Self-Storage Development and Zoning Activity: November 2022

The global self-storage development pipeline continues to be extremely dynamic. Inside Self-Storage regularly covers new projects being planned and approved as well as zoning and other municipal issues. Following is activity taking place in November 2022.

Real estate developers BF Orangetown LLC and RD Management are creating a mixed-use project in Orangeburg, New York, that’ll include self-storage. Plans for the 5.84-acre parcel at 5 Greenbush Road include a two-story building with a 3,700-square-foot lobby and 64,000 square feet of flex-warehouse space on the ground floor for multiple tenants. The second floor will offer 48,000 square feet of storage. The site plan and variances were granted several years ago, but the project was delayed by the pandemic. Before construction can begin, an environmental cleanup is necessary, as the property formerly housed Orangeburg Pipe, a manufacturer of paper cylinders.

Real estate investment trust (REIT) CubeSmart received a building permit to construct a three-story self-storage facility in the Lakeshore community of Jacksonville, Florida. The $7.5 million project at 4520 San Juan Ave. will comprise 105,800 square feet. The structure will replace a former TD Bank branch. The contractor will be Bay to Bay Properties LLC. CubeSmart owns or manages 1,274 self-storage facilities across the United States.

Cyzner Properties, a diversified commercial real estate company, is developing a self-storage facility in Branchburg, New Jersey. Plans for 3421 Route 22 include three two-story buildings containing 1,000 units. The business will also include covered vehicle-storage space, a vault that can hold 2,000 safety-deposit boxes, and 4,000 square feet of wine storage.

Daphne Toy Box Storage opened in Daphne, Alabama. Family-owned and -operated, the facility at 9655 Milton Jones Road offers climate-controlled and drive-up units, and indoor vehicle-storage spaces equipped with electricity.

Del Corp Holdings LLC (DCH) intends to develop a self-storage facility on a half-acre wooded lot in Brick Township, New Jersey. The project at 345 Drum Point Road would comprise nine single-story buildings but requires a use variance since self-storage isn’t a permitted use in the village zone. Approval will require a supermajority from the zoning board of adjustment. A single-family home on the property would remain, though its use hasn’t been specified. A zoning hearing was recently pushed back to Feb. 2 at the request of the developer. DCH is an affiliate of Brick-based Del Prete Construction Inc.

A land-use permit was approved by Garfield County, Colorado, commissioners that’ll allow Gould Construction to develop a self-storage facility west of Glenwood Springs. The site will be constructed about 160 feet from Ami’s Acres Campground. Visible from Interstate 70, it’ll comprise about 118,400 square feet built in four phases. Commissioners determined that an abundance of sediment flow made the property unattractive for other uses. The developer has already begun grading and fill work at the site. Gould is locally based.

In N Out Storage has opened a new, 100-unit facility in the Tin Hau neighborhood of Hong Kong, the operator’s fourth new location or expansion this year. Founded in 2015, the company operates nine facilities in the region and recently revamped its sites to include wine storage.

Developers Tim Knepprath, Nick Wellenstein and Rick Wellenstein opened Pewaukee Self Storage in Pewaukee, Wisconsin. The facility at 229 Sussex St. offers 300 units.

Shurgard Self Storage Europe SARL, the European affiliate of U.S.-based REIT Public Storage Inc., opened a new facility in Sartrouville, France. The converted multi-story building offers 52,743 square feet in 800 units. Shurgard has two projects under development in France, with one opening this year and the other in 2024.

Shurgard also opened a facility in Cologne, in the North-Rhine-Westphalia region of Germany. The newly built three-story building offers 61,354 square feet in 800 units. Shurgard operates 26 facilities in the country. It has another under development in Berlin, expected to open next year, and two more opening in Düsseldorf and Stuttgart in 2024. The company operates 262 self-storage properties comprising 1.3 million net rentable square meters in Belgium, Denmark, France, Germany, The Netherlands, Sweden and the United Kingdom.

An unnamed developer is seeking permission to develop a mixed-use project in Estero, Florida, that’ll include self-storage. The 12-acre vacant parcel is zoned for commercial-planned development within the Corkscrew Pines community. Plans include two single-story structures and one two-story building comprising a total of 137,000 square feet. The property will also contain a car wash and a convenience store with a gas station. It was previously presented to the planning board for zoning approval but later withdrawn by the applicant before the public hearing. It was resubmitted in its original form, which was approved by the county’s zoning department. The discussion will resume at a second public hearing.

An unnamed developer received zoning approval to develop a self-storage facility in Lowell, Arkansas. Plans for the property on West Monroe Avenue call for 16 structures ranging from 4,500 to 12,000 square feet.
