Trico Capital Investments Inc., a real estate investment company operating self-storage facilities as Lighthouse Self Storage and other brands, intends to build a 204,135-square-foot facility in Palm Beach County, Fla., near the communities of Greenacres and Palm Springs. Mathews Mini Storage would be built in two phases on a 3.94-acre parcel at 2927 S. Military Trail, according to the source.
The Palm Beach County Commission is scheduled to vote on the developer’s rezoning application and site plan on July 28. Trico is under contract with property owners Doree and Howell Garolsky, who acquired the vacant land in 2002.
The first phase of the project would include a three-story building with 160,477 square feet of self-storage and a 1,500-square-foot office. The second phase would add 42,606 square feet of storage, the source reported.
“Based on population trends and lack of storage facilities in the area, a need exists for high-quality, climate-controlled self-service storage facilities,” Trico officials said in the application. The nearest storage facility is less than a mile away on Military Trail, the company indicated.
Headquartered in Irvine, Calif., Trico is a real estate fund manager specializing in the acquisition and development of self-storage properties. The company and its affiliates have designed, developed or owned more than 100 storage facilities across the United States and managed more than 20,000 storage units in California and Florida.
Lighthouse Self Storage provides self-storage for personal and business customers as well as boat and RV storage. It has 13 locations in California and three in Florida.
