Mixed-Use Development to Include Self-Storage, Car Wash and Spa Clinic in Parrish, FL

Self-storage developer Reed Properties intends to build a mixed-use development in Parrish, Fla., that will feature 60,000 square feet of storage in conjunction with a four-bay car wash and a Realhab physical-therapy clinic and spa. The project will be built on 11 acres of vacant property at 12159 U.S. Highway 301. Construction on the self-storage portion could commence within the next two months and be complete by end of the year, according to the source.

The self-storage facility will specialize in boat and RV storage. Reed Properties owners Gayle and Todd Reed built a mixed-use development near the U.S. 301 site in 2013 that includes self-storage and a restaurant. "We're getting two or three calls a day from people looking for RV and boat storage," Todd Reed told the source. "We have a big waiting list."

The car wash is scheduled to be built a few months after the storage facility.

The Realhab clinic will be 14,000 square feet and include one of the largest indoor swimming pools in the local area, the source reported. It will specialize in aquatics therapy and offer in-water bicycles and treadmills. Gayle Reed is a physical therapist who has operated the current Realhab clinic in a nearby retail center for 16 years. The present location will close once the new facility is built.

An increase in home construction in Parrish coupled with the imminent completion of a bridge that will link the community to the eastern side of Manatee County, Fla., prompted the Reeds to pursue the $6 million project, according to the source. The couple considered building a new clinic and pool when they developed Parrish Storage four years ago, but they decided on a 320-unit facility and restaurant due to lingering effects from the recession.
