2 Self-Storage Projects Approved in Oakley, CA

Update 8/16/16 – The Oakley City Council has approved two general-plan amendments in which the land-use designations were changed to accommodate self-storage developments. The rezoning of the JMI Properties project at 4275 Neroly Road was changed from a single-family or low-density residential use to commercial, according to the source.

The Gateway Self-Storage and 7-Eleven project at the southwest corner of Empire Avenue and Laurel Road will also include a gas station. The land-use was changed from “public and semi-facilities.”

8/8/16 – The Oakley, Calif., City Council will consider two independent self-storage projects during an Aug. 9 public hearing. One is being contested by residents, while the other will include a convenience store.

JMI Properties Corp. is seeking a zoning change to build storage facility on a 4.7-acre vacant lot along Neroly Road, near Placer Drive. The proposed facility would comprise 107,700 square feet of storage space, including a 2,200-square-foot management office and resident-manager housing. The site is currently zoned for single-family residential, with room for up to 10 homes, according to the source.

The city has received feedback from several residents who oppose the Neroly Road project. Through conversations with city staff, e-mails and letters, they’ve voiced concerns about crime at the facility and an increase in traffic, the source reported.

Council members will also discuss a mixed-use development that would include self-storage and a convenience store at the intersection of Empire and Laurel Roads. Gateway Self-Storage and 7-Eleven Inc. are seeking an amendment to the city’s general plan to build a 101,997-square-foot storage facility as well as a convenience store that includes a canopied, six-dispenser fueling station on the vacant 3.6 acres.

City staff has suggested the council approve the project because there’s currently no fuel options along the Laurel Road corridor. The intersection is considered a prime location in the city in terms of location, traffic counts and visibility, the source reported.

JMI Properties owns two Acorn Self-Storage facilities in Brentwood and Pittsburg, Calif.
