Real Estate Developer Plans Self-Storage Facility Near Hallmark Plant in Lawrence, KS

A group led by real estate developer Thomas Fritzel has filed plans to build a self-storage facility on the vacant corner of McDonald Drive and Princeton Boulevard in Lawrence, Kan. The plan includes three buildings comprising approximately 28,000 square feet of climate-controlled storage space and a 17,000-square-foot warehouse earmarked for “general industrial, limited manufacturing and production uses,” according to the source.

The property is near Interstate 70, adjacent to a production center owned by Hallmark Cards Inc. The lot is also in front of a Comfort Inn & Suites hotel and near a Holiday Inn. The site is zoned for light industrial, the source reported.

The project will accommodate other businesses related to Fritzel, architect Paul Werner told the source. The design includes space for a cabinet shop and a retail business called the Rock Shoppe, both of which are in downtown Lawrence, he said. The businesses could be moved as part of a planned expansion to the Eldridge Hotel, of which Fritzel is part owner, according to the source.

The three buildings that will house self-storage units comprise 3,100, 11,000 and 14,000 square feet. The smallest structure includes a provision for a “work/live” unit, which could suggest plans for a resident manager, the source reported.

No timeline for the project was reported.
