New Self-Storage Facility Slated for Development in Edwards, CO

Real estate developers Brad Hagedorn of ArcWest Properties and Bruce Hagedorn of Winds West Inc. intend to build a 65,000-square-foot self-storage facility in Edwards, Colo. The partners recently received project approval from Eagle County officials and expect to break ground this spring, with an opening slated for later this year, according to a press release.

“There are currently no other self-storage facilities in Edwards, which is the largest population center in the Eagle Valley, and other facilities in the extended area are experiencing high levels of occupancy,” the release stated. “Eagle County, with its constrained housing supply, prevalence of attached housing and outdoor-toy-loving residents, tends to have a high demand for storage space.”

The facility will offer units ranging from 25 to 300 square feet, including some drive-in 10-by-30 units. It will feature some climate control, keypad entry, an office and monitored video surveillance, according to the release.

The project has been designed to complement the surrounding community and will be built into a hillside. “The buildings will be sunk into grade, reducing their apparent mass, and their façades will be constructed of high-quality, earth-toned material including faux-stone, timbers, painted steel and glass,” the release stated. The developers have reserved an area at the rear of the property to maintain a wildlife-migration corridor and agreed to construct a pedestrian path along Highway 6.

The facility will be managed by self-storage real estate investment trust CubeSmart.

The developers are also partners in the development of 12 single-family residences in Gypsum, Colo.
