All Storage Gets Zoning Change for Self-Storage Development in Rowlett, TX

The Rowlett, Texas, City Council has approved a zoning change that will allow All Storage to build a self-storage facility in an area previously zoned for limited commercial development. The project at 1800 and 1900 Castle Drive will feature a pair of three-story buildings comprising about 200,000 square feet in 1,200 units, according to the source. The council voted 4-3 in favor of the change despite vocal opposition from local residents.

During the council meeting, several residents spoke against the development citing concern about potential increased traffic along Castle Drive, which they said needs repair. Some opponents also objected to the size of the buildings, the source reported. “I don’t think a storage building is the best we can do,” said resident Clint Ogilvie. “Rowlett deserves better.”

The property is adjacent to the city’s water-storage tanks and across from a concrete and asphalt recycling plant as well as a closed landfill, which is “monitored for dangerous emissions,” the source reported. The recycling facility is expected to continue operation for the next 20 years.

Rowlett officials indicated they plan to repair the section of Castle Drive within the city boundaries, and city staff said they are in discussions with Garland, Texas, officials about repairing their portion of the street.

Mayor Todd Gottel said during the meeting he believed a competing self-storage operator may have spread misinformation about the All Storage project.

All Storage owns 40 facilities in Oklahoma and Texas. Its portfolio of more than 5 million net rentable square feet ranks 18th on the 2016 Inside Self-Storage Top-Operators List.
