Mixed-Use Self-Storage Project Gets Initial Approval in Bentonville, AR

The Bentonville, Ark., Planning Commission on Tuesday approved the first phase of a mixed-use complex that will include self-storage. Called Aspen Park, the complex at 3500 S.W. Regional Airport Blvd. is across from Southwest Buckeye Street to the north.

The first phase will comprise 16 buildings, including 10,161 square feet of retail space, 51,352 square feet of climate-controlled storage, and two RV-storage buildings containing 14,850 square feet and 11,620 square feet, according to the source. It will also include 77 parking spaces.

More than 12 acres on the east side of the property will be developed as part of phase two, the source reported. No additional details were provided.

"There's high demand for mini-storage in Bentonville right now," said Troy Galloway, community and economic development director. The planning staff worked with the developer to add the office and retail components into the project to meet demand for those services as well, he added. "It's really at a key area out there in the Southwest part to anchor some other services in that general area.”
