Freedom Storage Facility Planned for Loveland, CO

Brothers Eric and Calvin Kelley have purchased 8.75 acres of land in Loveland, Colo., on which they plan to build their first self-storage facility, branded as Freedom Storage. The site at 115 Peridot Ave. is north of East First and west of Denver Avenue. The land purchase and construction will cost $6 million to $7.5 million, Eric Kelley told the source.

The facility will include 12 buildings comprising 115,000 to 120,000 square feet of storage space. One of the structures will include three stories of climate-controlled units, while the remaining will be single-story structures, according to the source. Unit sizes will range from 5-by-5s to 10-by-30s, half of which will offer climate control.

"We made them 10 feet tall so people could store boats inside of them. I know there's a shortage of RV and boat storage,” Kelley said.

The property is in a growing residential area. "It's going to look nice and fit in with the neighborhood. It's not going to be one of those eyesores. There's nice landscaping and beautiful trees," Kelley added.

Two new self-storage facilities opened in Loveland last year, and there are more under development. Real estate investment company Armada Holdings LLC is converting a former propane business into 29th Street Self-Storage, a 38,000-square-foot facility.

The Kelleys have managed and owned residential properties for 10 years in Arizona and Northern Colorado, the source reported.
