Update 5/5/23 – Luke Oil Co. received a variance it needed to build its self-storage facility next to a gas station and convenience store it owns in Burns Harbor, Indiana. The 5-0 vote followed a public hearing. The building will be designed to resemble an office, according to a source.

A joint venture between Devon Self Storage Holdings LLC and Inland Private Capital Corp. is converting the 137-year-old Kittredge building in Springfield, Massachusetts, to self-storage. The 1.2-acre site at 55 Emery St. dates back to 1866. Restaurant supplier Kittredge occupied the building from 1965 to 2007. Inland acquired the building through affiliate Springfield QOZ Self-Storage II LLC for $2.15 million in June. A historic district was created in 2020 to protect the building from demolition. Though self-storage is permitted at the site, the city is evaluating proposed replacement windows to ensure they comply with its preservation rules. Headquartered in Emeryville, California, Devon operates 87 facilities across 23 states. Based in Oak Brook, Illinois, Inland is a real estate investment manager with a self-storage portfolio comprising 172 properties across 29 states, many of which are managed by Devon.

Five Star Storage, which operates 34 facilities in four states, has opened a new location in Rochester, Minnesota. The two-story building offers nearly 72,000 rentable square feet in 500 units as well as a conference center open to the public. Five Star operates facilities in the Dakotas, Minnesota and Montana.

Flexiss Group, which operates the SureStore brand in the United Kingdom, opened a new self-storage facility in York, England. The property on Auster Road offers 36,000 square feet of storage space alongside co-working and flexible workspaces. The carbon-neutral site is the second project the company has developed in partnership with the Industrial Property Investment Fund for asset manager Legal & General Investment Management. Flexiss operates 17 SureStore locations.

Lighthouse Storage, which operates 11 facilities in Indiana and Kentucky, opened a new location in Morganfield, Kentucky. The facility at 835 U.S. Highway 60E offers climate-controlled and drive-up units.

Jason Long received zoning approval from the Jackson County, Michigan, Board of Zoning Appeals to build a self-storage facility in Redding Township, Michigan. Plans for the property at 10350 N. U.S. 31 include three structures containing 73 units.

A Florida-based developer received initial approval to build a 300-unit storage facility in Sleepy Hollow, Illinois. The 4-2 vote by the village trustees came two weeks after they turned down the proposal for the parcel on the south side of Illinois Route 72, east of Tartans Drive. The passing vote came from village president Stephen Pickett after it was determined that he was allowed to cast a ballot when a measure required four to pass. Final plans haven’t yet been submitted for the project, which might include a two-story building.

Burlington Route 130 Partners LLC intends to replace Teddy’s Diner in Burlington Township, New Jersey, with a self-storage facility, though it will require a use variance and other approvals. The three-story building at 4520 U.S. Highway 130 would comprise about 91,000 square feet. The diner opened in 2020 but went out of business during the COVID-19 pandemic. Two other diners previously occupied the site.

Father and son Mark and Josh Kerchmar are seeking approval to develop a self-storage facility in Amherst, Ohio. Plans for the former Amherst Lumber Co. property at 700 Mill St. include tearing down the existing structures and building 25,000 square feet in up to 150 units. The project received initial support from the planning commission. If it’s approved, construction will begin this year.

Miami-based Larkspur Acquisitions is converting the former Shopko department store in Kenosha, Wisconsin, to self-storage. Plans for the building at 5300 52nd Ave. include 70,000 rentable square feet in up to 650 units. Currently called Kenosha Self Storage, the facility will be managed and rebranded by a national storage company, according to a source. It’s expected to open this fall.

Old Knox Self Storage opened in Greeneville, Tennessee. The facility at 110 Old Knoxville Highway is owned by Will and Sheri Rhodes along with their daughter, Alissa Moore, and son-in-law, David Moore. It offers drive-up and vehicle storage.

Spot On Storage LLC received approval from the planning board to build a self-storage facility in North Adams, Massachusetts. Plans for the 6.5-acre property off Hodges Crossroad include a single-story, climate-controlled building comprising 25,000 square feet and five additional structures encompassing 7,150 to 7,500 square feet each. The facility will also offer 12 vehicle-storage spaces. Spot On also operates a facility in Catskill, New York.

Stuf, a startup business that partners with commercial-property owners to convert unused space to self-storage, has opened its first location in Boston. The company converted a portion of the 12-story office building at 18 Tremont St., which is owned by real estate investment and management firm Jamestown LP. Previously used as overflow storage, the building is in proximity to city hall, the financial district, and several colleges and universities. Stuf previously converted part of a Jamestown-owned building in Washington, D.C. The company also has self-storage locations in Atlanta, Los Angeles, New York, San Francisco and Seattle.

All Storage opened in Plano, Texas. The facility at 7080 W. Plano Parkway comprises 158,700 rentable square feet in about 1,070 units. It’s managed by Storage Asset Management (SAM), a self-storage property-management and consulting company. All Storage operates three self-storage facilities in Texas, with a fourth location expected to open later this month.

The Cranston, Rhode Island, Plan Commission recommended that the city council approve a mixed-use project proposed by CPW True Storage LLC and CPW Apartments LLC. The joint venture plans to convert the former Cranston Print Works facility at 1381 Cranston St. to multi-family housing and self-storage. They will need to rezone the 4.2-acre property from restricted-industry use to allow the apartments. If approved, the project would likely break ground by January 2025. The applicants are affiliates of Manchester, N.H.-based real estate firm Brady Sullivan Properties.

Craig Self Storage received zoning approval to expand its facility at 1592 W. Victory Way in Craig, Colorado. Plans include six storage structures comprising 26,000 square feet for the vacant lot at 444 and 458 Mack Lane. The council has asked the developer to address drainage issues when presenting the site plans. Founded in 1980, Craig Self Storage operates 20 facilities in Craig, Hayden, Milner, Oak Creek and Steamboat Springs, Colorado.

The Dayton, Minnesota, City Council approved the site plan and conditional-use permit for Dayton Mini Storage. The company will construct a three-building self-storage facility on 3 acres at 18470 Territorial Road.

A request by Devon Self-Storage to convert a former Sam’s Club in Lansing, Michigan, to self-storage was rejected. The property at 340 E. Edgewood Blvd. is zoned suburban commercial, which only allows self-storage with a special land-use permit approved by the Lansing City Council. Founded in 1988, Devon operates more than 100 locations in 25 states.

A request to expand an Inglewood, California, self-storage facility managed by real estate investment trust Extra Space Storage Inc. was denied by the city council. Cypress Equity Investments LLC planned to build a 70,000-square-foot addition to the existing structure at 937-959 W. Hyde Park Blvd. The company opened the six-story, 156,000-square-foot building last year. Founded in 2001, Cypress is a real estate investment company that develops ground-up and value-add real estate projects in all asset classes.

Home Sweet Home Moving & Storage Co. Inc. is facing obstacles in its quest to convert its moving warehouse in East Hampton, New York, to self-storage. Plans for the building at 342 Montauk Highway call for doubling the gross floor area from 27,810 square feet to more than 55,000 in 443 units. During the March 22 meeting, members of the town planning board requested a reduction in structure size as well as more parking.

Luke Oil Co. intends to build a self-storage facility next to a gas station and convenience store it owns in Burns Harbor, Indiana. The project at the southeast corner of Indiana Highway 149 and U.S. Highway 20 would include six buildings. A variance is required because the site is zoned for residential-commercial use, which does not permit self-storage. The board of zoning appeals is expected to review the proposal on April 25. Luke Oil is also developing a self-storage facility in Chesterton, Indiana.

Platinum Storage Group is seeking zoning approval to build a self-storage facility in Blue Jay, California. The San Bernardino County Planning Commission was expected to discuss the project off State Route 189 this week. Plans include a three-story building comprising 59,855 square feet. Though several residents oppose the project, the planning commission noted it satisfies all applicable standards of the development code for the zone except the structure height, which is limited to 35 feet. The planning staff supports the proposed variance for the increase, as the 1.47-acre site is comprised of two parcels. Platinum is a self-storage owner, property manager and asset manager with more than 30 facilities nationwide and 20 projects in its acquisition and development pipeline.

Shurgard Self Storage Ltd., the European affiliate of U.S.-based REIT Public Storage Inc., is expanding its facility in the Randstad region of Amsterdam. Expected to be complete in late 2024, the project will add 5,400 square meters in 750 units. Shurgard has 65 locations in the Netherlands, with five other developments underway that’ll add 17,800 square meters to its footprint. The company operates 267 self-storage properties comprising 1.4 million net rentable square meters in Belgium, Denmark, France, Germany, The Netherlands, Sweden and the United Kingdom

Storage Sense opened in Charlottesville, Virginia. The facility at 3030 Vision Lane comprises approximately 72,800 rentable square feet in 722 units. Constructed by LandStriker Development, it’ll be managed by SAM. Storage Sense operates more than 200 self-storage facilities nationwide.

Joe Wiley intends to develop Milford Mini Storage on two parcels in Milford, Delaware. The city council recently agreed to rezone the front portion of his lot at Industrial Boulevard and Watergate Boulevard N. to limited industrial, which matches the rest of the property. The council also agreed to allow outdoor storage on land at the intersection of Marshall and McCoy Streets, which Wiley plans to use for RV storage.

The former Gibson’s Discount Center in Wichita Falls, Texas, is being converted to self-storage by an unnamed developer. The building at 601 12th St. comprises 28,000 square feet. It’s owned by a Garland, Texas-based company, that plans to spend $1.4 million to transform the property.
