Guardian Storage, which operates 21 self-storage facilities in Colorado and Pennsylvania, expects to open two new locations in Boulder and Longmont, Colo., this month. The $5.4 million, three-story property at 5000 Broadway in Boulder will comprise 35,000 square feet of storage space in 268 units. The 93,000-square-foot facility at 721 S. Emery St. in Longmont offers 552 units. The $7.8 million project has one three-story, one two-story and three single-story buildings.
Both properties will offer climate-controlled and drive-up units in a variety of sizes, covered loading docks, and a conference room with copy and fax services. Security features include electronic access, individual unit alarms and video cameras. Additional amenities include free Wi-Fi, free use of the moving truck for new customers, moving and packing supplies, and online billpay.
The buildings were constructed by Nordstrom Commercial Builders LLC, a Lone Tree, Colo.-based company that specializes in the construction of industrial, office, retail, self-storage and warehouses. The structures consist of masonry, stucco and metal exteriors over steel framing and reinforced concrete foundations. Desmone Architects of Pittsburgh designed the Longmont facility. The Boulder property was designed by Denver-based Sy-Bazz Architecture LLC.
Founded in 1987, Guardian Storage owns or manages five self-storage facilities in the Denver metro area and 12 in Greater Pittsburgh, with a total of 1.6 million square feet of storage space and more than 14,000 units. The company also has three projects under development in Pittsburgh.
