SJM Partners Files Plans for Self-Storage Facility in Hells Kitchen Neighborhood of NYC

Real estate developer SJM Partners Inc. has filed plans to build a six-story, mixed-use property that will include office space, retail and self-storage in Hell’s Kitchen, a neighborhood on the West Side of New York City. If approved, the facility will be 74 feet tall, according to the source. Designed by Butz Wilburn Ltd., the 36,082-square-foot building will contain office and retail space on the ground floor, with storage on the other floors.

SJM purchased the property at 607 W. 47th St. earlier this year for $18.5 million. It’s between 11th and 12th Avenues, near the “Auto Row” area, which stretches from 43rd to 57th Street. The 7,532-square-foot lot is 75 feet wide, the source reported. The plans include demolishing a pre-existing, two-story structure that once housed a car-repair shop.  

The land was previously owned by Staten Island, N.Y.-based BNF Realty LLC. The real estate firm filed plans with the city in 2015 to build a six-story, 37,620-square-foot automotive-manufacturing facility.

In December, SJM filed plans with the city to also build a six-story self-storage facility on the Upper East Side of the city, on East 92nd Street. The site would comprise 44,432 square feet of floor space, with 35,790 square feet zoned for commercial use.

Based in Reston, Va., SJM has more than 35 years of experience in real estate development including construction, design, leasing and management. It has ownership in 41 properties primarily in Florida, Maryland, New Jersey, New York, Virginia and Washington, D.C., according to its website. The company lists storage operators American Stor-All Storage and Self Storage Zone as affiliated real estate partners.
