Prestige Organization Builds $6M Self-Storage Facility in Beaumont, TX

Self-storage developer Clay McDaniel is set to begin construction on a three-story facility in Beaumont, Texas. The project on Delaware Street just west of Dowlen Road will comprise 85,000 rentable square feet. It’s being developed under the name Prestige Organization LLC for about $6 million, according to the source. The facility is expected to open in the spring.

The asset will include controlled access, two elevators and video cameras. A facility manager will be on duty during normal business hours, and an automated kiosk will enable unit rentals during the evenings and on weekends.

"Self-storage has blossomed in the last few years,” McDaniel, managing member, told the source. “Storage in Beaumont is high-occupancy. The most recently built location is Uncle Bob's on Dowlen, which was built in 2008."

McDaniel expects the facility to have about 80 percent residential tenants and 20 percent commercial. The business will cater to college students and seniors who are downsizing, he said.

McDaniel is involved with several other self-storage projects in the Houston area, the source reported. His name is linked to multiple companies, according to a state registry of businesses. Houston-based companies include JRC Montgomery Storage LLC, JRC Prestige Storage Summerwood LLC, Montgomery Storage LP and WLH Storage LP.
