Canadian Self-Storage Operator Dymon Storage Proposes Mixed-Use Project in Toronto

Canadian self-storage operator Dymon Storage Corp. is seeking a zoning change to build a mixed-use project in Toronto that will include self-storage, condominiums, retail and office space. Designed by TACT Architecture, the nine-story building will be nearly 168 feet high and comprise 474,484 square feet. An earlier proposal from Dymon originally sought rezoning for a four-story storage facility, according to the source.

The property at 3621 Dufferin St. would contain 226,494 square feet of self-storage, 133,688 square feet of residential in 141 condominium suites, 62,474 square feet of office space on the second level, and 38,567 square feet of retail space on the ground floor. The condos would wrap around the east, south and west sides of the storage units on the floors above, the source reported.

A three-level underground parking garage would make up the remaining square footage. It would contain 559 parking spaces, 12 of which would provide barrier-free access, and 142 bicycle-parking spaces. The retail component will also contain parking for 22 bicycles.

Dymon Storage is developing six facilities this year in Toronto. The company announced last summer that it’s building a massive structure comprising up to 500,000 square feet. The property in Etobicoke, Ontario, is expected to offer 3,000 storage units, wine storage, office and third-party retail space, delivery service, mailbox rentals, and security vaults.

Founded in 2006, Dymon Storage operates eight self-storage facilities in Ottawa, Ontario. It’s an affiliate of the Dymon Group of Cos.
