet in 239 units. The seller was represented in the transaction by The Hatcher Coe Group.

Woodbury Storage in Woodbury, Connecticut, sold to a private buyer in an off-market deal. Built in 2022, the facility at 194 Old Town Farm Road comprises 24,000 square feet in 273 units and offers outdoor vehicle-storage spaces. The seller was represented in the transaction by Investment Real Estate LLC, a provider of brokerage, construction, development and management services to self-storage owners and investors since 1998.

A three-property portfolio in Christiansburg and Moneta, Virginia, sold. Together, the facilities offer 67,372 net rentable square feet in 517 units. The seller was represented in the transaction by The Hatcher Coe Group.

Trojan Storage, which operates more than 60 facilities in three states, has acquired six facilities for $130 million. They’re in Commerce, Glendale and San Jose, California; Portland and Salinas, Oregon; and Vancouver, Washington. Together, they comprise 600,000 rentable square feet.
