Value Store It Inc., which operates 14 properties on the East Coast under the Value Store It Self Storage brand, intends to develop a 106,158-square-foot facility near the Cutler Bay area of Miami-Dade County, Fla. The project at 10900 S.W. 186th St. would include the conversion of an existing structure. If approved, the facility is expected to open next summer.

The company has submitted a pre-application through subsidiary Value Store It Quail Roost LLC, which allows it to gather feedback from county officials prior to filing an official application.

The property, near the Florida Turnpike, previously housed a warehouse occupied by W.W. Grainger Inc., an industrial supply company. It’s listed on the Value Store It website under the alternative address of 10900 S.W. Quail Roost Drive in Miami.

Based in Miami, Value Store It is a privately owned company that operates self-storage in Florida and Massachusetts, with most of its portfolio concentrated in South Florida. Its facilities offer commercial and residential storage, truck rentals, and moving and packing supplies.
